The project is already built, occupied and traded. Buyers can inspect the apartment, the building and the common areas directly, shifting due diligence away from construction promises and toward physical condition, management, legal records and the negotiated price of the actual unit.
Current BTS access
Recent DDproperty listings put Phahon Yothin 24 BTS at roughly 90 metres from the project. That makes today's connectivity materially different from older project descriptions that referred to more distant stations, although the walk should still be checked from the specific building and entrance.
Three buildings matter
This is a three-building complex, so project-wide statistics cannot describe every unit equally. Building position, orientation, noise exposure, lift access and the condition of common areas can have more impact on daily use than a small difference in asking price.
Multiple layout choices
Studios and one-, two- and three-bedroom units appear across the market, but published standard sizes are inconsistent and current resales show additional variations. That creates choice, but it also makes the title-deed area and the actual layout more important than a generic project brochure.
Wide pricing dispersion
Current asking prices run from a THB 2.6M lower anchor to much larger multi-bedroom units above THB 9M. A single project average therefore hides too much; building, floor, condition, view, renovation, ownership eligibility and seller circumstances need to be compared unit by unit.
About the project
Supalai Park Phaholyothin is a large completed condominium complex in Chatuchak, on the northern side of central Bangkok, around Soi Phahonyothin 21. The major project databases agree on the core identity: Supalai Public Company Limited is the developer, the complex contains three high-rise residential buildings, rises to 33 storeys and has 828 units. For a buyer in 2026, this is fundamentally a resale decision rather than a construction-stage purchase. The buildings, common areas and individual apartments already exist, so due diligence can focus on what is physically and legally there today.
The project's timeline is less straightforward than the headline specifications. Supalai's own 2015 sustainability report says the company launched a three-high-rise mega project called Supalai Park Phaholyothin in 1994. Modern resale and project databases, however, generally record completion in 2011, while PropertyHub lists 2012. I did not find a primary handover or registration document that reconciles those dates. The registry entry therefore uses 2011, the date repeated by DDproperty, FazWaz and ThinkOfLiving, while the historical discrepancy remains explicit. For an actual purchase, the title and juristic-person records for the selected building matter more than a simplified marketing timeline.

The present-day transport story is stronger than older descriptions suggest. Current DDproperty listings place the project on Phahonyothin 21 Road and show Phahon Yothin 24 BTS roughly 90 metres away. Older project copy often points to Mo Chit BTS or Phahon Yothin MRT because some of that material predates the opening of the newer BTS station. That distinction matters: the condominium should be judged by today's network, not by a decade-old access description. Road access also remains useful, with Phahonyothin connecting toward Lat Phrao and Ratchadaphisek, and PropertyHub noting access from the Vibhavadi 30 side as well.
The three-building format is a practical buying issue, not a footnote. Two units in the same project can have different approaches from the entrance, different exposure to road noise, different views, different lift traffic and different relationships to the shared facilities. Current resale advertisements identify units in separate buildings, including Building 3, which confirms that buyers should compare more than project-wide averages. A viewing should identify the exact building, orientation, floor, renovation history and condition of both the unit and the common route leading to it.
Published unit-type data is useful but not perfectly consistent. FazWaz gives representative sizes of 40 sqm for a studio, 45 sqm for one bedroom, 60 sqm for two bedrooms and 147 sqm for three bedrooms. Yusabuy instead lists a 42 sqm studio and a 40 sqm one-bedroom, while retaining 60 and 147 sqm for the larger types. PropertyHub lists 41 sqm for one bedroom and 147 sqm for three bedrooms. Current resale stock adds more variation: DDproperty has shown a 49.24 sqm one-bedroom and a 131.15 sqm three-bedroom. The sensible conclusion is not to force these figures into a single artificial range. The building contains multiple layouts, and the registered area on the title deed for the chosen unit should control the transaction.
The amenity list is fairly consistent across current sources: swimming pool, fitness room, parking, reception or lobby functions, landscaped common areas, on-site retail or restaurant uses, key-card access, CCTV and 24-hour security are repeatedly mentioned. In a completed resale building, the relevant question is how those facilities are maintained now. A buyer should inspect them during the same visit as the apartment and ask for the current common-area fee, major repair history and any planned capital expenditure rather than assuming that an old brochure describes today's operating condition.
Asking prices span a wide range. When checked on 7 September 2026, DDproperty showed the project from about THB 2.6M to THB 12.9M. The lowest clearly identified current anchor I found was a 49.24 sqm one-bedroom unit listed on 16 August 2026 for THB 2.6M. At the other end of the active mix, a 131.15 sqm three-bedroom unit was listed for THB 9.99M in early September 2026. Those numbers are not a valuation model; they show why unit-level comparison matters. Building, floor, view, renovation quality, furnishing, legal status and seller motivation can all separate one resale from another.
Foreign ownership needs to be checked at unit level. Thailand's government information confirms that foreign freehold ownership in a registered condominium is limited to 49% of the total condominium unit area. DDproperty describes Supalai Park Phaholyothin as freehold, but that project-level label does not prove that every resale can be transferred into foreign freehold today. Before funds are committed, the condominium juristic person should confirm the foreign quota and issue the relevant certification for transfer. The buyer should also review the unit title, seller identity, outstanding common fees and transfer documentation rather than relying on the listing label alone.

Ownership format
The project is traded as a freehold condominium. A foreign buyer can register freehold title to a specific unit only within the statutory foreign quota, capped at 49% of the total condominium unit area. The condominium juristic person should confirm quota availability before transfer. If foreign freehold is unavailable for the selected unit, a long-term lease may be an alternative structure, but it is not ownership and its contractual terms require separate review.

Project databases cite representative studio sizes of 40 and 42 sqm, while resale units may vary. Compare pricing against the registered area of the specific apartment rather than assuming one standard studio size.
Published representative sizes differ at 40, 41 and 45 sqm, while a current DDproperty resale is 49.24 sqm. The one-bedroom stock should therefore be treated as a family of layouts rather than one fixed plan.
Several project profiles repeat 60 sqm as a representative two-bedroom size, but individual resale units can differ. The registered area of the selected unit should take precedence in a purchase decision.
Historic project profiles commonly cite 147 sqm, while current resale stock includes units such as 131.15 sqm. The difference confirms that several real configurations exist within the three-bedroom category.
Public databases do not provide one fully consistent unit-size schedule. Conflicting figures are not averaged into an artificial range.
