Why this project is worth a look

Finished and inspectable

The project has been complete since 2014, so the buyer can judge a real building rather than renders. The exact floor, corridor, lift, pool, parking and neighbouring environment can be inspected, followed by a technical review of the selected apartment. For a resale purchase, that evidence is more useful than launch-stage promises.

Low entry point

Public resale inventory starts at THB 1.89M as of 3 September 2026. That is a lower market anchor, not a fixed project price, and individual asking prices vary with condition, floor, furniture, outlook and quota status. The low headline number only becomes meaningful after unit-level legal and physical checks.

Foreign-quota stock

Current listings include apartments explicitly marked Foreign Quota, from compact units to a two-bedroom penthouse. This confirms that foreign freehold exists at unit level in the project. It does not reveal the building-wide remaining 49% allowance, so quota eligibility must still be reconfirmed for the exact apartment before deposit and transfer.

Simple common facilities

The Bell provides a communal pool, reception or lobby, parking, key-card access, 24-hour security and CCTV. The amenity package is functional rather than resort-heavy, which can suit buyers who prefer basic shared infrastructure. The current condition of those facilities and the management budget matter more than the checklist itself.

Active resale choice

The live market includes studios, one-bedroom apartments and a larger two-bedroom option, with rental listings also present. Buyers can compare real stock instead of waiting for developer releases. The trade-off is inconsistency: renovation, quota, tenancy and seller terms vary, so every apartment needs its own due diligence.

About the project

The Bell Condominium is a completed low-rise condominium in Chalong, on the southern side of Phuket. It is not a new beachfront launch and there is no construction story left to speculate about: the project was completed in December 2014, rises seven floors and is most consistently reported at 168 residential units. Current project databases most often describe two buildings, although DDproperty shows one building, so the exact building designation of a unit should be confirmed from the condominium records rather than from a portal. For a buyer, the more useful point is that the asset is mature. The pool, parking, corridors, lifts, security arrangements and the actual condition of a particular apartment can be inspected before any commitment. That removes development-completion risk, but it makes resale due diligence more important: condition, maintenance history, common-fee arrears, title, foreign-quota status and the current management of the condominium all matter more than a glossy launch brochure.

The mapped address is 72 Moo 8, Chaofa West Road, Chalong, Mueang Phuket, Phuket 83130, with the OpenStreetMap object centred at approximately 7.83421, 98.33941. This is inland Chalong rather than a beachfront setting. The Bell therefore makes more sense as a practical south-Phuket base than as a resort residence built around sea views and direct beach access. Buyers who live on the island, work remotely, use the southern road network or want a modestly priced personal base may find that trade-off sensible. Buyers whose priority is to walk to the sand, have a panoramic ocean outlook or rely on extensive on-site hospitality should not assume that a low entry price compensates for the location. The project is primarily residential in character, and its value proposition depends on how well Chalong fits a buyer's daily routine.

The historical project owner can be identified as The Bell Property Co., Ltd. The legal entity, THE BELL PROPERTY COMPANY LIMITED, registration number 0835555003474, was incorporated on 22 March 2012 and is still shown as active in current Thai company-data sources. This matters because major modern property portals frequently display the developer field for The Bell Condominium as N/A. A blank portal field is not the same thing as evidence that no project company existed. At the same time, a historical project owner should not be confused with the seller of a resale apartment in 2026. The seller will normally be the current registered owner of the selected unit. The buyer still needs to verify that owner's title and authority, obtain the condominium juristic person's documentation and confirm that no common-area debt or other unit-specific issue interferes with transfer.

The resale stock is more informative than any old sales brochure when it comes to unit mix. Current listings show studios around 29.8–32 sqm, compact one-bedroom units around 29.5–39 sqm and at least one much larger two-bedroom penthouse of 89.9 sqm on the seventh floor. This is not a uniform new-build inventory where every available unit belongs to a fixed developer price list. Individual apartments can have different renovations, furniture packages, views, tenants and quota classifications. A 29.8 sqm unit may be Foreign Quota while another similar-size unit is Thai Quota. The practical comparison therefore needs to go beyond price and size. Floor, building, outlook, renovation quality, air-conditioning and water systems, furniture, occupancy, title and common-fee position should be checked unit by unit.

As of 3 September 2026, the lowest visible asking-price anchor is THB 1.89 million for a studio of about 29.8 sqm. The same current market inventory includes a 29.8 sqm one-bedroom at THB 2.0 million marked Foreign Quota, studios around THB 1.94–2.10 million, and an 89.9 sqm two-bedroom penthouse at THB 7.5 million marked Foreign Quota. These are resale asking prices, not a developer price list. Their spread reflects more than floor area: floor level, renovation, furniture, outlook, quota status and seller motivation can all differ. For budgeting, it is more useful to shortlist two or three actual apartments and compare the full transaction terms than to rely on a project-wide average. The selected unit should be rechecked for availability immediately before negotiation because secondary-market inventory can change without a formal project sales update.

The common facilities are straightforward rather than resort-scale. Current project profiles consistently list a communal swimming pool, reception or lobby area, car parking, key-card access, 24-hour security and CCTV. FazWaz publishes a common-area management fee of THB 45 per sqm per month and states that pets are not allowed unless specifically permitted by the juristic office. In a building completed more than a decade ago, however, the condition of the facilities is more important than the checklist. A viewing should include the pool finish and water quality, lifts, corridors, lighting, parking rules, guest access, fire-safety equipment and the general standard of housekeeping. Mature buildings can be very easy to assess because these operating realities are visible; they can also expose deferred maintenance that would have been impossible to judge at launch stage.

Foreign ownership needs to be confirmed at unit level. Thai condominium rules allow foreign buyers to hold freehold title only within the statutory 49% foreign-ownership quota measured by condominium unit area. The Bell's live resale market is useful evidence because listings show both Foreign Quota and Thai Quota stock. That means the label attached to one apartment cannot be applied to the project as a whole. Before paying a deposit, a foreign buyer should confirm that the selected apartment can in fact be transferred within the foreign quota. At transfer, the condominium juristic person's certificate confirming the foreign ownership proportion is part of the process, and the unit's common-fee position should also be cleared. A generic 'Freehold' label on a project page is therefore not enough; the exact unit status and supporting condominium documents are what matter.

Taken as a whole, The Bell Condominium is better understood as a value-oriented resale building in Chalong than as a new branded lifestyle product. Its advantage is immediacy: buyers can inspect the exact apartment, see the common areas, understand the surrounding road environment and compare several live resale options without waiting for construction. Its limitation is the same thing that creates opportunity in many mature condominiums: the stock is inconsistent. Two apartments of similar size can differ sharply in renovation quality, furniture, view, tenancy and legal status. The project name alone is not the investment thesis. The quality of the chosen unit, its foreign-quota eligibility where relevant, and clean transfer documentation are the decisive factors. If those elements line up, The Bell can be a practical and comparatively affordable foothold in southern Phuket. If they do not, the low headline price should not be allowed to override the due-diligence gaps.

Ownership format

A foreign buyer can hold condominium freehold only within the statutory 49% foreign-ownership quota by total condominium unit area. Current listings at The Bell Condominium include both Foreign Quota and Thai Quota units, so the selected unit's quota status and the condominium juristic person's confirmation must be checked before transfer.

Unit types & sizes

Studio
29.8–32 sqm
1 bathroom

The most common compact format in current resale stock. Units appear on different floors; some listings explicitly state Foreign Quota, while others are Thai Quota or do not show the status in the summary. Renovation and furniture vary enough that two studios of the same size should not be treated as interchangeable.

From THB 1.89M
1 bedroom
29.5–39 sqm
1 bathroom

Current stock includes a compact 29.8 sqm one-bedroom at THB 2.0M in Foreign Quota as well as larger examples. Listing terminology is not perfectly consistent between 'studio' and 'one bedroom', so the actual wall layout and room separation should be confirmed from the plan and viewing rather than the listing label alone.

From THB 2.0M in current inventory
2-bedroom penthouse
89.9 sqm
2 bathrooms

A much larger and less common format than the project's compact apartments. The current example is on the seventh floor, has three balconies and is marked Foreign Quota. It should not be interpreted as permanent two-bedroom inventory; availability of this size is unit-specific and can disappear from the market.

THB 7.5M in the current listing

The Bell Condominium is a completed resale project, so this is not a developer inventory schedule. The ranges reflect live listings checked on 3 September 2026; the title area, plan, floor, building and quota status of the exact apartment should be obtained before selection. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.89M in the public FazWaz resale inventory as of 3 September 2026. This is a lower secondary-market anchor; the exact unit, foreign-quota status, condition, furniture, availability and transaction terms need to be confirmed separately with a specialist.
  • Completed: 2014-12

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A buyer looking for a completed south-Phuket apartment from roughly the THB 1.9–2.0M level who wants to inspect the real property instead of taking construction risk.; A foreign buyer willing to select specifically from confirmed Foreign Quota units and obtain the condominium juristic person's quota documentation before transfer.; An owner-occupier or frequent Phuket visitor whose daily routes work well from Chalong and who does not require a beachfront address.; A resale investor who evaluates the exact unit, renovation, furniture, tenancy and entry price rather than relying on a marketed project yield.; may not suit: A buyer who specifically wants a new branded development, beachfront setting, sea view and a large resort-style amenity programme.; A foreign buyer who expects any available apartment to be transferable as foreign freehold without unit-specific confirmation of the 49% quota.; A pet owner unwilling to obtain written confirmation of the current juristic-office rules, as the public project profile states that pets are not allowed unless specifically permitted..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The Bell Property Co., Ltd. is identified as the historical project owner, while major modern portals often leave the developer as N/A. A resale transaction needs to distinguish the original project owner, the condominium juristic person and the current registered seller of the exact apartment.
  • FazWaz and Nestopa report two buildings and 168 units, while DDproperty shows one building with the same 168-unit total; Hipflat currently carries a clearly conflicting unit count. The selected apartment's building designation should come from its documents rather than an aggregator.
  • No public source provides the condominium's current remaining foreign-quota balance. Several live listings are explicitly marked Foreign Quota, but quota availability for the chosen unit must still be confirmed immediately before the transaction.
