The project name points to Sukhumvit 77, several databases index it under Lat Krabang, Bangkok, and it functions as part of Bangkok's eastern suburban housing market. Administratively, however, the project sits across the provincial line in Racha Thewa, Bang Phli, Samut Prakan 10540. That distinction matters for more than map labels: land-office jurisdiction, title records and local administration follow the legal address. NovAsia can keep it in the Bangkok market bucket for discovery, but a buyer should treat the Samut Prakan address as the physical and documentary location.
The developer is one of the clearer parts of the file. Property Perfect Public Company Limited still maintains an official project page and currently advertises ready homes at Perfect Place Sukhumvit 77 - Suvarnabhumi from THB 8.89 million. The same page highlights the lake, a master clubhouse and estate security. Earlier independent coverage from 2017 also identifies Property Perfect and, importantly, shows that this was never a single compact release. Perfect Place was developed in multiple phases within the much larger Lake Avenue estate. On the resale market, the phase number can therefore matter almost as much as the project name because it can affect the house generation, plot position, design family, age and asking price.

That phased history explains the biggest data conflict. FazWaz and related portals commonly state 237 units and a 2018 completion. A detailed 2017 site review clarifies that 237 referred specifically to Phase 6, which was the release on sale at the time, while the wider Lake Avenue scheme was described as holding roughly 1,100 homes across multiple projects. Current DDproperty and PropertyHub profiles now state 1,337 units for Perfect Place, and live resale advertisements identify houses in Phase 3/2 and Phase 9. Neither 237 nor 1,337 should therefore be presented as a clean, verified count for one uniform phase. The register deliberately leaves total units blank rather than merging different scopes into a false single number.
The housing format is suburban and family-oriented rather than resort-led. Historical Phase 6 plans included Cordia, Vitis, Venosa, Verbena and Veronica models from 106 to 204 sqm, mostly three- and four-bedroom two-storey houses on private plots. Today's resale stock is broader still. Active listings include two-, three-, four- and five-bedroom homes, with significant variation in internal area, land size, renovation level and additions made by previous owners. That makes bedroom count a poor comparison tool on its own. A serious shortlist should compare phase, land area, actual built area, extensions, parking, renovation quality and the house's position relative to the lake and shared facilities.
The address makes most sense for households whose daily geography is on Bangkok's eastern side. Lat Krabang Road links into On Nut / Sukhumvit 77, King Kaeo, Srinakarin, the Outer Ring Road and routes toward Chonburi. Property Perfect's current page places Robinson Lifestyle Latkrabang and The Paseo Mall among the immediate conveniences and markets Suvarnabhumi Airport as roughly a ten-minute drive. Lat Krabang Airport Rail Link station is also in the wider catchment, but this is not a walk-to-rail estate; project directories describe the final leg from the station by taxi or car. For airport staff, frequent flyers, families using eastern Bangkok schools or people working toward Bang Na and the airport corridor, that road network can be more valuable than proximity to central-Bangkok BTS stations.
Airport proximity also deserves a practical check. A detailed historical site review specifically noted intermittent aircraft noise because of the estate's position near Suvarnabhumi. That observation should not be converted into a blanket claim about every plot: flight paths, phase position and house orientation can change the experience. A noise-sensitive buyer should therefore visit the actual house at more than one time of day, spend time outdoors and in the bedrooms with windows open, and judge the acoustic environment rather than relying on the project name or a map pin. In a large multi-phase estate, two houses can have very different exposure even when they share the same facilities and address.
The shared environment is one of the estate's defining features. Property Perfect's current marketing still centres on the lake, master club and security, while historical and current databases add swimming pools, fitness, sauna, landscaped recreation, children's facilities, tennis and on-site commercial services. Earlier coverage described roughly 20 rai of lakeside green and recreational space and two pools at the clubhouse. Those are useful estate-level facts, but secondary buyers need one more layer of due diligence: confirm which facilities the selected phase can use, the current common-area fee, whether club membership is separate, and whether the house carries any unpaid estate charges. A fee quoted in a 2016 sales review is historical evidence, not a 2026 budget figure.
The secondary market is active enough to provide meaningful price discovery. DDproperty currently shows dozens of sale and rental listings. The lowest active resale found during this check was THB 4.69 million for a three-bedroom house; PropertyHub carries a THB 5.29 million four-bedroom listing in Phase 3/2; the developer's official page advertises ready homes from THB 8.89 million. The spread is large, but that is plausible in an estate built over many phases. A cheaper resale may be older, smaller, differently located or in need of work, while remaining developer inventory may come from a newer release with a different specification. The correct comparison is therefore house against house, not asking price against the project headline.
For foreign buyers, the ownership question is materially different from buying a condominium unit. These are houses on land. Thai government guidance and Department of Lands materials make clear that a foreign individual generally cannot own Thai land directly, except in narrow statutory circumstances subject to conditions and approvals. A portal describing a resale house as freehold does not remove that restriction. The transaction needs a document-level review of the land title, registered landowner, ownership of the building and the lawful tenure available to the buyer. Nominee arrangements should not be treated as a workaround. This is a project where the physical house may be easy to understand while the land structure requires careful legal separation.
