Why this project is worth a look
Real alternatives within one cluster
A three-bedroom house at 72 sqm and a two-bedroom house at 50 sqm will suit different routines even when the asking prices are close. The third bedroom may become a home office or a child's room, but it competes for space with the living area. Conversely, a two-bedroom layout only works well if the kitchen, storage and circulation are sensible. The sales data identifies the choice; a measured plan is still needed to judge comfort.
One larger plot stands out
Unit 8I is listed with 108 sqm of land and a 50 sqm building. Buyers attracted by the extra land should focus on the actual plot shape and usable outdoor area. The figures do not establish garden dimensions, setback requirements or permission to make changes. The more expensive unit is not advertised as having extra indoor rooms or floors.
An address for ordinary life
Gunung Tangkuban Perahu puts this search in the urban corridor around Kerobokan and Teuku Umar Barat, rather than on Seminyak's hotel strip. For someone who lives and works across the western side of Denpasar, that may be an advantage. For someone picturing daily beach walks, it changes the proposition entirely. Access conditions, drainage, road noise and parking are more meaningful here than the unsourced journey times printed in the marketing copy.
Specific listings, limited certainty
A buyer can distinguish 8B, 8C, 8F, 8G, 8H and 8I by their published sizes and bedroom counts. That is useful groundwork for a conversation about a particular property. But a list of available listing pages is not a signed master plan or inventory report. It provides no verified total unit count and does not establish which lots are still controlled by the developer rather than private owners.
About the project
Citra Lestari Seminyak belongs to Bali's everyday residential market rather than its beachfront villa market. The homes are advertised on Jalan Gunung Tangkuban Perahu, in the Kerobokan–west Denpasar area, even though Seminyak appears in the development's name. This distinction is more than a map detail. A buyer should be thinking about commuting routes, the practicalities of a compact house and the trade-off between indoor and outdoor space, not a resort experience within walking distance of the sand. The published selection consists of two- and three-bedroom houses. There is no project-specific evidence of a swimming pool, staffed hospitality operation or managed rental programme for the residential cluster.

The first thing to untangle is an unusually confusing sales presentation. Rumah123 places the Citra Lestari houses and a separate development, SOHO 112, on one combined project page. The latter consists of commercial shophouses on the Nusa Dua bypass, not homes in Seminyak or Kerobokan. Its 240 sqm commercial units, asking prices around IDR 5 billion and promotional payment language should not appear in a Citra Lestari home comparison. The page's nine entries are also not nine residential units: six are labelled as Citra Lestari houses and three as SOHO 112 shophouses. Nor does the six-entry residential shortlist establish the development's final number of completed homes.
There are two clearly different house formats in the listings. Three-bedroom entries 8B and 8C each show a 72 sqm building with two bathrooms, set on 69 sqm and 67 sqm plots respectively. The two-bedroom entries 8F, 8G, 8H and 8I are all advertised as 50 sqm buildings with one bathroom. Their plot sizes, however, range from 72 sqm to 108 sqm. That makes the land area a meaningful comparison variable, without proving anything about usable garden space or the right to extend. The material available does not include dependable floor plans, internal net areas or a verified building-height schedule. A 72 sqm building area should not be reverse-engineered into a storey count.
Advertised residential prices span IDR 1.18 billion for the two-bedroom 8G to IDR 1.63 billion for 8I, whose larger plot distinguishes it from the other two-bedroom offerings. Several listed homes sit at IDR 1.21 billion. These are asking prices, not completed sale prices, and the cheapest unit page was last updated in May 2025. It remained visible when the listing was reviewed on 21 October 2026, but its continued appearance is not evidence that the house is still unsold or available on identical terms. Transaction taxes, ownership documentation, financing and any furniture or finishing differences cannot be resolved by comparing the headline amounts alone.
PT Tata Optima Persada is the named developer on the developer-submitted project page and on the individual listings. A separate corporate directory contains a matching Indonesian company record, which makes this more than an anonymous agent label. It does not, however, prove that the company holds the land title, owns every listed house or will be the contracting seller. The marketing description mentions a living room, kitchen, car parking, electricity and piped water. Those are useful indications of intended residential use, not a substitute for a signed unit specification. Indeed, the umbrella paragraph says the three-bedroom configuration has one bathroom, while the specific 8B and 8C entries say two.
The umbrella listing gives December 2025 as its completion month. There is a separate, more tangible sign of activity: accommodation listings for The Athena Bali 201 and 202 provide a Citra Lestari Residence address, with a room in house 8D at Jalan Gunung Tangkuban Perahu No. 134. This supports the existence of residential premises at the named complex. It does not demonstrate that every house was handed over, that all permits were obtained or that short-stay letting is approved for a prospective buyer's particular property. No independently verifiable completion schedule, unit-level handover certificates, development-wide site plan or project-specific building approvals were identified in the accessible sources.
The ownership issue changes the potential buyer pool substantially. Indonesian land law does not allow an ordinary foreign individual to take direct Hak Milik title to land. Other rights, notably Hak Pakai, operate under different eligibility and documentation rules; a contractual lease is not the same thing as a registered land right. The Indonesian land authority's minimum price for a landed home acquired under the relevant foreign residential ownership framework in Bali is IDR 5 billion. Every residential asking price reviewed for Citra Lestari is below that threshold. It would therefore be misleading to market these units as straightforward personally titled purchases for international buyers. A lawful alternative cannot be presumed: no specific lease contract, term, party structure or land-title chain was available for review.
Home types & sizes
Both entries have the same advertised building area, bedroom count and asking price, but their plots differ. The listing cards say two bathrooms, whereas the umbrella description refers to one. There is no verified floor plan or room-by-room schedule, so the unit-specific specification should take precedence over a generic brochure paragraph.
Get floor plans and current pricesTwo listings share a 50 sqm building on a 75 sqm plot. The format is compact enough that circulation space, kitchen layout and storage matter more than the headline bedroom count. The 8F advert even contains a copied reference to 8H in its descriptive text; use the labelled unit schedule rather than assuming every finish and fitting is identical.
Get floor plans and current pricesThis is the lowest asking price among the residential entries reviewed. It has the same stated interior building area as 8F and 8H, with a smaller plot. The unit page was last updated in May 2025, so the price is useful as a historical listing anchor, not proof that 8G remains available today.
Get floor plans and current pricesThe larger plot is the distinguishing feature, while the advertised building area stays at 50 sqm. Buyers should not mistake the higher asking price for extra indoor floor space. How much outdoor area can actually be used depends on the plot survey, access and any building restrictions, none of which are established by this listing.
Get floor plans and current pricesPrices are the lowest the brokerage boards publish as of October 2026, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Jalan Gunung Tangkuban Perahu is the street named for Citra Lestari Seminyak in the residential sales entries. Separately, guest-accommodation listings identify Citra Lestari Residence at No. 134 on that road and give the internal house designation 8D. This is a stronger address trail than the marketing term 'near Seminyak', although the street number identifies an accommodation property and has not been verified as the cadastral address of every home.
- There is a naming issue on the administrative side. The developer's residential pages place the scheme in Kuta Utara, Badung; accommodation sites alternately use Kerobokan and Denpasar. A government address record independently places another property on Tangkuban Perahu in Kerobokan Kelod, Kuta Utara, but does not identify Citra Lestari's own parcel. Kerobokan is the most defensible primary location tag for this dossier. The exact village boundary and title address still depend on the land records.
- A separate land-sale advert describes a site opposite Perumahan Citra Lestari on the same road, near the Teuku Umar Barat corridor. That offers useful corroboration for the street location, not a survey point for the development itself. Travel claims to Canggu, Ngurah Rai Airport or the beaches on a combined marketing page are not reliable route measurements for this house cluster; they depend on which unit, road and departure time a buyer uses.
- The day-to-day question is how the property works on this particular residential street. Can a car reach the entrance comfortably? Is a parking space part of the individual lot? How does the road behave during heavy rain, and how exposed is the living area to traffic noise? Those questions cannot be answered from the promotional map. Because no defensible coordinate for the project parcel was recovered, this dossier deliberately keeps the street address instead of placing a fabricated pin at the centre of a district.

Best for: Someone seeking a modest-sized home in the Kerobokan and western Denpasar orbit, with no expectation of hotel-style amenities. Here a functional kitchen, enough bedrooms and straightforward road access may be worth much more than a resort identity. The two building-size groups provide a starting point for judging whether the household has room to live comfortably rather than merely sleep.; An Indonesian buyer, or another purchaser whose proposed structure is demonstrably permitted, who wants to discuss a particular compact house rather than acquire a generic Bali investment product. The published price range is useful for initial budgeting. The actual acquisition cost will depend on land rights, taxes, financing, the seller's identity, condition and exactly what is included with the plot and building.; A household with a reason to prefer outside space over extra indoor floor area. The 108 sqm plot offered with 8I could be appealing, provided a site plan confirms how much can be used. By contrast, the three-bedroom homes sacrifice plot size to accommodate another room. Neither approach is intrinsically better; the distinction is about how the home will actually be occupied.; A buyer able to carry out a document-led review before paying a reservation fee. The named company, the identifiable street and the individual listings give enough information to ask informed questions. They are not sufficient to establish a safe closing process, the seller's authority to convey rights or the legal status of each house. This project is researchable, but it is not yet fully documented in public.; may not suit: An overseas purchaser seeking a simple registered personal land-and-house acquisition at the advertised prices. Under the current foreign residential ownership price floor for landed houses in Bali, the relevant threshold is IDR 5 billion. The Citra Lestari residential listings fall below it. Nothing in the available project record establishes an alternative lawful tenure, and a nominee arrangement should not be treated as a solution to the restriction.; A buyer whose business case depends on confirmed short-term accommodation rights, operator services or predictable rental yield. A guesthouse listing at an address within Citra Lestari does not constitute approval for every dwelling to operate as tourist accommodation, nor does it demonstrate occupancy or net return. There is no verified project-wide management contract or rental performance record.; Someone who needs complete paperwork and immediate, documented delivery before discussing price. The December 2025 date on the combined listing is not a unit handover certificate. Copies of the relevant land records, PBG building approval, SLF fitness-for-use document, as-built layout and final sale terms were not available for this review, so this is not yet a verified ready-to-close purchase..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The land-right type, registered landholder and legal connection between each property and PT Tata Optima Persada have not been verified against deeds or land-office records. No lawful foreign-buyer agreement or lease term has been established.
- December 2025 appears as the completion month for the combined commercial and residential advert, not as verified delivery of every Citra Lestari home. Unit-specific PBG approvals, SLF records and handover evidence were not reviewed.
- The exact site boundary and project coordinates remain unverified; address sources alternate between Kerobokan, Kuta Utara and Denpasar. The general description also disagrees with 8B/8C on whether a three-bedroom home has one bathroom or two.
