Why this project is worth a look
A functioning resort
The lagoon pool, restaurant and fitness facilities belong to an operating hotel rather than an unfinished master plan. That can make daily life easier, provided the resident's access is expressly protected and the hotel environment suits their routine.
Furnished from the outset
The promoted residence includes a refurbished interior and household equipment that makes a move less complicated. A signed inventory and an inspection of the actual apartment still matter more than a standard marketing specification.
A visible running charge
Yaran publishes both an asking price and a weekly charge, giving buyers a starting point for a living-cost discussion. The real financial picture depends on allowances, indexation, extraordinary repairs and the terms of the final agreement.
Seminyak without beachfront living
The property is in an inland part of Seminyak with local conveniences and a resort shuttle. It may work better as an everyday base than as a home for someone determined to reach the sand on foot.
Rights require close reading
The advertised lifetime occupancy arrangement is the feature that most distinguishes this offer from ordinary apartment listings. Its value is inseparable from the identity of the grantor, the title behind it and the conditions for resale or succession.
About the project
Buying at de Lagoon Seminyak Residence is not the same transaction as buying a new apartment in a purpose-built condominium. The accommodation already sits within Ramada Encore Seminyak, an operating hotel with a lagoon-style pool and shared resort facilities. Yaran Bali markets renovated, furnished one-bedroom residences there, mainly as a convenient place to live. Its distinctive feature is an arrangement it calls “Lease for Life.” The resort itself is independently identifiable through its hotel website and Wyndham's listing. The precise rights that a resident receives, however, come from Yaran's advertised offer rather than a publicly available executed contract. That separation between a real, functioning building and an unverified legal structure should guide the whole purchasing decision.

Start with the location rather than the lifestyle claims. The host hotel is on Jalan Dewi Saraswati III in Seminyak, Kuta district, Badung Regency. It is set back from the coast in an urban neighbourhood, not on the sand. Yaran's newer project page gives Seminyak Beach as 2.6 kilometres away and estimates a twelve-minute ride; an older version suggests eight minutes. The distance is the more dependable part of that statement. Traffic, the particular beach entrance and the time of day can change the journey. The advertised daily shuttle towards Seminyak Square and Beachwalk may help, although its timetable and continued availability belong in the resident agreement rather than being assumed forever.
The offering is compact. Yaran describes a one-bedroom layout facing the lagoon, with a refurbished interior, furniture and appliances included. Its published specifications mention a kitchenette equipped with a cooktop, refrigerator, microwave and dishwasher, together with a washing machine, dryer and air conditioning. There is also a work area, which matters if the residence is intended for more than short holidays. A listing placed under PT Yaran Bali Indonesia on an international property portal in October 2026 gives a building area of 40 square metres. That is a quoted figure for the marketed apartment, not a verified net internal measurement or a confirmed specification for every de Lagoon unit. No numbered unit schedule or measured floor plan was publicly available.
Living in a hotel can remove a surprising amount of household administration. Instead of arranging pool maintenance, landscaping and separate contractors for a villa, residents are offered access to facilities already operated on site. Ramada Encore advertises its lagoon pool, fitness centre, restaurant and hotel services independently of Yaran. Yaran's package also refers to a breakfast buffet available for an additional charge, filtered drinking water and help with local service providers and language barriers. The appeal is practical rather than architectural: a furnished apartment close to staff and established amenities. Yet there is an important distinction between facilities being present and a buyer having a durable contractual right to use them on particular terms.
This is a mixed residential and hospitality setting in everyday use, whatever label is attached to the apartments for sale. Hotel guests may come and go, occupy the pool area and use the same circulation spaces as longer-term residents. That can suit someone who values activity, security and easy access to services. A person looking for a very quiet home, private outdoor space or control over their surroundings may see it differently. The experience will also vary from one unit to another. Whether the balcony is overlooked, how close it is to elevators or busy pool sections, and whether the interior stays cool and quiet are questions for a viewing of the actual apartment, not conclusions drawn from photographs of the wider resort.
Yaran's published entry price on 21 October 2026 is IDR 2.7 billion. Australian-dollar and US-dollar equivalents appear beside it, but the seller says rupiah is the pricing currency and the other figures are approximate. There is no public, unit-by-unit availability list stating apartment numbers, floors, areas and final prices. Nor does the headline figure tell the buyer which transfer expenses, taxes, legal fees or deposits are included. It is a meaningful asking-price reference, not a final quotation for a particular residence. Anyone comparing budgets should keep the purchase amount separate from both transaction costs and the payments required after moving in.
The recurring charge is unusually important here. Yaran currently advertises AUD 100 per week, giving its own approximate equivalent of IDR 1.25 million. According to the project page, this covers electricity and water within an allowance, internet and television, maintenance of common facilities, building insurance, and certain local rates and taxes. Usage above the utilities allowance is charged separately. In principle, a consolidated bill makes a resort apartment easier to run. The unanswered questions determine whether it stays affordable: what the allowances actually are, how often the weekly fee can rise, who pays for major building repairs, what happens during extended absences, and whether access to specific facilities can be withdrawn or priced differently.
The words “Lease for Life” describe Yaran's product, not a universally recognised category of Indonesian land title. The company advertises a right to live in the apartment for the buyer's lifetime and an ability to sell the interest at any time. Those promises raise reasonable questions rather than settling them. What is the underlying land or unit title? Who grants the occupancy right, and for how long can that party legally do so? Does a sale grant the next buyer a new lifetime interest or only the rights remaining under the first contract? What happens if the grantor sells the building, ceases trading or defaults on obligations? None of these outcomes can be read with confidence from a marketing description.
Succession deserves its own conversation because a lifetime housing right may have a different value to a retiree and to a family hoping to leave an asset behind. The published FAQ talks about a right to sell, but there is no open contract showing the treatment of inheritance, death, incapacity, assignment fees or consent requirements. The mechanics of resale also matter during the original buyer's lifetime: whether another party must approve the buyer, who sets fees, what information the incoming resident receives and which ongoing charges transfer. A broad statement that a residence can be sold at any time does not establish an active secondary market or a guaranteed resale price.
An earlier Yaran page also says the contract is secured under Australian law. That is the seller's representation, not an independent legal opinion. A choice-of-law or dispute-resolution clause may have a role in contractual enforcement, but it cannot by itself prove an Indonesian property right or clarify whose registered interest supports the agreement. Before relying on it, the parties and assets behind the promise need to be identified, together with the place disputes are heard and the practical route to enforcement. Both the Indonesian property position and any proposed Australian contractual protection deserve review by qualified advisers familiar with the actual documents. Marketing language about international protection should not substitute for that process.
There is a different advertised route for Indonesian nationals. Yaran refers to SHMSRS, the Indonesian certificate of ownership for an individual apartment unit. That should not be confused with a foreign buyer personally holding freehold title to the land. Indonesia's Government Regulation No. 18 of 2021 addresses land rights and apartment-unit ownership, including the circumstances relevant to foreign purchasers. Whether any particular applicant and apartment qualify depends on the underlying land tenure, the legal configuration of the building and applicable requirements. A reference to SHMSRS on a sales page proves neither the certificate number nor the title holder, and no relevant title document was published for the unit being offered.
Yaran Property Group is the developer brand associated with the residential offer, but the brand name alone does not establish who developed the original hotel. The Yaran-linked property advertisement names PT Yaran Bali Indonesia, and a public company-information service lists an Indonesian company of that name at the Ramada Encore address. This supports the existence of an identifiable local business contact; it does not show that the company owns the land, holds a particular strata title or can grant the rights being sold. The original developer of the resort, its present title holder and the chain of authorisations connecting that holder to a de Lagoon buyer remain unresolved in the public material. That is a more useful due-diligence question than a general claim about how long the Australian group has operated.
The price also needs to be read against other apartments advertised inside the same hotel, not simply against nearby luxury villas. In August 2026 a Rumah123 agent advertised a 44-square-metre apartment at IDR 1.3 billion, describing an individual strata certificate. Another advertisement for a 44-square-metre unit offered a twenty-year lease at IDR 750 million. A September listing promoted a smaller, 35-square-metre studio at IDR 975 million. These are asking prices from separate agents at different dates, not confirmed transactions or Yaran inventory. They describe potentially different apartments, terms, renovation standards and bundles of services. The numbers therefore cannot be placed in a simple cheapest-to-most-expensive ranking, but they make a comparison of actual entitlements unavoidable.
That comparison should account for what a buyer is genuinely receiving. A freshly renovated interior, appliances, bundled household expenses and an unusual duration of occupancy may be valuable to someone moving from overseas. They are not interchangeable with a registered apartment title or with a fixed twenty-year contract. Similarly, an advertised strata certificate must itself be checked rather than accepted because an agent selected “strata” on a property portal. The sensible comparison is between specific units: their documents, remaining or contractual terms, actual usable areas, maintenance liabilities, permission to occupy or rent, and likely resale process. Simply dividing the asking price by square metres would conceal most of the differences that matter.
Rental potential is another area where the hotel setting can create a false impression. A room inside a managed resort does not automatically carry permission to place it into the hotel's booking system, rent it independently by the night or operate a hospitality business. A purchaser would need the relevant contract provisions, building rules, management permissions and applicable licences before making any income forecast. No independently supported occupancy, management-fee schedule or net yield for the de Lagoon residential interest was established. It is more accurate to view the offer first as a possible personal home, with any rental use treated as an additional question to settle rather than a reason to assume investment returns.
Finally, an operating hotel is not the same thing as a completed legal check of its residences. Indonesian building approvals and modifications may involve PBG, while SLF concerns a building's suitability for use; older structures can also have a history of previous permits. Government guidance explains these systems, but it does not establish that the documents for this hotel or a renovated apartment were examined. Nor were the relevant land title, apartment certificate, permitted use, resident rules or named units available publicly. Nothing in that information proves those documents are missing. It means a prospective buyer still needs to see them. de Lagoon may offer a very convenient way to live in Seminyak, but the quality of that decision depends as much on documented rights and ongoing obligations as on the appeal of the lagoon pool.
Unit types & sizes
The advertised residence has one bedroom, a lagoon-facing outlook and furniture and appliances included after renovation. The seller's listing provides an area of 40 sqm, without a separately published measured plan or confirmation that every de Lagoon residence is the same size. The actual floor, layout, balcony, furniture inventory and usable internal space must be checked against the specific unit offered.

Best for: A single resident or couple seeking a small, furnished base in Bali, particularly if arranging maintenance for a private villa would be more work than they want. The hotel environment is a feature to embrace rather than merely tolerate.; Someone who values a pool, gym, restaurant and practical assistance more than a garden or multiple bedrooms. The apartment is designed around convenient day-to-day living, not generous private space.; An overseas mover willing to evaluate an unusual contractual occupancy structure carefully and to budget for a recurring fee. The product is easier to assess as housing than as a ready-made rental investment.; may not suit: Households needing several bedrooms, a private garden or space for children and regular visitors. No family-sized de Lagoon layout was substantiated.; People prioritising a beachfront address, a low-traffic residential building or complete control over communal areas and guest access.; Buyers who require a clearly registered ownership interest, established inheritance rules or evidence-backed rental returns before considering a purchase. The public sales material does not settle those matters..
