Why this project is worth a look
A place you can visit
This is an operating gated compound with an identifiable street address, not a future site pinned vaguely somewhere in Seminyak. A viewing can reveal the things floor plans miss, from traffic noise to the condition of shared access.
A range of layouts
The original homes shared a compact three-bedroom concept, but resale advertisements now show different room counts, building areas and finishes. The choice is genuinely house-specific, including whether a pool is part of the lot.
Visible hospitality activity
Taman Seminyak Suites publishes an active accommodation and service offer. That demonstrates a guest-facing operation, while leaving rental participation and financial terms for a private owner to be confirmed separately.
Traceable development history
The original Residence name appears inside PT Taman Loka’s current Suites project description. Early sales specifications and recent resale offers can be tied to one compound without inventing a separate phase.
Useful everyday access
The setting near Sunset Road offers a practical base for a resident or guest who wants to move around southern Bali. It is a road-linked Seminyak location, however, rather than a beach-front purchase.
About the project
A resale house at Taman Seminyak Residence is not the same product as a holiday booking at Taman Seminyak Suites, even though both names refer to the same Seminyak compound. The original development was offered as a gated collection of 53 two-storey landed homes. Today, the site is also promoted as a professionally serviced short-stay address, with 52 suites in the hospitality inventory. That blend of residential ownership and guest accommodation is central to understanding what may be available to buy. It does not mean every owner holds an identical property or participates in the rental operation.

The name connection is unusually clear. PT Taman Loka lists Taman Seminyak Suites among its projects, yet the body of its own project description calls the development Taman Seminyak Residence and gives the original 53-home count. The address, security concept and location next to Sunset Road match the early residential advertising. The later Suites branding therefore appears to describe an operating use and commercial identity rather than a verified, separate construction phase. There is no reliable evidence of an additional block or independently priced development phase that should be merged into this record.
The property sits on Jalan Beji Ayu VI in Seminyak, within Kuta district of Badung Regency. Sunset Road is nearby, making this a road-accessible urban location rather than a beachfront resort. Shops, food outlets and everyday services are part of the surrounding neighbourhood, while the main road provides a link across southern Bali. For somebody intending to live here, that practical setting may matter more than a resort-style description. For somebody expecting a quiet beach retreat, the house position within the compound, traffic exposure and actual route to the coast deserve closer attention.
The historical sales material described two closely related products: Type 100/100 and Type 100/120. Both had a quoted 100-square-metre building, three bedrooms, three bathrooms, living space, kitchen, garden and carport. The second figure distinguished the land parcel, at 100 or 120 square metres respectively. A two-storey layout was part of the original offer. These were launch specifications, not a current inventory list. It would be unsafe to assume that the walls, internal layouts or finished building areas of resale homes still mirror those early plans.
This distinction is visible in the 2026 property advertisements. A listing updated on 6 May offered a fully furnished two-storey house for IDR 3.6 billion, citing 100 square metres of land, a 142-square-metre building, three main bedrooms and a staff room. A separate listing updated on 17 September also asked IDR 3.6 billion, but presented four bedrooms, three bathrooms and 143 square metres of building area on a 100-square-metre plot. Both identify Taman Seminyak Suites. Neither description establishes a completed sale, independently verified measurements or a title that can be transferred to every buyer.
Another publicly advertised house, updated on 24 July 2026, carried a higher IDR 4.8 billion asking price. It was described with three bedrooms, an approximately 129-square-metre building, a 120-square-metre land parcel and furnishings. A more expensive advertisement concerns a larger private-pool house. The differences should not be compressed into a single average price or a generic three-bedroom product. Renovations, plot frontage, pool construction, fit-out quality, parking and even the allocation of usable rooms may all vary from one listing to another.
It also helps to separate the 2022 launch price from the current resale market. The original agent advertisement displayed IDR 1.975 billion for Type 100/100 and IDR 2.25 billion for Type 100/120. The agent page is now marked sold, but that tag should not be read as a verified statement about every home in the compound. Those older figures explain how the development entered the market; they cannot price a home in October 2026. Equally, the difference between old advertising and modern asking prices is not a measured investment return. It ignores transaction costs, capital improvements, holding costs and whether a buyer could have purchased or sold at the advertised amount.
As an accommodation operation, Taman Seminyak Suites has a defined guest-facing identity. Its official site advertises conventional suites, pool suites and higher-tier pool options, together with individual interiors. It describes a property spread over more than 9,500 square metres, with lounge and dining areas within the units. Some suites have private pools; others do not. These accommodation categories should not be mistaken for a uniform schedule of saleable house types, and the land-area statement describes the wider hospitality site rather than the land attached to one deed.
Visitors are offered a reception area, Beji Kitchen café, a gym above the café, housekeeping, laundry, guest assistance, security and transfers. Such services help establish that the project is operating rather than merely planned. They do not establish the legal status or physical completion certificate of every property, and they do not prove a private owner can obtain each service without charge. Access rights, common-area obligations and hospitality management terms should be taken from the relevant ownership and service agreements, not from a hotel website aimed at guests.
The original 53-home count and the operator’s 52-suite figure are worth keeping side by side without forcing them to reconcile. The operator might be counting a different category of accommodation from the original residential developer, but no public document resolves the discrepancy. There is no sound basis for concluding that one house is missing, was never completed or is retained for staff. A buyer should identify the exact house number and parcel rather than rely on either headline figure as a substitute for a plan of the estate.
For long-term residence, this could be attractive to someone who values a modest private plot, a multi-level home, parking and gated access close to daily conveniences. Yet the holiday operation creates a different social environment from a conventional owner-occupied subdivision. Turnover of guests, pool use, arrival times and service traffic can affect everyday life. The estate-level security arrangement alone will not answer questions about quiet hours, maintenance decisions, access to shared facilities or whether particular homes can opt out of short-stay letting.
For rental investors, the strongest visible evidence is that short-term accommodation actually operates at the address. It is not evidence of a guaranteed yield. The published hospitality services may sit under separate management contracts, with different rights for different owners. An October 2026 listing offered a furnished two-bedroom home within the Residence at IDR 300 million a year on a long-term basis. That is one landlord’s asking rent, not verified lease income, an average for the estate or a net figure after taxes, vacancy, service charges and repairs.
Legal due diligence is particularly consequential in Bali. Several resale agents mark their houses as SHM, shorthand for Sertifikat Hak Milik, a land ownership certificate. No original certificate for the specific houses has been independently examined for this dossier. Indonesian law does not generally allow a foreign individual simply to register Hak Milik land in their own name. Hak Pakai, a qualified right of use, may be available in certain residential circumstances; other contractual or corporate arrangements have different consequences. A marketing statement that a home is “freehold” does not determine what a foreign purchaser will receive.
Price eligibility introduces another obstacle. An Indonesian ministerial decision still shown as in force at the date of review sets a minimum of IDR 5 billion for qualifying foreign acquisitions of landed residential houses in Bali. Public land-office commentary confirms that the lower apartment threshold is not the landed-house threshold. Some of the observed resale asking prices at this estate fall below IDR 5 billion. That does not invalidate those listings for Indonesian buyers, nor does a property priced above the threshold automatically qualify for foreign ownership. It means the advertised price, title form and buyer’s legal status must be evaluated together, before anyone assumes a straightforward purchase is possible.
PT Taman Loka’s own portfolio is useful support for its association with the project, but it has not established the identity of every contractual seller or the corporate entity that held development land. Devata Property appears in the older selling material as an agent; that role alone does not make it the developer or title holder. For a resale purchase, the responsible parties are the present registered holder, anyone legally authorised to sell on their behalf, and the professional handling the transfer. Their documents matter far more than the branding of the original campaign.
Public listings mention land certificates and, in some cases, building permits. Copies of the land documents, project-specific PBG building approvals and SLF fitness-for-use certificates were not reviewed. Their absence from this research should not be described as proof that they do not exist. Likewise, an operating accommodation business does not by itself establish that every independently owned house may lawfully be let short-term. Before a deposit or contract, the specific lot, permitted use, outstanding liabilities, common-area obligations and actual transfer mechanism need to make sense as one documented transaction.
Taman Seminyak Residence is therefore most useful to compare as a collection of existing, individually differentiated homes, not as a single new-build release. Its confirmed location, historic residential plans and active hospitality presence give a buyer something tangible to investigate. What remains uncertain sits precisely where purchase risk often concentrates: individual title, permission to operate, ownership of shared infrastructure, repair history, management rights and the real net economics of the chosen unit. A defensible purchase decision begins with one identified house, not the estate-wide brochure.

Location
- The operating property gives Jalan Beji Ayu VI, Seminyak, Kuta, Badung as its address. Inconsistent city tags on brokerage portals should not override that first-party location.
- Sunset Road is close by, making regional road access a more accurate description than “on the beach.”
- Travel times published by the hospitality operator are indicative and change substantially with traffic; they have not been adopted here as guaranteed journey durations.
- The mapped point is an accommodation geotag within the compound, not a surveyed position for any specific resale parcel.

Best for: A resident seeking an established two-storey home on a relatively compact Seminyak plot, with parking and access to daily services. The ability to view the finished house is more valuable here than a pristine master-plan image.; A buyer comfortable purchasing from an existing owner and negotiating around renovations, furnishings and title documents. Standardised launch pricing is no longer an appropriate way to evaluate these homes.; A family for whom gated access is attractive but who is prepared to investigate the impact of holiday guests, common-area rules, noise and parking in a mixed residential and short-stay environment.; A rental investor willing to distinguish the existence of guest demand and service infrastructure from the economics of their own house. Participation in an operator’s programme and any permission for short-term letting must be established contractually.; A foreign purchaser with an appropriate legal adviser who wants to assess title form and price eligibility before making a reservation. The applicable Indonesian framework may rule out an otherwise appealing advertised listing as a straightforward personal acquisition.; may not suit: Buyers expecting a new-build developer allocation with uniform prices, fittings and handover terms. The visible transaction market is house-by-house resale.; Anyone requiring a beachfront plot or the predictability of a purely owner-occupied neighbourhood. This address sits near Sunset Road and supports holiday accommodation.; Investors who require a proven net yield or a guaranteed direct freehold land transfer to a foreign individual. Neither is substantiated by the public records reviewed..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- PT Taman Loka lists the development in its portfolio, but the original contracting developer entity, lot-by-lot registered ownership, original SHM certificates and project-specific PBG/SLF documents were not examined. Broker assertions are not documentary verification.
- The historic 53-home count has not been matched house by house to the hospitality operator’s current 52-suite inventory. Individual owner access to facilities, service fees and authority to let short-term remain unverified.
- 2026 resale advertisements sometimes carry conflicting measurements and show asking prices only, not concluded transactions. The coordinate pin is based on accommodation listings inside the estate, not a cadastral survey of an offered lot.
