Why this project is worth a look

A genuinely small estate

Thirty-three homes is a meaningful scale difference for buyers who prefer a private residential environment over a large gated township. The trade-off is financial: a smaller owner base may carry common-area costs differently, so the final maintenance fee and long-term management model matter as much as the visual appeal of the clubhouse.

Space is the core product

The current Velti figures of 275 sqm for Mezzo and 375 sqm for Soprano are unusually generous for an urban townhome-style project. The number is only useful if the layout works, though. Buyers should test how the multiple levels, mezzanine and rooftop fit their actual household routines rather than treating total usable area as a sufficient quality measure.

School-run geography

VIMARNO sits in the Bearing–Bang Na–Srinakarin school corridor rather than central Sukhumvit. The developer’s map lists several established schools within a few kilometres. For households choosing a home around Bangkok Patana, Thai-Singapore International School or La Salle School, that can be more decision-relevant than being closer to downtown entertainment districts.

A live price, not a promise

THB 13.9M is supported by the July 2026 launch and recent live listings, but it should be treated as a lower market anchor rather than a universal project price. Plot size, position, furniture, seller and completion condition can all change the deal. The final comparison needs to be done house by house.

About the project

VIMARNO Sukhumvit - Bearing is a 33-home low-rise residential project on Soi Bearing 39, on Bangkok’s eastern side. It is not a condominium development: Velti Property is selling two landed formats, the Mezzo townhome and the larger Soprano semi-detached house. The current project website gives 275 sqm for Mezzo and 375 sqm for Soprano, with three main storeys, a mezzanine level and usable rooftop space. That vertical arrangement is the defining feature. Buyers get house-like floor area on relatively compact plots, but they also need to be comfortable with stairs being part of everyday family life rather than an occasional inconvenience.

The site is roughly 4 rai and 2 square wah, around 6,408 sqm, for only 33 residences. That low unit count is one of the clearest differentiators in the source material. It does not, however, mean oversized private gardens. Current developer figures put Mezzo plots at about 26.4–37.5 sq wah and Soprano plots at roughly 41.6–42.1 sq wah. Much of the usable space is created vertically. A sensible viewing should therefore focus on circulation as much as headline square metres: how the mezzanine connects to the living room, whether the stairs work for children or older family members, how much natural light reaches the deeper parts of the plan, and whether the rooftop would genuinely be used in Bangkok’s climate.

Mezzo is the lower-entry format. Velti currently lists 275 sqm of usable area, three bedrooms, five bathrooms, a living room, a flexible room and two parking spaces. Soprano increases the usable area to 375 sqm and parking to three cars while retaining three bedrooms and five bathrooms. The larger format also sits on a bigger plot. July 2026 launch material highlighted double-height living space and a private rooftop as part of the design concept. The practical distinction is therefore broader than a 100 sqm size gap: Soprano gives more land and vehicle capacity, while Mezzo aims to deliver unusually large internal area at a lower acquisition price.

Pricing needs to be treated as live inventory data rather than a fixed project tariff. The July 2026 sales launch cited a starting point of THB 13.9 million. DDproperty still showed a 275 sqm home at THB 13.9 million in late August and early September 2026, while a 375 sqm home was marketed at THB 21.35 million. Those listings may represent different fit-out packages, house positions or seller situations, so they should not be converted into a single price-per-type table. For publication, THB 13.9 million is a defensible lower market anchor. Before reservation, the buyer should obtain the current available-home list, plot size, furnishing specification, transfer costs and payment schedule for the exact residence.

Construction status is less tidy than the portal labels suggest. PropertyHub, DDproperty and PropertyScout all describe the development as completed in 2025 or ready to move. Yet a 14 July 2026 report carrying direct comments from Velti’s management says the company had completed more than 80% of construction before opening sales, and that buyers could already inspect actual homes. These statements can coexist if individual houses were ready while remaining project work continued, but they do not give us a primary-source confirmation that every house and common area had reached 100% completion. The registry therefore uses the conservative 'under_construction' status and avoids inventing an expected completion date.

The location is better understood as Bearing–Bang Na–Srinakarin than as central Sukhumvit. Velti’s own location map places Si Bearing station on the Yellow Line about 0.8 km away. The same map gives roughly 4 km to Bearing BTS on the Green Line, so this should not be marketed as a walk-to-BTS project. Its everyday value is more about eastern Bangkok road access and proximity to schools. Velti lists La Salle School Bangkok at about 0.8 km, Thai-Singapore International School at 1.5 km and Bangkok Patana School at 2.3 km. For families whose school run is one of the largest time costs in the week, those distances can matter more than a central-city postcode.

Shared amenities are relatively focused: the developer lists a clubhouse, lobby, co-working space, swimming pool, fitness room, garden, children’s playground and 24-hour security. That is a meaningful package for 33 homes, but it is still a small private housing estate rather than a resort compound. The key diligence questions are operational rather than visual: the final common-area fee, management company, maintenance standard, access rules and how costs are allocated across only 33 owners. We did not find a current published common fee, so it should not be estimated from comparable estates.

Foreign-buyer due diligence is materially different from buying a condominium unit. DDproperty labels some VIMARNO listings as freehold, but that describes the property’s market tenure and does not establish that a foreign individual can own the underlying Thai land. Thai rules generally restrict direct foreign land ownership outside narrow statutory exceptions. A foreign buyer therefore needs the title document for the specific plot and a clear legal structure for both land and building. If a registered lease is proposed, the contract needs to address the registered term, renewal mechanics, inheritance, assignment or resale rights, and what happens to the building when the land lease ends. A nominee-company workaround should not be treated as a substitute for a lawful structure.

Ownership format

This is landed housing. Foreign buyers generally cannot own Thai land directly; a common alternative is a registered long-term land lease, typically for up to 30 years, with any extension depending on the contract and the landowner. We did not find a published VIMARNO-specific foreign-buyer ownership structure.

Compared with Mezzo, the upgrade is not only an extra 100 sqm indoors; it also brings a larger plot and an additional parking space, which may matter more to a multi-car household than the headline floor-area difference.

The cards use Velti Property’s current 275 sqm and 375 sqm figures. A ThinkOfLiving review dated 6 March 2025 used earlier 286 sqm and 385 sqm figures, while some older databases show yet another set of numbers. We did not average them; the selected house should be checked against its current plan and contract documents.   • Published house areas changed over time. Velti’s current site gives 275 sqm for Mezzo and 375 sqm for Soprano; a ThinkOfLiving review dated 6 March 2025 used 286 sqm and 385 sqm. The registry uses the current Velti figures.
  • Some aggregators disagree on the administrative location. Velti’s official site and Google place the project on Soi Bearing 39, Bang Na, Bangkok 10260, while FazWaz and related databases classify it under Samrong Nuea, Samut Prakan. The registry follows the official Bangkok address.
