Why this project is worth a look
A finished-home purchase
There is no construction wait to underwrite: the houses exist and can be inspected as they stand. The trade-off is inconsistency between homes. Roofs, pool systems, air-conditioning, electrical work, waterproofing and renovations need to be assessed on the selected property rather than inferred from the appearance of another villa in the estate.
Wide variation in stock
The live market does not look like a single model repeated five times. Verified examples range from 129 sqm to 600 sqm of living area, with very different plot sizes and bedroom counts. Entry price alone is therefore a weak comparison; land, usable space, refurbishment quality and expected capital works matter much more.
An East Pattaya lifestyle
The estate sits around Pong and Mabprachan, not on the beachfront strip. That can suit families who prefer space, golf-country access and a quieter residential setting, but it also makes a car part of normal daily life. School, work and shopping routes deserve more attention here than a simple straight-line distance to the sea.
Title before brand story
We could not establish a reliable original developer, and the properties now trade as resales. The decisive evidence is therefore the selected home's legal package: land title, seller identity, any Thai company that holds the property, liabilities of that company and the transfer structure. A company-held listing should never be read as automatic legal clearance for a foreign buyer. If a Thai company is part of the proposed transaction, due diligence needs to cover the company itself, including shareholders, directors, tax position, liabilities, litigation and corporate changes. If a lease is proposed instead, the registered term, parties and renewal wording need to be read in the actual contract before any deposit is paid.
About the project
Freeway Villas is an established pool-villa community in East Pattaya, in the Pong and Mabprachan area rather than the coastal core of the city. It should be approached as a resale market, not as a developer-led launch with a uniform price list, current master floorplans and a single handover package. What matters is the individual house: its land plot, physical condition, renovations, title documents, ownership structure and the seller's authority to transfer. As of 16 September 2026, the lowest live resale asking price we could verify was THB 6.99M, while larger homes were offered well into the teens of millions of baht. That spread is consistent with the stock we found, which ranges from a 129 sqm house on a 329 sqm plot to a 600 sqm residence on 800 sqm of land.
The most widely repeated project record says Freeway Villas was completed in June 2011 with five homes. FazWaz, Hipflat, Dot Property and several related property databases carry that version. One established Pattaya agency, Cornerstone, publishes materially different figures: 19 homes and a 2005 build year. We have not blended those numbers or converted the disagreement into a false average. The registry fields below use the 2011/five-unit record because it is repeated across more independent project databases, while the conflicting Cornerstone record remains explicitly flagged. A buyer who needs the exact estate boundary and number of plots should ask for the site plan, village documentation or title package tied to the property being acquired.

Location data is more coherent once the broad portal labels are separated from the actual map position. Some databases classify the project under Nong Prue for Pattaya search purposes, but address and mapping records place Freeway Villas in Pong, Bang Lamung. OpenStreetMap contains a named residential area for Freeway Villas, and Hipflat gives the address as 28/9, Road 2045, Pong, Bang Lamung, Chon Buri 20150. The estate sits close to Horseshoe Point, Three Kingdoms Park and the Siam Country Club area. This is a car-oriented part of Pattaya. It can make sense for households that value land, privacy, golf access and the eastern residential belt more than walking to the beach, but it is a poor substitute for a central or beachfront address if that is the lifestyle the buyer actually wants.
There is no reliable evidence of a single surviving developer floorplan catalogue, and the current homes should not be treated as interchangeable. An older project profile describes a two-bedroom, two-bathroom, roughly 200 sqm villa, yet the live and recent resale market is much broader. We found a single-storey two-bedroom house with three bathrooms, 129 sqm of living area and a 329 sqm plot at THB 6.99M; a four-bedroom, six-bathroom villa of 400 sqm on 740 sqm of land at THB 13.5M; and another four-bedroom home of 600 sqm on an 800 sqm plot at THB 17.5M. The practical lesson is straightforward: valuation should be done house by house, with plot size, usable area, refurbishment quality and legal package checked separately rather than relying on an estate-wide average.
The community features are easier to corroborate than its development history. Multiple sources refer to gated or controlled access, 24-hour security, parking and CCTV; project directories also list a communal pool and landscaped common space, while individual resale homes commonly have private pools, private gardens and on-plot parking. What we could not verify is the original developer. One portal assigns the project to an entity labelled 124 Privacy Condominium, but that attribution appears to be part of a syndicated developer database and is not independently supported by specific to the project evidence. We therefore leave the developer field out. For a mature resale estate, due diligence should focus on the actual title, seller, company documents where a Thai company is involved, any common-area obligations and the physical condition of the selected home rather than relying on an unverified brand history.
Running costs are another area where project-wide numbers would be misleading. Gecko lists the maintenance fee as something to request rather than publishing a fixed amount, while individual adverts combine private-pool care, gardening, utilities and house maintenance in different ways. A fee quoted for one home should not be presented as the cost structure of the whole estate. The same caution applies to price history. FazWaz records a two-bedroom resale at THB 7.68M in April 2024, but that transaction cannot be compared mechanically with today's THB 6.99M asking price because the houses differ in size, land, condition and transaction package. A usable ownership budget therefore needs the selected home's utility bills, pool and garden costs, any village charges and a record of major recent works, not an estate-wide estimate reconstructed from unrelated listings.
Ownership format
A foreign buyer does not obtain ordinary direct freehold title to the land with a villa purchase. Current resale listings for some homes refer to Thai-company ownership; the company, land title and legally acceptable transaction structure must be checked for the specific property. A registered land lease may be an alternative only where the selected property's documents actually provide for it.
Home types & sizes
A single-storey corner house listed in 2026. This is an individual resale, not a standard estate-wide floorplan; it has a private pool and garden, and the listing describes it as company-held.
