Why this project is worth a look
Inspectable, not theoretical
A buyer is looking at an operating building with more than a decade of history rather than a sales promise. The apartment, rooftop, lifts, corridors, parking and management can all be assessed in their present condition, and competing resales in the same building can be compared. For a cautious buyer, that visibility can be more valuable than an early-stage discount in a project that has not yet been lived in.
A practical Chalong base
Dlux is embedded in Chalong's everyday infrastructure and sits close to the route toward the pier. Shops, services and road connections are nearby, making the location useful for residents who actually move around southern Phuket. The trade-off is equally clear: this is convenience-led rather than beachfront living, so beach access normally involves transport.
Useful rooftop space
The rooftop pool, gym and garden area materially expand the usable environment around relatively compact apartments. That can make a 23–36 sqm home feel less confined than the internal floor area suggests. The benefit is only as good as current maintenance, however, so the roof deck should be inspected as carefully as the apartment itself.
Resale choice within one building
Multiple sale and rental listings were active around September 2026, with some sale units explicitly marked as Foreign Quota. Buyers can therefore compare floor, view, renovation and asking price without leaving the project. Ownership status is unit-specific: the fact that one apartment qualifies for foreign freehold does not mean the next one does, and the juristic person's quota confirmation remains part of the transfer process.
About the project
Dlux Condominium is an established low-rise building in Chalong, on Phuket's southern side, close to Patak Road and the Chalong roundabout. That makes it a very different purchase from an off-plan launch. The building has been operating since 2012, so a buyer can inspect the actual common areas, lifts, parking pressure, noise, views and the condition of a specific apartment before committing. The stronger project databases converge on one seven-storey building with 102 units. It is compact by Phuket resort-condominium standards: large enough to support shared facilities, but not a self-contained resort with multiple residential blocks and an extensive amenity programme.
The location is primarily functional rather than beachfront. The 100 Patak Road address puts the property inside Chalong's established service area, with supermarkets, home-improvement retail, restaurants, the roundabout and access toward Chalong Pier close by. The pier is particularly relevant for residents whose routines involve diving, yachting or island trips. Dlux does not, however, provide the simple beach-living proposition of stepping out onto the sand. Kata, Karon, Nai Harn and other southern beaches normally require a drive. Buyers should therefore judge the project as a practical Chalong base with access to the south of the island, not as a substitute for a genuine beachfront condominium.

The most distinctive communal space is on the roof, where project profiles place the swimming pool, gym and garden or relaxation area. The reception or lobby is on the ground floor. For relatively small apartments, that roof deck adds usable space outside the unit and is one of the building's more tangible attractions. Yet age changes what matters during due diligence. A 2012 property should be assessed through its current maintenance standard: roof waterproofing around the pool, lift condition, corridors, ventilation, common-area odours, parking use, security routines and the quality of day-to-day juristic management. A long facility list is less useful than seeing how those facilities have actually aged.
The original room programme appears to have been compact. Project profiles describe studios of about 23 sqm and one-bedroom units of roughly 30–36 sqm. Current resale and rental advertisements are more varied, including one-bedroom homes from around 29 sqm into the mid-40s, while at least one rental listing is presented as a two-bedroom 65 sqm unit. That does not automatically prove that two-bedroom units formed part of the original developer inventory. Units may have been combined, altered or simply classified differently by agents. For any particular purchase, the title deed, registered area and actual layout matter more than the portal's bedroom label.
There is no developer price list to rely on because this is now a resale market. In early September 2026, PropertyHub showed a 29.6 sqm one-bedroom unit at THB 2.49M with a 3 September update, giving a reasonably fresh lower asking-price reference. FazWaz and several syndicated portals still display a 29.8 sqm one-bedroom at THB 2.3542M, but the underlying listing is much older. That lower number is useful as evidence of seller expectations, not as proof that the unit remains genuinely available. In an older resale building, renovation quality, furniture, floor, view, quota status and seller motivation can matter more than a modest headline-price difference between portals.
Dlux also sits in an unusual middle ground between residential condominium and short-stay accommodation. Project databases describe hotel management, while major booking platforms continue to carry rooms in the building. This is evidence that some units are operated for tourist stays, but it should not be read as blanket permission for every owner to run nightly rentals, nor as evidence of a guaranteed yield. An investment buyer should check current condominium rules, the operator relationship, licensing where relevant, actual operating costs and the history of the specific unit. An owner-occupier should consider the same fact from the opposite angle: regular short-stay turnover can create a different atmosphere from a building dominated by long-term residents.
Running costs deserve their own place in the decision. FazWaz lists the common-area charge at THB 40 per sqm per month, but that is not the owner's complete budget. In-unit utilities, insurance, repairs, transaction taxes or fees and any separate rental-management service sit outside that number. Because the building has been operating since 2012, the current fee rate is only the starting point. A resale buyer should also understand whether the seller has outstanding common charges, how major works are funded and whether the condominium has material expenditure under discussion. A low asking price is less compelling if it comes with deferred common-area maintenance or a sizeable owner contribution soon after transfer. Those questions are most useful before a reservation becomes financially difficult to unwind.
Foreign ownership also has a building-level constraint that matters on resale. Thai condominium law allows qualifying foreign buyers to hold a unit in freehold only while foreign ownership remains within the statutory quota for the condominium. A portal label saying that a Dlux unit is available under foreign or Thai quota is useful screening information, not the final legal position. The selected unit's ownership route and the condominium juristic person's quota confirmation need to be checked for the actual transfer. This matters most to buyers who specifically want direct condominium freehold: the availability of that route should be established before a substantial non-refundable payment, rather than assumed from another foreign-owned unit in the same building.

Ownership format
Foreign freehold ownership is possible within the statutory 49% foreign quota of the condominium's total unit area. Current Dlux resale inventory includes both Foreign Quota and Thai Quota units, so the selected unit's quota status must be confirmed before money is committed. Leasehold is a separate contractual structure and is not the same as foreign-quota freehold.

The smallest original Dlux format. It can work for one person or a couple who prioritise location and shared facilities over internal space. Current resale and rental portals also label some roughly 30 sqm units as studios, so the seller's room classification should be checked against the actual plan and title documents.
The building's main unit type. Historical project profiles show a narrower size band than today's resale portals, where one-bedroom homes can reach roughly 40–45 sqm. That may reflect different classifications or post-completion changes. When comparing units, registered area, room geometry, kitchen arrangement, balcony and storage are more informative than the shared 'one bedroom' label.
