Twenty villas make this a small estate by current Phuket new-build standards. Confirmed plot sizes run from 723 to 1,352 sqm, so privacy comes from real land around the home rather than only boundary walls. The selected plot should still be checked against the entrance, communal landscaping, service areas and any future construction next door.

Single-level daily life

Bedrooms, living areas, terraces and the pool are all arranged on one floor. That is practical for a multi-generation family and remains usable if stairs become inconvenient later. A single-storey layout does not mean low running costs: the broad roof, façades, garden and pool all create maintenance obligations that belong in the ownership budget.

Three clear scales

Type 4B provides four bedrooms across 548 sqm; Type 4C expands to 709 sqm, adds a fifth bathroom and a third parking space; Type 5C reaches five bedrooms and 751 sqm. The range lets buyers choose around family structure and guest use rather than price alone. The selected plot plan and specification must still be attached to the contract.

Northern Phuket access

Pru Jampa offers driving access to Layan, Laguna, international schools and the airport without placing the home in central Bang Tao’s busiest streets. It is a useful position for a car-based household. A buyer who expects to walk to the beach, cafés and daily shopping will find a more central address more suitable.

Milestone-based payments

After reservation and contract signing, payments are linked to foundations, structure, walls, roof and finishes. That creates visible checkpoints for the buyer. Its protection depends on the paperwork: independent inspection, milestone evidence, defect correction and delay remedies need to be contractual rights rather than assumptions.

Anchan Burgundy is a low-density estate of 20 single-storey private-pool villas in Pru Jampa, northern Phuket. It is not a beachfront home and it is not a resort residence with a full set of shared facilities outside the door. The proposition is space: a substantial private plot, four or five proper bedrooms, a garden and a home set away from the most built-up parts of the west coast. Beaches, schools, shops and restaurants are reached by car. That trade gives the estate a quieter setting, but it also makes private transport part of daily life.

The project is developed by Pearl Island Property Co., Ltd. under the Anchan Villas brand. The company has built villa communities in Phuket since 2007 and is associated with a recognisable single-level layout organised around a pool and garden. For a buyer, that track record is more relevant than awards or promotional language because it reflects experience with this property type and climate. It still does not replace plot-specific legal due diligence, a detailed specification and an independent inspection of the finished home.

Three main designs are currently offered: Type 4B, Type 4C and Type 5C. They provide four or five bedrooms, four to six bathrooms, two or three covered parking spaces and a private pool. Published built-up areas are 548, 709 and 751 sqm, while the developer’s current page gives land plots of 723, 1,144 and 1,352 sqm. The choice is therefore about more than an extra bedroom. Each step changes the overall scale of the house, pool, garden and entertaining areas, as well as the cost of running them.

Every villa is arranged on one floor. That can work especially well for families with young children, older relatives or anyone who does not want everyday life split across stairs. Bedrooms, living spaces, terraces and the pool sit on one horizontal route. The same decision creates a large building footprint and requires a sizeable plot. Even the entry design is far larger than a typical urban villa, so buyers should walk through a scaled plan and test whether the rooms serve a real need rather than choosing by gross area alone.

Anchan Burgundy is marketed off-plan and much of the product is made to order. The meaningful completion date is therefore the contractual programme for a selected plot, not a single headline date for the whole estate. Several property pages refer to roughly 18 months after purchase, while the current developer page does not publish one estate-wide handover year. Before reserving, a buyer needs the plot start date, the exact build period, permitted extensions and the contractual remedy if handover moves. A year shown on a portal is not enough.

The payment plan is tied to construction milestones. It starts with 2% on reservation and 28% when the contract is signed, followed by instalments after foundations, the concrete structure, walls and roof, and interior finishes; the final 10% falls due at handover and land registration. This is more transparent than a single large advance, but milestone billing does not prove workmanship by itself. The contract should define evidence of completion, inspection rights and how defects must be corrected before the next payment becomes due.

The site sits between Phuket’s north-west coast and inland Thalang. The developer’s map pin places it on Ban Phruchampa Nuea–Ban Na Muang Road in Thep Krasattri. The official page quotes about 10 minutes to Layan Beach, 12 minutes to Boat Avenue, 10 minutes to Laguna Golf Phuket and 15 minutes to Phuket International Airport. Those are promotional driving estimates rather than guaranteed journey times. The practical advantage is access to the airport, Laguna and northern international schools without living in the denser centre of Bang Tao.

Shared amenities are more restrained than at a large resort development. A gated entrance, 24-hour security, CCTV, communal landscaping and parking are consistently documented; most leisure space belongs to the individual home through its pool, terrace, garden and sala. Buyers who value privacy may prefer that balance because there are fewer shared spaces to compete for. The estate-management scope, recurring common-area charges and responsibility for each private pool and garden still need to be confirmed for the selected contract.

The lowest advertised entry price currently sits below the developer’s own starting figure. FazWaz showed active offers from THB 38.6M when checked on 25 August 2026, while Anchan’s current page advertised Type 4B from THB 40M, Type 4C from THB 55M and Type 5C from THB 60M. A lower portal price may reflect an individual plot, an older price, a discount or a different specification. Comparisons should therefore reconcile land size, built-ins, furniture, appliances, landscaping, transfer expenses and taxes, not just the headline number.

For a foreign buyer, land tenure is the central legal issue. A foreign individual will not normally own Thai land outright. The project describes a long-term land lease with separate ownership of the villa structure; its freehold land route is aimed at an eligible Thai purchaser or a Thai company. Nominee-company arrangements are not recommended. Before any reservation, an independent lawyer should verify the title deed, the landowner, registration of the first lease term, succession and assignment clauses, and the legal strength of the two advertised renewal periods.

The homes are better aligned with permanent family use, extended holidays or long stays than with a short trip made without a car. Four or five bedrooms give children, relatives and guests genuine private space. Scale alone does not make the villa an investment, however. Rental demand, management commissions, vacancy, pool and garden costs, insurance and replacement reserves need a conservative operating model. Developer yield claims have not been treated as project facts in this assessment.

The project’s strongest combination is generous space, single-level planning and only 20 homes. Its constraints are equally concrete: made-to-order construction, car dependence, a substantial maintenance budget and a land structure that requires more legal work for a foreign purchaser. It gives a clear three-design choice to someone who specifically wants a private Phuket house. It is a weaker fit for a buyer seeking a compact liquid unit, simple condominium-style foreign ownership or an immediately available completed home.

The next useful document set is plot-specific: an updated quotation, surveyed boundaries, architectural drawings, the full finish schedule, land-title evidence, the draft sale or lease agreement, the construction programme and every transfer-related charge. A technical handover inspection should also be budgeted. In a villa of this size, waterproofing, roof detailing, drainage, pool systems, air conditioning and exterior joinery will shape ownership costs far more than the decorative presentation of a show home.

Ownership format

For a foreign buyer, the practical route is a registered long-term lease of the land with separate ownership of the villa structure. The developer markets a contractual 30 + 30 + 30-year arrangement, but extensions beyond the first registered term depend on the lease and the lessor’s cooperation. Land freehold is for an eligible Thai buyer; nominee-company structures are not recommended.
