Erawana Creek is an active private-pool-villa development in Pru Jampa, Thep Krasattri, in northern Phuket. It is a separate project rather than a phase of Erawana Grand: Creek has its own site, master plan and inventory. The queue also records the alias The Creek by Erawana, while the developer's own website now lists Erawana Creek as one of its current projects. That is enough to establish the identity without merging it with the developer's other Layan-area estates.

The developer is unusually easy to verify for a boutique villa scheme. Erawana Co., Ltd. states on its own website that it was established in 2002 and has developed more than 15 residential projects and over 150 villas in Phuket. Its completed-project list includes Peykaa Estate, Tanode Estate and several earlier villa communities. A track record is not a substitute for checking Creek's contract, permits or land documents, but it gives buyers a much clearer counterparty history than a one-project special-purpose brand would.

The first material inconsistency is the project count. Home In Phuket, PropertyScout, Storm Phuket and the descriptive copy syndicated across several portals all describe an 18-villa development. FazWaz and its related project databases display 16 units in the technical header, while the narrative on the same page says 18. Current inventory services also refer to 18 declared villas. This dossier uses 18 as the main figure because the broader and more recent source set supports it, but the contradiction remains unresolved until the developer's plot schedule or contract annex is produced.

Completion timing needs the same caution. Most mainstream project pages, MESTO's September 2026 inventory and several current listings still point to Q4 or December 2026, and the scheme is described as under construction in September. A smaller set of newer catalogues has moved handover to Q4 2027. Erawana's own public project page does not currently state a completion date in its text. The practical date for a buyer is therefore the contractual handover deadline for the selected villa, together with the remedies for delay, rather than whichever year happens to appear on an aggregator.

The physical product is easier to understand. These are single-storey detached villas built around private pools, gardens and covered parking. Three- and four-bedroom homes recur throughout the live inventory. Three-bedroom listings generally show four bathrooms; four-bedroom homes show five. Published floor areas are less consistent: roughly 343–449 sqm appears across three-bedroom stock, while four-bedroom examples run around 426–532 sqm. Other listings use 335 or 402 sqm, which suggests that sources are not always measuring the same combination of enclosed, built-up and outdoor areas.

Land size creates another layer of variation. Verified listings range from about 490 sqm to more than 1,200 sqm, although many project descriptions present a more typical upper end of about 827 sqm. This matters because two villas with the same bedroom count can sit at very different price points simply because one carries substantially more land or a different outdoor configuration. Buyers should compare the plot plan, house plan and stage of construction together rather than treating bedroom count as the main pricing variable.

The design is strongly oriented to indoor-outdoor living. Project profiles repeatedly show an open living and dining zone, Western kitchen, large glazed openings, pool terrace, sala, landscaped garden and private swimming pool. Published pool dimensions include approximately 5 by 12 metres and 5.5 by 10 metres depending on the villa type. Some larger homes also show roof-deck space. The result is a house where a meaningful share of usable lifestyle space sits outside the air-conditioned rooms, which is relevant both to maintenance and to how the home will actually be used.

Pricing has moved during the sales period. On 6 September 2026, MESTO showed available stock from THB 25.9 million and 15 active positions against 18 declared villas. Older advertisements at THB 23.9 million are still visible on FazWaz, Dot Property, Home In Phuket and other portals. Those older numbers were genuine asking prices, not obvious errors, but they may now relate to earlier price lists or units that are no longer available. For a current project page, THB 25.9 million is the more useful lower market anchor, with the older THB 23.9 million figure disclosed as historical context.

The spread above the entry price is wide. Three-bedroom villas around 343–354 sqm appear from the mid-THB-20-million range into the THB-30-million range, while four-bedroom stock moves higher and large plots can push asking prices much further. That means price per square metre is a weak shortcut here. Land size, outdoor facilities, exact house type and construction status all affect value. A buyer comparing two units should request the same measurement definition for both before drawing conclusions from the headline area.

The construction payment schedule is milestone based. Current project databases show 2% on reservation and 33% when the sale agreement is signed within 15 days. Further instalments are 15% after foundations, 20% when the structure reaches roof level, 15% after fit-out, 10% following inspection and 5% on handover. The same databases publish a different 2% / 48% / 50% schedule for a finished villa. That distinction is useful because Creek may contain homes at different stages; the payment schedule should match the exact villa number and its actual construction status.

Common facilities are deliberately modest compared with a resort estate. Sources consistently show 24-hour security, CCTV, internal roads, landscaping and common-area services, while most of the lifestyle value sits inside each private plot. There is no strong evidence of a large communal clubhouse, shared resort pool or extensive leisure complex. For an owner who wants privacy this can be a sensible model, but it puts more emphasis on the estate-management rules and on understanding which costs are communal and which remain the owner's responsibility.

Operating charges are published but not perfectly uniform. FazWaz states a fixed common-area fee of THB 7,500 per month and a one-off sinking fund of THB 100,000. A more recent Storm Phuket page shows a THB 7,500–9,500 monthly range. Before signing, the buyer should obtain the current fee schedule and ask what it actually covers. Security, common landscaping and refuse collection may be shared services, while pool care, private gardening, household systems and repairs normally remain villa-level expenses.

The address places the development on Ban Pru Somphan Road in Thep Krasattri, Thalang. Hipflat publishes 239/1 Banprusompan Road, while the structured map listing uses 101 Moo 8 in the same Ban Pru Somphan area, so this dossier avoids pretending that one house number is definitively the project gate. The mapped project viewpoint used by LivePhuket is at approximately 8.0467638, 98.3244835. That is precise enough for the surrounding-location module, while the final postal wording should be matched to the developer's sale agreement.

This is an inland northern-Phuket location rather than central Bang Tao. Phuket.Net places Layan Beach at about 4.6 km. Erawana's own site gives Phuket International Airport at about 9 km and roughly 15 minutes by car, with Nai Yang Beach about 8.7 km away. UWC Thailand and Thanyapura are also on the northern side of the island. The setting therefore makes more sense for households that drive and value access to schools, the airport and quieter residential roads than for people who expect a walk-to-beach or walk-to-dining lifestyle.

Marketing pages sometimes group the project with Layan because that is the nearest recognised west-coast lifestyle area, but the day-to-day geography is Pru Jampa. Boat Avenue, Porto de Phuket, Laguna and the main Cherng Talay dining strip remain driving destinations. That does not make the location inferior; it defines the trade-off. Buyers gain larger plots and lower density than central Cherng Talay, while giving up immediate access to the beach and the area's most concentrated retail and restaurant zone.

Foreign-buyer ownership needs to be handled carefully because this is a villa-and-land transaction, not a condominium purchase. Thai law generally does not allow a foreign national to own land directly, apart from narrow statutory exceptions. Project listings refer to Thai freehold, leasehold and separate ownership of the villa structure. Those labels describe possible legal structures, not a blanket entitlement for every buyer. The selected plot's title, registered landowner, lease term, succession provisions and transfer mechanics need to be reviewed before money moves beyond a refundable reservation.

A Thai company should not be treated as a standard shortcut to land ownership. Thai authorities increased scrutiny of nominee landholding in 2026, reinforcing the need for any corporate structure to have a genuine legal and commercial basis rather than exist solely to hold land for a foreigner. For most international buyers, the clean way to approach the issue is to separate the building from the land, understand exactly which right is being acquired in each, and have the documents reviewed for the individual plot.

Erawana Creek therefore makes most sense for buyers whose priorities are private space, a one-level floor plan, three or four bedrooms, a proper garden and pool, and a quieter northern-Phuket setting. It can work particularly well for a family that drives regularly and values airport or school access. It is less convincing for someone whose ideal Phuket home is defined by being able to walk to Layan Beach, Boat Avenue or the core of Cherng Talay every day.

The most useful due-diligence package is villa specific. Before reservation becomes non-refundable, the buyer should receive the plot plan, land-title copy, exact built and usable areas, specification, furniture and equipment list, current construction photographs or inspection access, payment schedule, contractual handover date, common-fee schedule, sinking-fund requirement and the ownership structure being offered. The open web contains enough conflicting data on unit count, area definitions and handover timing that these documents should be treated as the final source of truth for the transaction.

Overall, Erawana Creek clears the threshold for a full project page comfortably. It has a verifiable developer, a live official project page, mapped location, active inventory, identifiable villa types, published payment terms and enough independent coverage to understand the product. The weakness is not a lack of information but version control across portals. A buyer can shortlist the project on the available evidence, but the final decision should rely on the current villa-specific contract pack rather than a generic project database.
