Why this project is worth a look
A building you can inspect
The project is already built: one seven-storey block with about 80 apartments. A buyer can check the lift, parking, common areas, noise, access and the exact unit before committing. That removes construction-delivery risk, although it replaces it with the maintenance questions of an existing building.
Lower entry ticket
The lowest verified asking price in early September 2026 is THB 1.89 million for a compact unit of roughly 31 sqm. That is a modest absolute entry price by current Phuket standards, but the number only becomes meaningful after unit condition, building charges and resale prospects are reviewed.
Inland Chalong position
Condotel Buri 1 sits off Chao Fa West Road rather than on a beach. The location favours buyers who move around southern Phuket by car or motorbike and value Chalong access. Someone seeking a pedestrian resort setting should compare it with genuinely beach-oriented districts.
Simple compact layouts
Visible stock is mostly studio and one-bedroom accommodation around 30–33 sqm. These units can suit one occupant, a couple or a tenant who values a practical base more than space. They are less convincing for a family, extensive storage or a dedicated work-from-home setup.
Due diligence carries the case
Public sources do not establish the original developer, and one database conflicts with the dominant 2015 completion date. The investment case therefore cannot lean on brand history. It has to be supported by the selected unit’s title, foreign quota, juristic-person records, building finances and a physical inspection.

DDproperty, FazWaz, Dot Property and LivePhuket all describe the same basic asset: one seven-storey building with about 80 units. That distinction matters. A buyer is not underwriting an off-plan promise or a future amenity package; the building already exists, resale units can be inspected and rental activity can be observed. The names Condotel Buri and Condotel Buri 1 appear across different portals, but the address, floor count, unit count and current listings point to one property rather than two separate developments.
The building sits off Soi 73 on Chao Fa West Road in Chalong, Mueang Phuket. The most detailed street address we found is attached to accommodation inside the building: 180 Moo 6, Soi Nai Trok 73, Chao Fa Tawan Tok Road, Chalong, Mueang Phuket, Phuket 83130. SoiDB independently places Condotel Buri 1 at Soi 73, Chaofa Road West, and current resale adverts use the same Chao Fa West location. Some portals show the broader Phuket Town postcode instead, so the street-level address is more useful than the postcode alone. This is a road-based Chalong location, not a walk-out-to-the-beach setting.

Its scale is unusually compact by Phuket resort-condo standards. Eighty units in one seven-storey block can appeal to a buyer who prefers a smaller building and does not need a large master-planned complex. The trade-off is that small does not automatically mean inexpensive or well managed. In a completed condominium of roughly this age, the practical questions are the juristic person’s finances, the condition of the lift and common areas, parking pressure, waterproofing, major repairs and how consistently owners pay common charges. Public project profiles do not provide enough detail on those items, so they belong in the document and inspection stage rather than in marketing copy.
Most major databases date completion to November 2015. DDproperty, FazWaz, Dot Property, LivePhuket and Hipflat repeat that date or year, making 2015 the best-supported working figure. Zmyhome, however, states 2010. We did not locate a primary completion certificate or condominium registration record that resolves the discrepancy. A five-year difference is relevant when assessing building systems and maintenance history, so a buyer should verify the registered condominium documents and the juristic person’s records instead of treating either portal date as definitive.
The original developer is not reliably identified in public sources. DDproperty explicitly lists the developer as unavailable, while PropertyHub, FazWaz and the other major project pages do not name a legal entity. An older SoiDB entry preserves a former project website address that appears to contain a Buri group name, but an old domain reference is not enough to attribute the development to a company. We therefore leave the developer field out rather than manufacture certainty. With a completed resale condominium, the missing developer history does not prevent due diligence, but it shifts attention to the registered title, condominium juristic person, building accounts and the seller’s legal right to transfer the selected unit.
Current asking prices provide a usable market anchor. In early September 2026, PropertyHub carried a 30.79 sqm one-bedroom unit at THB 1.89 million and a 30.57 sqm unit at THB 2.03 million. DDproperty’s project page showed the same THB 1.89–2.03 million sale range. We use THB 1.89 million as the starting-price field because it is the lowest live asking price we could verify, not because every apartment in the building should be valued at that level. A resale negotiation needs a fresh availability check, title review, inspection and comparison with the exact unit’s condition and floor.
The visible unit mix is concentrated around compact formats. Current sale and rental listings show studios around 30–33 sqm and one-bedroom apartments around 30.5–31 sqm. Portal labelling is not perfectly consistent: one 30.57 sqm listing is tagged as a studio in one field while also showing one bedroom elsewhere. That is a useful warning against relying on a portal category as if it were a legal floor plan. For any selected unit, the buyer should compare the physical layout, title-area record and any renovations or partitions before deciding how the apartment should be described or valued.
The consistently verified common facilities are straightforward: car parking, 24-hour security, CCTV and a communal garden area. PropertyHub publishes a longer amenity list that includes a lift, keycard access, swimming pool, sauna and fitness room, but those features are not reproduced consistently in the core FazWaz and Dot Property project profiles. For a resale buyer, the answer should come from a viewing and the juristic person rather than an old portal checklist. The condition and operating status of an amenity matter more than whether its name still appears online.
Chao Fa West Road gives the building practical access to the south of Phuket, but it also shapes the lifestyle. DDproperty notes links through Chao Fa West, Chao Fa East and Wiset Road. Agoda places Wat Chalong at roughly 870 metres from the same-address accommodation, while FazWaz puts Chalong Pier at about five kilometres. The location therefore works better for someone who drives or rides and values access across Chalong than for a buyer who expects a beachfront pedestrian environment. Beach-focused tenants may compare it with Kata, Karon, Rawai or Nai Harn instead.
For a foreign buyer, the ownership question is unit-specific. DDproperty marks the project tenure as freehold, but that does not mean every resale unit can automatically be registered in a foreign buyer’s name. Thailand’s current condominium rules cap aggregate foreign ownership at 49% of the building’s total unit area. The condominium juristic person must confirm that quota before a foreign freehold transfer. If the quota is full, a seller may discuss a lease structure, but that is a different right and must be documented separately. The safest approach is to confirm quota, title and transfer eligibility before a substantial deposit.
The building also has an observable long-term rental market. During 2026, DDproperty and FazWaz showed compact units asking roughly THB 12,000–15,000 per month. That supports the basic point that units are being marketed to tenants, but it is not evidence of a guaranteed yield. Asking rent says nothing about vacancy, agent fees, common charges, repairs, furnishing replacement or negotiated discounts. An investor should ask for actual rental history and owner expense records for comparable units rather than turning a portal asking rent into a return forecast.
Condotel Buri 1 is best understood as a lower-ticket, completed resale option in Chalong. Its appeal comes from the ability to inspect a real apartment in a small building and anchor negotiations to live market listings. Its weakness is the thin public record: the original developer is not confirmed, the completion year conflicts in one source, operating costs are not reliably published and amenity lists vary. Buyers who are comfortable doing building-level due diligence may find that manageable. Buyers who want a new branded product with a full developer archive, fixed payment plan and extensive resort facilities are looking at a different category of property.

Ownership format
DDproperty lists the project tenure as freehold. A foreign buyer can register freehold only while the building remains within Thailand's 49% foreign-ownership quota by unit area; the selected unit's quota availability and title should be confirmed with the condominium juristic person before a substantial deposit. Any lease structure offered when quota is unavailable is a separate right and requires its own contract review.
Unit types & sizes
Studios appear in current rental and resale stock. One 30.57 sqm sale listing asks THB 2.03 million, although the portal labels the layout inconsistently between studio and one bedroom. The physical plan and title records should settle the classification for any selected unit.
This is the most visible compact format across current resale and long-term rental listings. A 30.79 sqm unit is asking THB 1.89 million, while other listings cluster around 30.51–30.77 sqm. At this size, renovation quality and the actual room division have a large effect on usability.
Public listings show studios and one-bedroom units around 30–33 sqm, but this does not prove the complete original unit mix of the development. The selected apartment's area and layout should be checked against its title record and actual plan.
