Why this project is worth a look
Space before status
The main reason to look at Sol Midtown is not branding; it is the amount of usable house you get inside Bangkok. The confirmed plans run from 222 to 275 sqm, with three or four levels and up to four parking spaces. REVIVE in particular uses a roughly 10-metre frontage, which makes the ground floor feel less compromised than many narrow urban townhomes. The trade-off is vertical living. A buyer should judge the home by how the household will move through it every day, not by the total floor area printed on a brochure.
Built for mixed routines
The larger plan can separate bedrooms, family rooms and work areas more convincingly than a conventional apartment. That makes the project relevant to owner-occupiers who work from home, run a small professional practice or simply need private rooms for several generations. It does not automatically make every commercial use permissible. Estate rules, signage, client traffic, business registration and local planning constraints still need to be checked if the home is expected to function as more than a residence.
A small community
There are only 49 homes: 38 townhouses and 11 twin homes according to the developer. That gives the estate a much smaller resident base than a typical mass-market suburban project while still providing a pool, gym, shared work space, garden and controlled entry. A small scheme can feel calmer, but it also means the cost of maintaining shared facilities is spread across fewer owners. The current common fee is therefore a meaningful due-diligence item, and we did not find a reliable 2026 figure in the public primary material.
Better with a car
The address is inside Soi Phet Kasem 48 rather than next to a station entrance. The developer quotes about 2 km to MRT Phet Kasem 48, 2.8 km to Ratchaphruek Road, 4.5 km to Kanchanaphisek Road and 11 km to Sathorn Road. This is a road-connected location first and a rail-connected location second. The generous parking makes sense in that context. Anyone planning a car-free routine should test the station connection at the time they would actually travel, while drivers should test the full commute rather than relying on kilometre figures alone.
Land changes the legal test
This is not a condominium, so the familiar 49% foreign condominium quota is not the relevant ownership framework. A foreign individual generally cannot acquire Thai land outright, subject to narrow statutory exceptions, and the project does not publicly set out a standard foreign-buyer structure for its individual plots. Before price negotiations become the main conversation, a non-Thai buyer needs to establish what right over the house and land is actually being offered, how that right is registered, how long it lasts, and what can be transferred on resale.
About the project
Sol Midtown Petchkasem–Sathorn is a finished low-density housing scheme in Bang Duan, Phasi Charoen, on Bangkok’s western side. The developer confirms 49 homes in total: 38 four-storey townhouses and 11 three-storey twin homes. Internal areas run from 222 to 275 sqm and plot sizes from roughly 27.44 to 44 sq wah. That puts the project in a different decision set from a normal city condominium. The buyer is trading apartment convenience for a private entrance, land, three or four parking spaces and enough internal volume to separate family, guest and work areas. Major listing platforms mark the project as completed in January 2025, while the developer’s live 2026 website still accepts registrations and shows a starting price of THB 12.5M.
REVIVE is the clearest version of the product. It is a 275 sqm, four-storey townhouse on land from 27.44 sq wah, with four bedrooms, five bathrooms and parking for up to four cars. Its roughly 10-metre frontage is unusually generous for an urban townhouse, and the living area includes a double-height volume approaching six metres. Those dimensions matter more than the design language. A wider house gives the ground floor a chance to function as real living or work space instead of becoming little more than parking and circulation. The downside is equally concrete: the household is spread over four levels. A family with young children, older parents or mobility concerns should walk through a finished unit and think about daily movement between floors before being persuaded by the headline square metres.

RETREAT is the confirmed three-storey twin-home option. It has 222 sqm of internal area, land from 31.02 sq wah, four bedrooms, five bathrooms and up to three parking spaces. It gives up some indoor area compared with REVIVE but behaves more like a conventional family house: one fewer level, a little more land relative to the building and only one shared side wall. The official site also displays a REVERIE model name, yet the accessible text does not provide usable dimensions or a plan for it. We have therefore left it out of the structured unit cards rather than filling the gap from images. For a real purchase, the plot plan, orientation, exact land area and legal status of the selected plot matter more than the model name alone.
The location works best when judged as a road-connected Bangkok address, not as a station-adjacent one. The developer quotes about 2 km to MRT Phet Kasem 48, 2.8 km to Ratchaphruek Road, 4.5 km to Kanchanaphisek Road and 11 km to Sathorn Road. That gives drivers several ways to move between western Bangkok and the inner city, but the last leg to rail is not a five-minute walk. A household with two or three cars can make genuine use of the wide frontage and parking provision. A car-free buyer should instead test the trip from the gate to the MRT at normal commuting hours and budget for a short taxi or motorcycle-taxi connection. In Bangkok, the 11 km figure to Sathorn is far less informative than the actual peak-hour travel time.
Shared facilities are compact but credible for a 49-home estate: a pool, gym, shared work/meeting space, garden, security, CCTV and licence-plate controlled vehicle access. The official site also lists solar-powered street lighting and internal roads around 9–10 metres wide. A detailed 2024 review described a small salt-water pool, a communal garden of about 56 sq wah and cameras at the main gate and within the estate. The practical due-diligence point is not whether the brochure has enough amenity icons; it is what those facilities cost to run after completion and how well they are being maintained. We did not find a reliable current 2026 common-fee figure in primary public material, so the live budget or management invoice should be obtained for the exact property.
The developer is The Iconic Property Limited, a Thai company established in 2013. The project website publishes company registration number 0105556117631 and paid-up capital of THB 213.09M, and Thailand’s government EIA database shows the same legal entity as active. That is useful identity evidence, but it should not be converted into a generic quality score. Because Sol Midtown is complete, a buyer can inspect what matters now: the exact house, signs of settlement or water ingress, MEP systems, boundaries, title documents, outstanding common charges and the handover condition. A finished project removes construction-completion uncertainty; it does not remove property-specific technical or legal risk.
For a non-Thai buyer, the ownership analysis is fundamentally different from a foreign-quota condominium purchase. The 49% condominium foreign quota is not the framework here because the product is a house tied to land. Under Thai land law, a foreign individual generally cannot acquire land outright, subject to narrow statutory exceptions that include at least THB 40M of qualifying investment and Interior Ministry permission. The public Sol Midtown material does not set out a standard foreign-buyer structure for individual plots and does not publish the title for a selected home. The first legal question is therefore not yield or furniture; it is what right over the building and land is actually being offered, how it is registered, how long it lasts and what can later be transferred on resale or succession.
Home types & sizes
Four bedrooms, a roughly 10-metre frontage, parking for up to four cars, 2.8-metre ceilings and a double-height living volume approaching 6 metres. This is the largest fully documented plan and the format seen in current public listings. The practical question is whether four levels fit the household’s routine and how much of the ground floor will genuinely be used.
Four bedrooms, up to three parking spaces, a frontage of about 6 metres and three levels. It has less internal area than REVIVE but reads more like a conventional family house and removes one storey from daily circulation. We did not verify current RETREAT stock or a current model-specific asking price in the primary public material.
The official site also lists a REVERIE model, but the accessible text version does not expose its dimensions or plan. Only the two models with confirmed specifications are shown here; REVERIE should be checked against the current brochure or the specification for the exact home.

Location
- Project address: Soi Phet Kasem 48 Yaek 18, Bang Duan, Phasi Charoen, Bangkok 10160.
- The developer quotes roughly 2 km to MRT Phet Kasem 48. This is not a station-door address, so the daily connection should be tested from the exact house rather than inferred from the project name.
- Ratchaphruek Road is quoted at about 2.8 km and Kanchanaphisek Road at about 4.5 km, reinforcing the project’s car-oriented character.
- The developer lists Seacon Bangkae at about 3.7 km and Phyathai 3 Hospital at about 4.3 km.
- Sathorn Road is quoted at roughly 11 km, but travel time matters more than distance on a Bangkok commute and should be checked at the intended travel hour.

Best for: A household that wants the internal area of a large apartment but prefers a private entrance, a plot of land and several parking spaces. The 222–275 sqm plans allow bedrooms, family space and work rooms to be separated vertically.; A car-dependent family. REVIVE is designed for up to four cars, and the location inside Phet Kasem 48 works more naturally for drivers than for a fully walkable, rail-first routine.; An owner who genuinely needs home-working space. The floor area can support a proper office, meeting room or quiet work zone without renting a second premises, subject to estate and local rules for any business use.; A buyer who values seeing the finished product. The estate is complete, so the exact street, neighbouring houses, noise, common areas, finishes and defects can be inspected before commitment instead of being inferred from renderings.; A Thai buyer, or a foreign buyer who has established a lawful and workable structure for the house and land before paying a material deposit. The legal analysis here is fundamentally different from buying a foreign-quota condominium.; may not suit: Anyone who expects a five-minute walk to rapid transit. The estate sits inside the soi network, and the developer’s own figure to MRT Phet Kasem 48 is about 2 km.; A foreign buyer whose non-negotiable requirement is simple outright land ownership comparable to buying a condominium unit. Land rights are the central legal issue in this transaction type.; A household that needs near-step-free living across one or two levels. The confirmed homes are three and four storeys, so daily stair use is built into the product..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- No standard foreign-buyer structure for an individual house and plot is published. We did not find the title document for a selected plot or a project-specific registered lease, superficies or other documented structure in the public material.
- A 2026 Think of Living roundup shows THB 9.5M in the section heading but THB 10.9M in the body, while the official project site and current listings show THB 12.5M. we use THB 12.5M as the current primary-source anchor; any lower campaign price needs unit-level confirmation.
- The current 2026 common fee, full payment schedule and transfer-cost allocation were not found in primary public material. A 2024 review listed THB 50,000 reservation and THB 180,000 contract payments, but those terms should not be treated as current.
