Phase 1 consists of two eight-storey buildings with 470 units on roughly five rai of land. The address is on Lat Krabang Road, close to The Paseo shopping area and the road network serving Suvarnabhumi Airport. The name can be misleading for buyers who associate Sukhumvit 77 with BTS On Nut: this project sits much farther east, where On Nut Road reaches the Lat Krabang area. It should therefore be assessed as an airport-side eastern Bangkok condominium rather than a BTS-oriented inner Sukhumvit address.
Keeping Phase 1 separate is important because several property databases merge later buildings into one project record. The detailed launch-era reviews and Phase 1-specific project pages consistently describe two buildings, eight floors and 470 units on 5-0-31 rai, or about 8,124 square metres. PropertyHub also carries an aggregate record showing four buildings and 932 units, which appears to combine phases. Hipflat has a different anomaly, listing only 86 units for Phase 1. For this dossier, the 470-unit figure is used because it is repeated across detailed project reviews, FazWaz/Dot Property project data and current market listings.

The developer naming also needs context rather than a forced choice between apparently conflicting sources. Consumer-facing portals often identify Property Perfect as the developer brand, while detailed project material names Estate Perfect Co., Ltd. Property Perfect's own investor-relations material confirms that Estate Perfect is a wholly owned subsidiary. That makes the two names compatible: Property Perfect is the public group brand, while Estate Perfect is the group company associated with the project. In a resale transaction, neither brand name substitutes for document-level due diligence on the unit owner, condominium juristic person and the documents governing the building.
Construction was completed in October 2019 according to multiple project databases. A completed building changes the buyer's risk profile. There is no construction-delay question to solve, but the physical condition of the asset now matters more than launch specifications. A sensible viewing should cover the unit itself, corridors, lifts, pool deck, gym, drainage, façade condition, parking pressure and how well common areas are being maintained. Two same-size resale units can be materially different purchases after several years of occupation because renovation quality, furniture, view, tenant history and owner maintenance vary.
The location works best for people whose daily life is tied to eastern Bangkok. Lat Krabang Airport Rail Link is roughly 2.5–3 kilometres away depending on the source. Lat Krabang Road, On Nut/Sukhumvit 77, the eastern ring road and the Bangkok–Chon Buri Motorway provide road connections, while Suvarnabhumi Airport is a short drive from the project. This is useful for airport staff, frequent flyers and people working around Lat Krabang or nearby employment areas. It is less frictionless for someone who expects to walk out of the lobby and board a BTS train; reaching rail transit requires an additional road journey.
The unit mix is compact and straightforward. Detailed reviews describe one-bedroom layouts from about 24.5 to 36.5 square metres and a two-bedroom layout around 46.5 square metres. At these sizes, layout efficiency matters more than a broad project-level description. Buyers should look at usable wall length, storage, kitchen placement, balcony depth and how clearly the sleeping zone is separated from the living area. The smaller one-bedrooms can work well for one person or a couple with a light footprint, while the 46.5-square-metre two-bedroom offers more flexibility but remains compact by family-apartment standards.
Resale pricing is currently at the affordable end of Bangkok condominium stock. On 14 September 2026, a live market listing was found at about THB 1.89 million for a roughly 28-square-metre one-bedroom, while other large portals showed asking prices starting near THB 1.99 million. These are seller asking prices, not a developer price list and not a valuation of every unit in the project. Floor, view, furniture, renovation, urgency of sale and ownership quota can all move the price. The most useful comparison is therefore between specific units with comparable condition and legal status rather than a calculated project-wide price per square metre.
Foreign ownership needs to be checked at unit level. Thai condominium law allows foreign freehold ownership within the building's 49% foreign quota, and current listings in this project do include units marketed as foreign quota. That does not mean every resale unit can automatically transfer to a foreign buyer. Before paying a non-refundable deposit, the buyer should obtain confirmation of quota availability for the relevant building and verify the selected unit's existing registered ownership and title documents. If foreign quota is unavailable, the transaction structure is different and should not be presented as ordinary foreign freehold.
The common facilities are centred on a resort-style courtyard. Launch-era reviews describe the Emerald Lagoon outdoor pool at about 25 by 8 metres, a separate children's pool around 8 by 6 metres, a fitness room, landscaped areas, seating, a children's play area, lobby spaces, access control, CCTV and 24-hour security. Parking was marketed at approximately 151 cars, around 32% of the unit count before tandem parking. With 470 apartments, that ratio is worth testing in real conditions rather than treating it as a brochure number; an evening visit can reveal more about parking convenience than the nominal percentage.
The project therefore has a fairly clear buyer profile. It can make sense for an owner-occupier or landlord who wants a smaller-ticket condominium near Suvarnabhumi and Lat Krabang, values road access and accepts that the Airport Rail Link is not on the doorstep. It is less convincing for a buyer whose main benchmark is central Sukhumvit walkability or direct BTS access. The most important practical lesson is to price the unit for what this location actually is: an established, airport-oriented eastern Bangkok residential project, not a substitute for an inner-city Sukhumvit condominium simply because Sukhumvit 77 appears in the name.
Ownership format
A condominium unit can be registered in foreign freehold within Thailand's 49% foreign-ownership quota for the building. For any selected unit, the remaining quota and the unit's current registered ownership must be verified; listings in this project do appear with foreign-quota availability.

Compare actual floor plans rather than treating the whole range as one identical product.
