Why this project is worth a look
Small by design
Six homes on a short private lane offer a different sense of arrival from a serviced apartment tower. A small community still needs clear arrangements for shared access and upkeep.
About the project
OXO Townhouses Umalas is a small, completed residential development in the Umalas part of Kerobokan. There are six townhouses rather than dozens of villas or a conventional apartment block. Each has its own front door, parking space, garden deck and small private pool, with the living accommodation arranged over two levels. That combination matters to buyers who want the independence of a house without taking on a large plot or the maintenance demands of a sprawling holiday villa. Unlike an off-plan purchase, the physical product is already in use: prospective purchasers can inspect the light, privacy, materials and condition of a particular home. The more difficult questions now concern which unit, if any, is available to buy and exactly which contractual rights would transfer.

The development belongs to the OXO Living portfolio associated with OXO Group Indonesia. It has a longer operating history than some of the brand’s newer launches; OXO referred to its Umalas townhouses as a project under way back in 2019. Today the same homes appear in OXO’s accommodation collection, and property portals carry sale listings. The singular name OXO Townhouse Umalas and plural OXO Townhouses Umalas describe this one six-home development. It should not be combined with OXO Townhouses Berawa, which is in another neighbourhood, or The Elan Umalas, a separate OXO accommodation scheme with twenty townhouses. The shared brand and a similar architectural vocabulary do not make those properties interchangeable.
Inside, the design gives a relatively compact footprint more flexibility than a simple two-bedroom rental. The ground floor has the main living and dining space, an open kitchen and a bedroom opening towards a small private garden. Another bedroom sits upstairs with its own bathroom. A double-height ceiling brings volume into the living area, while sliding glazing connects the room with the deck and pool. The mezzanine is the distinctive extra: an open space with a desk, television and sofa that can work as a study or occasional guest sleeping area. OXO has described the layout as “two plus one”, but that does not establish a third enclosed bedroom. Anyone needing three genuinely independent bedrooms should judge the floor plan on that basis, not the marketing shorthand.
The outdoor space is modest and deliberately private rather than resort-like. OXO’s earlier specifications give a plunge-pool dimension of 4.3 by 2.4 metres, suitable for cooling off rather than lap swimming. The houses occupy a short cul-de-sac, described by OXO as approximately five metres wide, with access, parking and utilities arranged separately for each address. Front and back garden areas and an east–west orientation are part of the original design brief. In a six-unit compound, however, there is no reason to assume every home offers precisely the same outlook or degree of seclusion. A corner position, adjoining building, planting or neighbouring use may alter the experience. The small number of homes also means that a buyer should understand who maintains the shared access and what happens if a common expense arises.
Published areas need careful reading. An older OXO Collective page gives a building area of 128 square metres and land of 125 square metres. More recent OXO accommodation copy states 130 square metres for both. A separate sale listing on FazWaz describes 110 square metres of indoor space and a 123-square-metre plot. Those figures are not evidence of three formally distinct floor-plan types: measurement methods, marketing revisions or unit-specific descriptions could account for some of the variation. No reviewed cadastral or as-built plan resolves it. The safest comparison is between the actual rooms, the open mezzanine, the pool terrace and the plot boundaries of the unit on offer, rather than an apparent price per square metre derived from unlike measurements.
Its address is more specific than the broad “Umalas, Bali” label often used for these properties. Travel and accommodation platforms place the development on Gang Aga, off Jalan Dukuh Indah/Jalan Umalas in Kerobokan Kelod, North Kuta, Badung. This is a residential base between the broader Seminyak and Canggu areas, not a beachfront property. The surroundings offer neighbourhood cafés, groceries and services that make a longer stay practical. Access to the coast, international schools and entertainment districts is by local roads, with journey times sensitive to congestion. Someone looking for calm at home while remaining connected to urban Bali may find the trade-off attractive. Someone whose ideal routine starts with walking straight onto the sand should be clear about the difference before buying.
The design is particularly suited to ordinary routines rather than only a holiday weekend. A kitchen with an oven, cooking facilities and storage makes it feasible to prepare meals at home. A washer-dryer, internet access and parking remove some of the friction of a longer stay. One bedroom on each level offers a degree of separation for a couple with a guest or a small family; the open mezzanine provides a workplace without using the main bedroom. Yet open tropical living also has practical costs. With the sliding doors open, humidity, rain, insects and temperature become part of the experience; with them closed, ventilation and air-conditioning quality matter more. Any physical inspection should include a close look at the glazing tracks, window seals, moisture-prone finishes and the noise level when neighbours are home.
The sales picture is not as simple as the newest catalogue tile suggests. OXO’s current real-estate page marks Umalas “now selling” with an advertised entry figure of IDR 4,390,645,000. Another OXO site still labels the original release sold out, while the OXO Collective purchase collection refers to resale availability. FazWaz also displays sale entries within the development, including one two-bedroom listing priced at IDR 4,720,000,000. An online listing is useful evidence of an asking price, not proof that the unit is still on the market, that the seller is entitled to transfer the relevant rights, or that a tenant can be asked to leave at once. Buyers should request the exact unit identifier, dated offer, occupancy position and supporting documents before treating any displayed figure as actionable.
Leasehold is the central legal issue. OXO’s project material advertises a 30-year leasehold structure, but that is not the same as thirty years remaining on a 2026 resale purchase. The commencement date, registered land holder, permitted assignment and any renewal provisions are all matters for the underlying agreement. One resale advertisement phrases its tenure as “2053 + 27 years”, apparently combining an existing period with a further period, but no reviewed signed agreement establishes the buyer’s entitlement to that extension. Neither a promise to discuss renewal nor a term printed in a listing should be treated as an automatic option. The land title and the contract rights being transferred must be identified separately; this is not a standard freehold transfer of a house and its land.
Indonesia also distinguishes contractual leasing from registered rights in land. Hak Milik is a form of land ownership that a foreign individual cannot simply take in their own name, while Hak Pakai is a distinct right of use available in particular circumstances. The rules applicable to a foreign buyer depend on the asset, buyer status and underlying land documents. The publicly available material reviewed for these townhouses does not identify the current title holder, the precise land-right chain or the parties to an individual resale agreement. OXO’s wider corporate pages name PT OXO Group Indonesia, but that alone does not prove that the company is the counterparty or payment recipient for every townhouse. The documents, not the development’s branding, must answer who owns which rights and who can transfer them.
A functioning holiday rental does not resolve every regulatory question. OXO accepts accommodation enquiries and independent platforms show guests staying at the property, which strongly supports that the buildings are physically complete and operating. That is different from verifying the building-approval and operational paperwork for each unit. Under the relevant Indonesian system, PBG concerns building approval and SLF concerns fitness for use. Copies of the project-specific documents, and evidence of the land’s permitted use and any required accommodation-business permissions, were not available for independent inspection in the reviewed public sources. That gap should not be rewritten as an allegation that permits do not exist. It simply means the legal and operational position cannot be established from a booking page.
OXO’s involvement continues beyond the original development. Its accommodation business markets serviced stays, while its owner-management material sets out services such as listing distribution, pricing, guest arrivals, cleaning, garden and pool maintenance, repairs and monthly financial reporting. That may appeal to an owner who wants occasional personal use and otherwise lets the home. The buyer must nevertheless distinguish what is included when booking as a guest from what the manager actually owes an owner under a signed management agreement. OXO describes charging a management fee as a share of net rental income, but the project-specific percentage, deductions, owner-use limits and exit conditions were not established for a potential resale. A sample Umalas owner dashboard displayed on the OXO site is explicitly illustrative; it should not be used as actual occupancy or income data.
For a completed property, condition and operating costs deserve at least as much attention as the headline price. Pool systems, weather-exposed finishes, roof waterproofing, cooling equipment and furniture suffer wear in a tropical rental environment. The costs of maintaining them may be handled by an operator, but they still have to be paid by someone. A useful rental assessment works back from real booked revenue through channel fees, cleaning, staff, utilities, routine upkeep, taxes, insurance, replacement reserves and vacancies. A published nightly rate is not an owner’s net return. Equally, resale liquidity is not guaranteed merely because the OXO name is recognised: with only six homes, transactions may be infrequent and contractual differences between individual units can materially affect what buyers will pay.
OXO Townhouses Umalas is therefore best approached as an existing design-led home with an established guest-service channel, not as a newly launched inventory pool or a pre-packaged yield promise. It could suit a buyer seeking a manageable Bali base, potentially with rental use when away, provided the contracts and permitted uses match that plan. The decisive evidence will come from the selected unit: measured floor and land plans, the lease and underlying title, assignment and renewal provisions, permission documents, current occupancy, management terms, actual maintenance history and the full payment route. Once those pieces are coherent, the asking price can be tested against the particular home and alternatives in Umalas. Until then, the photographs and public sales tiles tell only part of the story.
