Why this project is worth a look
Single-level living
The bedrooms, shared living area, terrace and pool are arranged without a daily staircase. That can work well for a multi-generational household, although thresholds, drainage falls, wet areas and real step-free access still need to be checked during a technical review.
A private plot
Published land sizes are 557 sqm for the 3A homes and 730 sqm for 3B. The space supports a garden and a more private outdoor routine, but it also brings upkeep costs, and genuine privacy will depend on the selected plot, planting and what is built next door.
Northern Phuket logic
Layan, Bang Tao, Laguna, the airport and north-island schools form a coherent driving pattern from Pru Jampa. That is useful for a household based in this corridor and much less compelling for someone commuting to Phuket Town or the south every day.
Milestone payments
After reservation and contract signing, instalments follow the foundation, structure, enclosure, interior work and transfer. The structure is only useful when each milestone is objectively defined and the buyer can inspect the work before the next payment becomes due.
A clear home type
There is no complicated mix of hotel rooms, apartments and pooled-income products: the buyer is choosing a private three-bedroom villa. That clarity does not make ownership passive, however; the home, garden, pool and any rental operation require their own operating plan.
About the project
Anchan Emerald is an under-construction estate of single-storey, three-bedroom private pool villas in Pru Jampa, northern Phuket. It is not a beachfront compound and it is not organised around a resort-style shared leisure deck. The core product is an individual house with its own garden, pool and parking. That makes it closer to a full-time home or an extended-stay base than to a condominium that can be locked up with minimal exterior maintenance.
Pru Jampa sits inland between Phuket's west coast and the routes towards the airport. Layan, Bang Tao, Laguna, the Boat Avenue retail cluster and several international schools are all driving destinations. The location works best when a household's normal week is concentrated in north and north-west Phuket. Regular journeys to Phuket Town or the southern beaches will be substantially longer, and this is not a walk-to-the-sand address.

Every published house type has three bedrooms, three bathrooms and parking for two cars. The plan is centred on the relationship between the living room, terrace, garden and private pool, while the single-level arrangement removes stairs from daily life. That can suit families with young children, older relatives or anyone who wants the sleeping and living zones on one floor. The trade-off is the routine care that comes with a sizeable plot, landscaping, pool equipment and exposed exterior finishes.
The current range uses four labels: 3A-1P, 3A-1V, 3A-3 and 3B. The first three retain the same three-bedroom programme but use different plans and outdoor configurations. The project page quotes a 557 sqm land plot for each of them; pools measure 4 x 10 m for 3A-1P and 3A-1V, and 4 x 9.5 m for 3A-3. Type 3B moves to a 730 sqm plot, a 4 x 10 m pool and a higher entry price. The meaningful comparison is therefore the actual drawing, orientation, adjoining plots and driveway position, not the type code alone.
There is a material discrepancy in the project count. The project profile and several earlier agency records state 44 villas on a 36,800 sqm site. Launch coverage published in July 2026 calls Emerald the brand's fifteenth development and describes 46 villas across more than 40,000 sqm. These numbers should not be averaged or quietly treated as interchangeable. A buyer needs the latest numbered master plan and a clear explanation of what the quoted total includes before reserving a plot.
Construction is active. Anchan Villas posted site-progress updates during 2026, while current project pages continue to market the estate before completion. The official project section, however, does not give one fixed completion date for the whole community. Third-party pages variously mention 2027 or an approximately 12-month made-to-order build for a selected villa. The sale contract therefore needs a plot-specific start date, milestone timetable, long-stop date, inspection procedure and a practical remedy for delay.
Public pricing also needs context. The lowest visible offer on 25 August 2026 was THB 27.7M, while the developer's current page quotes the 3A types from THB 30M and Type 3B from THB 37M. A lower listing may relate to a particular plot, an older price sheet, a different fit-out, a promotion or a different ownership package. A useful comparison must align the plot, plan, furniture, landscaping, taxes, transfer expenses and every contract exclusion rather than compare headline totals alone.
The published payment sequence is construction-linked: 2% on reservation, 28% on signing, four 15% instalments after defined build stages, and 10% at transfer. Linking payments to physical progress is helpful, but the percentages do not create protection on their own. The contract should define each milestone, the evidence required before an invoice, the buyer's inspection rights and what happens if the completed work does not match the agreed drawings and specification.
Land is the central legal issue for a foreign buyer. A non-Thai individual will not ordinarily receive direct freehold title to the plot. The developer presents a long land lease with separate ownership of the villa structure; the advertised 30 x 3 formula is not the same thing as one registered 90-year property right. Due diligence should cover the lessor, land title, boundaries, encumbrances, inheritance and assignment provisions, registration of the first 30-year term and the enforceability of the promised renewals. A nominee-company land structure is not a substitute for independent legal advice.
Emerald can make sense as a spacious private home in Phuket's quieter northern corridor, but its investment case should not be built from brand projections. The developer publishes expectations around capital appreciation and rental yield; those are marketing assumptions rather than guaranteed outcomes. Net performance will depend on the final acquisition price, furniture budget, community and utility charges, pool and garden care, insurance, vacancy, management commission and the lawful rental strategy. Ownership format
For a foreign buyer, the conventional documented route is a registered 30-year land lease with separate ownership of the villa structure. The developer markets a 30 x 3 arrangement, but the two future renewals remain contractual and depend on the lessor; direct foreign freehold ownership of the land is not available.

The official project page clearly supports the bedroom and bathroom count, plot and pool sizes, parking and quoted prices, but it does not publish a comparable house-area measure for every type. Third-party records mix interior, covered and total design area, producing figures from 264 or 354 sqm up to 473.5 sqm. Area is therefore omitted from the cards until a current schedule using one definition is supplied. Location
- Layan Beach is quoted at roughly 10 minutes by car, with Bang Tao and Nai Yang at about 15 minutes. Actual time will vary with the estate exit, season and traffic.
- Boat Avenue, Porto de Phuket, Villa Market and Blue Tree are each presented as approximately a 12-minute drive.
- Laguna Golf Phuket is quoted at about 10 minutes, while the Blue Canyon courses are around 15 minutes away.
- Phuket International Airport is presented as a roughly 15-minute trip; flight peaks and high-season traffic require a separate buffer.
- UWC Thailand and Thanyapura are quoted at about 12 minutes, with the HeadStart Cherngtalay campus at around 15 minutes.
- British International School is farther away at a quoted 30 minutes, without any guarantee during congested periods.
- This is an inland driving address. The beach, shops and schools do not form a walkable daily radius, so normal life here will require a car.
