Bedrooms and living spaces sit on one level around the pool and terrace, which is practical for families, older residents and anyone who wants to avoid stairs. The layouts are not identical, though, and both house area and land area vary enough that the exact villa number needs to be reviewed rather than relying on a generic floor plan.
Northern Phuket access
Pru Champa is inland, but it is well placed for UWC Thailand, Thanyapura, Thalang and the airport, while Bang Tao and Layan remain within driving range. It suits a car-based residential routine better than a beach-walking holiday routine, which is an important distinction for both owner-occupiers and long-stay tenants.
Milestone payments
The remaining developer stock is marketed with construction-linked instalments rather than a single large upfront payment. That creates useful checkpoints as the house progresses, provided the sale agreement defines each milestone, the delivery deadline, variation controls, defect rectification and the consequences of delay.
Villa-specific due diligence
Public records show a mix of completed, under-construction and late-2026 handover references. The project-level status is therefore less useful than the status of the exact plot. Buyers should match the physical villa, land title, contract party, specification and handover schedule before treating any listing as transaction-ready.

Rungtiva Private Pool Villas is a compact estate of 18 private pool homes in Pru Champa, within northern Phuket's Thalang district. It is an inland residential address rather than a beachside development, and that distinction matters more than the marketing language around access to Bang Tao and Layan. The beaches are a drive away. What the location offers instead is a quieter residential setting with its own land, private outdoor space and relatively short driving access to schools, everyday shopping, the airport and the west coast. That makes the project more relevant to families and longer-stay residents than to buyers whose priority is walking out of the gate and onto the sand.
The estate is planned as 18 single-storey villas with three- and four-bedroom layouts. Keeping the house on one level is a practical feature: bedrooms, living areas, kitchen, terrace and pool can work as one continuous day-to-day space, without stairs separating family life. The homes are not all identical. Current three-bedroom listings show built-up areas broadly in the 262–297 sqm range, while current four-bedroom stock is commonly around 297 sqm, with larger configurations appearing in older listings. The developer's first-phase masterplan shows land plots ranging from about 341.6 sqm to 513.67 sqm. That spread is significant, so two villas with the same bedroom count can have very different garden depth, pool surroundings, parking space and privacy from neighbours.

Most of the lifestyle value sits inside the individual property rather than in shared resort facilities. Each villa is built around a private swimming pool and outdoor living area, with private garden space and a driveway or covered parking depending on the plot. Project-level listings consistently mention gated access, 24-hour security, CCTV and landscaped communal areas. Buyers should therefore spend less time counting amenities and more time inspecting the specific villa: how the pool is oriented, how close the next house is, whether the outdoor areas remain usable in heavy rain, how service spaces are arranged, what is included in the kitchen and built-ins, and how the MEP systems can be accessed for maintenance.
Pru Champa is a car-dependent location, but it connects reasonably well to the parts of northern Phuket that matter for daily life. The project's published distances put Lotus's Thalang at about 4.2 km, Thalang Hospital at 4.7 km, Thanyapura at 5.6 km and UWC Thailand at 5.9 km. Boat Avenue and Porto de Phuket are roughly 6.8–6.9 km away, Layan Beach about 7.5 km and Bang Tao around 7.7 km. Phuket International Airport is shown at roughly 8–9 km across the project's own materials. Those figures make the address particularly relevant to households using international schools or the airport frequently, but they should not be converted into fixed driving times: traffic conditions in Thalang and around the west-coast junctions can change the journey materially.
The construction status is not uniform across the estate. The developer's own progress feed still showed active works on villas A3, A4, A5, A6, A7, A8 and A10 in May 2026. Current project databases such as FazWaz, together with recent agency inventories, generally point to late 2026 or December 2026 for remaining stock. At the same time, DDproperty contains individual listings marked as completed in 2024, and other databases carry 2025 completion labels. These records can coexist if some houses were completed earlier while other plots are being finished or built to order. A buyer should therefore ignore the temptation to ask whether the entire project is simply 'completed' or 'off-plan' and instead obtain a construction certificate, handover schedule and physical inspection for the exact villa number being considered.
Public pricing is equally plot-specific. In September 2026, the lowest visible asking level is around THB 17.9 million, while other fresh listings start nearer THB 19.9–22 million and current four-bedroom offers reach roughly THB 25.5 million. The gap is large enough that headline pricing is not a reliable substitute for a unit sheet. Plot size, built area, construction stage, furnishing and individual configuration all affect the number. The THB 17.9 million figure is useful as a lower market anchor, but it should not be read as a developer-wide price promise. Before reserving, the buyer needs a dated offer for the exact villa, with house area and land area shown separately and every included item clearly listed.
The published payment plan follows construction milestones. It starts with a THB 200,000 reservation, then a 30% payment within 30 days of contract signing, followed by four 15% instalments linked to foundations, concrete structure, walls and roof, and interior works, with the final 10% due on handover. This is more transparent than a front-loaded schedule because most payments are tied to visible progress. It still needs contractual discipline. The sale agreement should identify the plot and villa number, drawings and specification, the deadline for each stage, what happens if construction is late, how variations are approved, how defects are recorded and corrected, and whether the reservation amount is credited to the subsequent percentage payments.
For an international buyer, land is the central legal issue. This is landed property, not a condominium unit, and a foreign individual generally cannot register Thai land title directly in the ordinary course. Thai law has narrow exceptions, but they are not the normal route for a villa buyer. The practical transaction therefore needs to be built around the actual registered land right and the legal position of the house itself, often involving a registered lease and separate rights over the building. Portal labels such as 'freehold' are not enough. The buyer needs the land title, the registered owner, the proposed lease or other instrument, the building documentation and a clear explanation of exactly what will be registered in the buyer's name.
Rungtiva Asset Co., Ltd. is named as the developer on the project's official website and across several major property databases. The company presents a track record of earlier residential projects in Songkhla province, including housing estates, apartments and a condominium. That background is useful but does not answer the transaction-level question of who signs the Phuket sale contract. DDproperty, for example, displays a different legal developer label, Rungtiva Condominium. The safest approach is to treat the brand history and the contracting entity as two separate checks: confirm the exact company on the agreement, the bank account receiving funds, the landowner, and the legal connection between all parties involved in selling the selected villa.
Taken as a home rather than a brochure, Rungtiva has a coherent proposition: low density, single-storey living, private pools, meaningful plot sizes and a northern Phuket location that can work well for school and airport access. The trade-off is that the public record is unusually mixed on completion dates, some areas and recurring costs, and even the legal developer label shown by one major portal. This is not a project to assess only from the masterplan. It makes more sense to underwrite it villa by villa, with the selected plot, construction stage, land right, contracting party, handover date, specification and ongoing fees verified before money moves beyond a modest reservation.
Ownership format
This is landed property, so the ownership structure depends on the buyer. A foreign individual generally cannot hold Thai land title directly; an international buyer needs the exact registered land-lease and building-right structure checked for the selected villa and contract package.

Single-storey three-bedroom homes make up most of the current inventory. Plot size varies by villa number, with the published masterplan showing plots from roughly 341.6 sqm.
