Beraban Luxury Lofts

Beraban Luxury Lofts is being marketed as a hotel-style apartment and loft development serving Seminyak, rather than a collection of stand-alone Bali villas.

Overview of Beraban Luxury Lofts in city to be confirmed

From 3,195,000,000 IDROctober 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

A choice of layouts

The range includes a studio, a conventional one-bedroom apartment and two duplex loft formats. The best fit depends on how the space will actually be used, not which interior is most photogenic.

About the project

Beraban Luxury Lofts is being marketed as a hotel-style apartment and loft development serving Seminyak, rather than a collection of stand-alone Bali villas. The current project website describes 156 residences and four accommodation formats, from compact studios to two-bedroom duplex lofts. Pertama Property is the developer brand presented on the project's own website and in the company's property portfolio. Its appeal depends less on the word “luxury” than on the combination of private living space, shared facilities and an intended hospitality operation. Anyone considering a unit for extended personal stays will ask different questions from a buyer whose priority is income from short-term guests.

Location is a meaningful part of that decision. The development is advertised within Seminyak's established dining, shopping and beachgoing district, with access towards Petitenget and the surrounding commercial streets. The administrative location appearing across sources is Kerobokan Kelod, Kuta Utara, Badung Regency. That is compatible with the Seminyak address used in marketing; it does not indicate a second development. The website footer gives Jl. Braban No. 82, but it presents this under contact details. A title document or reliable site plan connecting that street number to the construction parcel has not been found, so the exact plot should not be inferred from the sales address alone.

The intended customer experience is closer to an apartment hotel than a private holiday home. A prospective owner would have a self-contained unit while using amenities shared with residents and guests throughout the property. The project describes a rooftop pool and bar, restaurant, gym, yoga and aerobics studio, spa, sauna and jacuzzi, meeting space, children's club and a clinic. These are advertised facilities, not an independently verified list of services already open. Their usefulness will depend on accessibility, staffing and booking arrangements. Their operating costs will also have to be met, whether the eventual payer is the rental business, individual unit holders or an owners' fund.

The smallest published format is a 37 m² studio. It combines cooking, seating, sleeping and potentially working space without promising a completely separate bedroom. A studio can suit a short visit or a guest travelling alone, but a longer stay is more revealing: where do two suitcases go, how much counter space remains when meals are prepared, and can one person work while another rests? Those are not details a headline area figure settles. Apartment orientation, outdoor access, natural light and storage may matter more than the difference between two marketing renderings. The advertised floor plan gives a starting point, not a substitute for identifying the actual unit offered.

The 85 m² one-bedroom apartment occupies a different place in the range. Its separate bedroom and single-level arrangement may be more comfortable for residents who need privacy or dislike climbing stairs at night. The 67.8 m² one-bedroom loft, by contrast, distributes its accommodation over two levels. It offers a more dramatic interior volume, while the stairs create an everyday trade-off. Families with small children, older residents and guests with mobility limitations might value the larger conventional apartment over the loft even when the loft photographs look more striking. The prospectus refers to balconies, terraces and landscaped features, but none should be treated as included with every unit unless the particular floor plan says so.

At the upper end, the 120.7 m² two-bedroom loft is intended for households or groups seeking a living area distinct from the bedrooms. Its two-storey interior should not be mistaken for evidence about the number of floors in the entire building. Before selecting this unit as a family rental, the position of each bathroom, bedroom privacy, stair safety and sound transfer between levels deserve attention. The project's newer materials list four layouts, while some intermediary listings still show smaller studios or different area figures. Those may reflect an earlier product mix or different measurement conventions; they cannot safely be merged into one confirmed schedule of available residences.

Prices currently shown on the developer-facing project pages begin at IDR 3.195 billion for the studio, IDR 4.795 billion for the one-bedroom apartment, IDR 4.95 billion for the smaller one-bedroom duplex, and IDR 8.288 billion for the two-bedroom loft. Those figures are dated to the public information checked on 16 October 2026. They are advertising starting points, not accepted offers for specific available units, and do not establish the all-in cost of acquisition. Previous snapshots of the same website and third-party listings quote lower amounts. The project explicitly says transactions are denominated in Indonesian rupiah, with US dollar figures used for illustration. A written price quotation should identify the actual unit, payment currency, included inventory and any taxes or charges.

Another number needs separating from the project size. The website promotes a collection of 24 residences for enquiries while presenting 156 residences for the overall development. Twenty-four should therefore not be copied into a project inventory field as the total number of homes. It also is not a verified live count of units still for sale. Allocation can change without the public pages being updated. The practical comparison is between named units backed by dated quotations, not between old asking prices and an assumption that every advertised floor plan remains available.

Ownership is one of the most consequential questions for international purchasers. The project describes a 26-year leasehold arrangement for full-unit acquisition. A contractual lease is not ownership of the underlying land and its advertised duration does not reveal the commencement date, the identity of the landholder or the priority of the unit agreement over any master lease. Some brokerage descriptions add an extension of 30 years. Unless the extension mechanism, costs and obligations are written into enforceable documents, the extra period should not be treated as already secured. Buyers also need to know whether transfer to another purchaser, subletting, personal stays and changes of operator are permitted under their individual agreement.

Indonesian property law distinguishes land rights from contractual rights and from shares in a company. A foreign national cannot assume that land held under Hak Milik, the Indonesian ownership title, may simply be registered in their own name. Other legal interests, including specific rights over apartments where statutory conditions are satisfied, have their own requirements. None of those general rules resolves what Beraban is legally selling. The underlying land certificate, the contracting parties, the building arrangements and the unit documentation need to be read together. It would be misleading to use the marketing term 'ownership' as if it identified a single legal product.

The project also offers fractional participation. Its marketing compares interests such as 25%, 50% and 75%, and refers to a stake in a PT PMA, an Indonesian company with foreign investment. That is materially different from taking an entire residence under a lease agreement. A shareholder may have rights against a company, while the company holds or controls the relevant real-estate interest. The proposed structure requires corporate documents, a shareholder agreement, information on the company's underlying obligations, voting rights and exit restrictions. The promotional claim that fractional interests can be resold does not establish an active market or a buyer willing to pay the asking price when an investor wants to leave.

Personal-use rules could also differ sharply across these routes. Someone buying the whole residence might expect to stay there whenever it is not booked, yet a hotel management agreement could place conditions on owner stays, peak periods or notice. A fractional participant might receive a limited allocation of nights, with the remaining time available to the operator. If one investor disagrees with a renovation, large repair or change of management, the mechanism for resolving that disagreement must appear in the agreement. These distinctions affect the everyday value of the investment far more than a simple comparison of initial prices.

Completion dates are inconsistent and require current evidence. Older Pertama-branded material referred to February 2026, Rumavi still shows the first quarter of 2026, and a partner marketing page gives June 2026. A different property catalogue advertises the fourth quarter of 2026. None of these dates proves handover. A recent Pertama Property social post describes investors visiting an active construction site, and the project's own September 2026 commentary speaks of Beraban entering an established accommodation market. Those statements support describing the project as under construction rather than completed, but they do not fix a reliable date for an individual buyer to receive a usable unit.

There is also an apparent evolution in the development plan. The current project website and newer Pertama material describe 156 residences, whereas an older Pertama-branded project page and a fractional sales partner retain 128. Floor counts vary as well, with three, four and five levels appearing in different source descriptions. The newer 156 figure is the more appropriate headline for the present offer, but a buyer should not assume the rest of the historical data has been reconciled. A current master plan, floor schedule and unit numbering would clarify whether this is a revision to one scheme, changes in measurement or stale sales copy. No separate independently documented Beraban phase emerged from the research.

The project's apparent hotel positioning creates obligations that an ordinary apartment advertisement does not explain. Indonesia uses PBG for building approval and SLF to establish fitness for occupation; the underlying land use and relevant permissions for accommodation also require attention. A public listing claims permits have been obtained, but the actual project certificates and approval numbers were not available for inspection. That is not evidence of missing permits. It is a boundary on what can responsibly be said about the project's legal readiness, and it matters particularly to purchasers relying on the ability to host paying short-stay guests as soon as the building opens.

Rental modelling deserves similar caution. The operator has published an occupancy assumption of 80% in an investment discussion; another marketing analysis uses 75%, alongside a profit-sharing model. Neither occupancy number is a record of paying guests at the finished Beraban property. Seminyak has functioning hotels with repeat customers and established reviews, so a newly opened building will need to earn its position through pricing, service, distribution and guest satisfaction. Project brochures may present attractive return scenarios, yet seasonal gaps, promotional rates, empty rooms or unforeseen repairs can change what reaches the owner. Location provides demand exposure; it does not turn projected occupancy into contracted income.

Even a credible gross revenue estimate leaves major questions unanswered. Cleaning, laundry, bookings, platform fees, utilities, staffing, insurance, upkeep, furniture replacement, management charges, taxes and contributions to common areas all affect net results. Under a profit-share model, the definition of profit decides which costs are deducted before the owner's portion is calculated. Under a fixed-payment model, the identity and capacity of the party making the promise matter just as much as the percentage printed on the offer. Neither the exact operator agreement nor a complete owner-level cost schedule was available publicly, so presenting a forecast net yield would create precision that the evidence does not support.

The eventual exit is tied to both legal structure and the maturity of the building. A unit purchased through a leasehold agreement may be resold only if its assignment provisions allow it, and the buyer will evaluate the remaining term rather than the original advertised 26 years. A minority company stake introduces further questions about voting and transfer consent. The building's actual operating history, quality of maintenance, recurring fees and credibility of any extension rights will become part of the resale decision. A market with many holiday renters is not automatically a liquid market for an unusual contractual property interest.

For a buyer who values a serviced base in a lively part of Bali, Beraban offers a distinguishable product with varied apartment layouts and a substantial planned amenity programme. It is much less suitable for anyone seeking private land, a detached pool villa, unrestricted personal use or assured short-term investment returns. The essential next step is not another headline comparison but a file for the exact residence: updated plan, quoted rupiah price, land and entity records, proposed lease or shareholder documents, payment milestones, operator terms and evidence of progress towards lawful occupation. Only that package can establish what is being acquired, how it can be used and which obligations continue after purchase.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • No dependable handover date: older materials refer to February, Q1 or June 2026, while another catalogue advertises Q4 2026. A recent Pertama update shows ongoing construction; handover evidence and the SLF were not inspected. The current website lists 156 residences, against 128 on older branded and partner pages. Published building floor counts also differ (three, four or five); an approved updated master plan and unit schedule were unavailable. Jl. Braban No. 82 is a contact address, not a verified cadastral site locator. Land title, seller entity, project PBG/zoning evidence, full 26-year lease terms and fractional PT PMA agreements were not independently reviewed.
