A community you can inspect

Buyers can judge the actual roads, landscaping, neighbours, security and shared facilities instead of relying on a future masterplan. That removes much of the uncertainty associated with a new launch. The due-diligence burden simply shifts to the condition of the chosen house and the way the estate has been maintained over time.

Genuinely large homes

The documented original house types start around 170 sqm and are built around three or four bedrooms. That is a different scale from most condominiums and many compact holiday-villa schemes. More private space is useful for family living, but it also means more owner-level maintenance: roofs, external walls, gardens, pumps, air-conditioning and any later extensions need to be inspected rather than assumed to be covered collectively.

Two price layers

Private resales and developer inventory sit at very different price points inside the same estate. That creates opportunity, but it makes an average project price misleading. The meaningful comparison is between the plot, condition, renovation quality, documentation and inclusions of specific houses. A THB 8.5 million resale and a home near THB 30 million can be fundamentally different purchases despite sharing the same gate.

Practical for Chalong

The address works well for households whose routine is centred on southern Phuket and who drive. Several international schools are within a few kilometres according to the developer's current page. What buyers give up is immediate beach access and a highly walkable resort environment. The right test is therefore the household's real school, work and leisure routes, not the prestige of a coastal postcode.

Title comes before brand

For a foreign buyer, the reputation of Land and Houses does not remove the need to verify the selected plot. An old project-level title reference does not establish the current legal position of an individual resale house. The current land title, registered owner, building record and proposed foreign-buyer structure all need to support the transaction before funds are committed.

About the project

88 Land and Houses Hillside Phuket is a mature detached-house community on the Chalong hillside rather than a conventional new launch. The roads, landscaping, clubhouse facilities and a large part of the housing stock have existed for years, so buyers can inspect the environment they are actually buying into. Yet the project has not moved entirely into the resale phase. Land and Houses was still displaying current developer inventory at THB 28.5–33 million in September 2026, while the group's 2024 annual report recorded 100 homes in the project, 88 sold and 87 transferred. That creates an unusual but useful distinction: developer-held or refreshed stock and private resale homes coexist inside the same estate and should not be priced as if they were the same product.

The project is branded by Land and Houses, while the official brochure identifies L.H. Muang Mai Co., Ltd. as the project owner. The group's annual report places the same project under that subsidiary. For a buyer, that is more than a corporate footnote. The familiar brand on the gate does not tell you who will sign the sale agreement for the property in front of you. A remaining developer home and a privately owned resale require different document checks, different representations from the seller and potentially different transaction timelines. The first question after choosing a house should therefore be the identity and authority of the actual seller.

Primary project material supports a site of roughly 52 rai and a total of 100 detached houses. The original product mix included substantial two-storey family homes rather than compact resort villas. Topaz is consistently shown at about 170 sqm with three bedrooms and three bathrooms; Sapphire at about 201 sqm with the same bedroom and bathroom count. Window on Phuket also records the larger Jasper design at roughly 272 sqm with four bedrooms and three bathrooms. A later Land and Houses brochure introduces a Bonita design, indicating that the developer's offer evolved over the long sales cycle. Layout names are therefore helpful historical references, not a substitute for the current floor plan and registered details of a particular resale home.

The estate is on Chao Fah Tawan Tok, or West Chao Fah Road, in Chalong, Mueang Phuket. Land and Houses gives the project address as 88/73 Moo 5. This is an inland southern-Phuket location, not a beach estate, and the daily-life proposition is primarily car-based. The developer's current page places BCIS at about 2.5 km, Ruamrudee International School Phuket at about 4.6 km and HeadStart International School Phuket at about 5.3 km. Beaches and the tourist centres of the south remain reachable by road, but buyers should not interpret the Phuket address as a walkable resort lifestyle. For households whose routine revolves around schools, shopping and driving across the south of the island, that may be a better fit than paying a premium for immediate beach access.

The shared amenities are unusually well documented in the developer brochure: a swimming pool, fitness room, large landscaped park, children's playground, 24-hour security, key-card access and CCTV. On an estate of this age, however, the list matters less than the current standard of maintenance. Road surfaces, drainage, lighting, landscaping, pool equipment and security staffing are all visible during an inspection and can reveal more about the community than an old feature sheet. We did not find a reliable current estate-wide common-area charge in primary material. A fee shown on one resale listing is not enough to establish the amount payable by every owner, so the registry deliberately leaves that figure out.

The price spread is one of the most important facts to understand. On 14 September 2026, a current FazWaz resale listing offered a renovated three-bedroom home for about THB 8.5 million, and the wider resale pool extended to around THB 30 million. At the same time, Land and Houses advertised developer stock at THB 28.5–33 million. Those figures should not be averaged into a fictional project price. A THB 8.5 million resale house comes with its own plot, renovation history, condition and title position; developer inventory at the top end represents a different specification and sales channel. For registry purposes, THB 8.5 million is used only as the lowest observed resale-market anchor on the check date.

The project's completion chronology is less clean than its physical reality. FazWaz and several syndicated databases use March 2013 as the completion date, while Zmyhome gives 2018. More importantly, Land and Houses' own brochure contains inconsistent projected dates between language versions: the English disclosure refers to 2022 while the Thai disclosure refers to 2025, although the same document says construction started in April 2012. The estate has clearly been occupied and traded for years, so 'completed' is the most useful current status, but assigning one precise completion date would create false confidence. For an individual house, the building record and the date of any major later alterations are more relevant to due diligence anyway.

Foreign buyers also need to separate the house from the land. Thailand generally restricts direct foreign ownership of land outside narrow statutory exceptions. The developer brochure identifies title deed no. 96652 for the original project land, but that does not prove the current title position of a specific subdivided resale plot. The selected property's land title, registered owner and building documentation should be reviewed together with the proposed transaction structure. If a registered long lease or another lawful arrangement is being offered, its actual terms need to be in the documents. A portal label saying that a property is suitable for a foreign buyer does not establish what land right the buyer will hold after registration.

In practical terms, Hillside is strongest for buyers who want a substantial family house in an established part of Phuket and are comfortable relying on a car. The estate combines an experienced developer, a low-density physical setting and a broad price range created by years of resales and evolving developer stock. The trade-off is that the project name no longer makes the homes interchangeable. Plot size, renovation quality, roof and system condition, extensions, slope position and title documentation can create large differences between two houses only a short walk apart. Once the estate itself passes the location test, the sensible comparison is between a small number of specific houses rather than between marketing summaries of the project as a whole.

Ownership format

These are houses with land, so a standard foreign purchase does not automatically provide direct ownership of the plot. The selected property's current land title, building rights and lawful transaction structure need separate verification; a registered land lease is relevant only where it is actually documented for that transaction.
