Why this project is worth a look
Only four homes
The project’s small scale is its defining feature. Four villas mean fewer immediate neighbours and less of a mass-development feel, but they also mean limited shared infrastructure and very few internal comparables. Asking for an “average project layout” is therefore less useful than identifying the exact plot and house being sold. The same applies on resale: value will depend heavily on the condition and specification of the individual villa and on competing Mabprachan homes, not on a deep pool of transactions inside one estate.
Genuinely large houses
The current THB 22.9M listing reports 728.68 sqm of usable space over two floors, a plot of roughly 700 sqm and a 5 x 10 metre private pool. This is a family-house format with room for large communal areas, staff accommodation, storage and multiple vehicles, rather than a compact holiday villa. Four covered parking spaces and a separate maid’s room underline that scale. The trade-off is straightforward: a house of this size, with a pool, garden and more equipment, will demand more maintenance and operating attention than a smaller villa or condominium.
Mabprachan lifestyle
The location is suburban East Pattaya around Mabprachan Reservoir, not the beachfront or the dense city core. For a household with cars, that can be a sensible compromise: more space, lower urban density and practical access toward international schools, golf and major roads. Without a car, the same address becomes a constraint. A buyer should decide whether this car-based lifestyle fits before being won over by the house itself, because even a strong villa cannot provide the walkability of central or beachside Pattaya.
Documents over branding
Public project documentation is thin. No primary developer project page was found, while portal data varies on bedroom count, plot size and whether all four homes are fully completed. That makes property-level due diligence more important than the project name. The buyer should work from the title deed, seller identity, building documents, final specification, handover condition and the inventory of furniture and equipment. In a four-villa development, that is not excessive caution; it is simply a better match for how the homes are actually being marketed.
Foreign ownership structure
A Chanote title and Thai-ownership label may be straightforward for a Thai purchaser, but they do not give a foreign buyer direct ownership of the land in an ordinary transaction. If a registered lease is offered, the term, lessor, succession provisions and transfer rights should be read in the actual agreement. If building ownership is separated from the land rights, those documents need to align as well. A contractual promise of later renewals is different from having the entire extended period registered from day one.
About the project
The Privacy Villas is a very small pool-villa development in the Mabprachan area east of central Pattaya. This is not a large estate where dozens of near-identical units make project averages useful; the actual house, its plot, construction condition and title documents matter more than the development label. Live listings checked in September 2026 show a lower confirmed asking-price anchor of THB 22.9M. Older project pages still display a THB 19.8M starting figure, but they do not currently show matching available stock, so a buyer should not treat that number as a standing price list for all four villas.
The houses are unusually large for a suburban Pattaya villa. The most detailed current listing gives 728.68 sqm of usable area over two levels on a plot of roughly 700 sqm, with a private 5 x 10 metre saltwater pool. Its specification describes four principal bedrooms, each with an en-suite bathroom, plus a maid’s room, six bathrooms in total, a double-height living area, a European-style kitchen, a walk-in wardrobe and furniture. The same property is marketed elsewhere as a five-bedroom home, while other portals refer to five- or six-bedroom versions. That inconsistency is more than a naming issue. A family that needs five genuine bedrooms should ask for the actual floor plan of the selected villa rather than relying on the bedroom count in a portal headline.

The setting is East Pattaya rather than a beach or city-centre location. Project pages place it in Nong Prue, Bang Lamung, around Mabprachan Reservoir, and a recent listing describes the site as being on a quiet soi between Mabprachan Lake and Horseshoe Point. Gecko Properties maps the project at approximately 12.91048, 100.96738. This is a car-oriented residential area. It will make more sense to a household prioritising a large private home, outdoor space, parking and road access than to someone looking for a walkable Pattaya lifestyle. International schools, golf courses and the eastern road network are part of the area’s practical appeal, but everyday convenience depends on driving.
The construction status needs to be read house by house. FazWaz marks the project as completed in October 2025, while PropertyScout gives 2025 as the completion year but simultaneously retains an under-construction status. A January 2026 sale advertisement goes further: it says the first villa is complete and ready for sale, while another plot could still be selected with buyer input into the build. Those statements can all be true if the project was launched as a four-villa scheme and individual houses reached completion at different times. For a finished house, the due-diligence focus is the title, permits, actual condition and transfer package. For a house still being completed or customised, the construction specification, milestones, delivery date and remedies for delay become equally important.
The strongest published specification is clearly aimed at full-time family use. It includes four covered parking spaces, solar panels, CCTV cameras, an electric garage door, digital entry lock, water-heating and pump systems, air conditioning, furniture and double-wall construction described as improving heat and sound insulation. These are useful features, but there is no broad official technical pack showing that every villa has an identical specification. In a four-home development, one owner or buyer may have requested changes. The right question is therefore not simply whether “the project” has a feature, but whether the exact house being purchased includes it in the sale contract and whether the equipment is already installed and working.
Ownership requires more care than it would in a foreign-quota condominium. Current listings describe the land as Thai-owned, and one FazWaz listing identifies the title as Chanote. A Thai buyer may be able to take conventional land ownership together with the house. A foreign buyer generally cannot register the land directly in their own name, apart from narrow statutory exceptions that should not be assumed in an ordinary purchase. A common lawful structure for villas is a registered land lease of up to 30 years with separate documentation of rights to the building. Contractual renewal clauses may be negotiated, but they are not the same as a further registered 30-year term already secured today. Before paying a reservation, the buyer should see the title deed, the registered landowner, the building documents and the exact ownership structure being offered.
The developer attribution also deserves a measured reading. PropertyScout names ETC. HOME CREATION CO., LTD. as the developer, and public Thai corporate data shows an active Bang Lamung company with that name, registered in 2003 and involved in construction and interior work. What is missing is a primary project site or developer publication that directly connects the company to The Privacy Villas and sets out one authoritative project specification. That gap does not prove anything negative, but it means the transaction should be checked primarily through property-specific documents rather than brand reputation. In a boutique development, public listings can easily mix developer stock, private resales and individually modified homes, so the legal and technical file for the selected villa matters more than the marketing name.

Current listings describe the land as Thai-owned, and one villa is shown with a Chanote title deed. The portal headline calls it a five-bedroom villa, while the detailed specification lists four principal bedrooms plus a maid’s room, which is why the actual floor plan matters.
No authoritative floor-plan catalogue for all four homes was found. Similar villas are marketed as four-, five- and six-bedroom properties, plot sizes appear as 680, 696 and 704 sqm, and the best-documented house is around 728 sqm of usable space. These figures should not be forced into a single official unit range: some differences may come from room-count conventions or buyer-specific changes to individual villas.
