Small estate

With 25 villas in the consistently matched project records, Horse Shoe Point is materially smaller than many East Pattaya housing estates. That can appeal to buyers who value a lower-density setting, but it also means individual homes matter more: condition, plot and renovation history can differ sharply.

Resort context

The project profiles list a broad set of shared facilities and hotel-style management. The attraction is having more infrastructure around the home than a stand-alone villa may offer, but current owner access and charges need to be verified rather than inferred from an old amenity list.

Inland lifestyle

This is an East Pattaya, Mabprachan-side proposition rather than a beach address. It fits buyers who prefer space and greenery and are comfortable driving; it is much less suitable for anyone whose lifestyle depends on walking to the sea, malls or central entertainment.

House-by-house value

The live resale stock ranges from a 220 sqm three-bedroom home to a 630 sqm four-bedroom property, and one listing carries a 2023 build year. That spread is a reminder that the estate name is only the starting point: the actual asset is the specific land-and-house package.

The project is old enough for renovations, ownership changes and possibly rebuilt homes, while portal data is not fully consistent. Buyers get more value from title, condition and management checks here than from relying on headline project statistics.

Horse Shoe Point is a small villa community in East Pattaya, close to the Mabprachan area and the wider Horseshoe Point resort and sports grounds. The first thing a buyer needs to get right is identity. This is not the same project as The Village At Horseshoe Point, which has its own project page, larger inventory and different development profile. The most internally consistent records for Horse Shoe Point describe 25 villas in two phases: 13 homes completed in August 2008 and another 12 completed in August 2011. Treating the two names as one estate would mix different unit counts, completion data and resale stock.

The project today is a resale market rather than a developer-led launch. That changes how it should be evaluated. On 5 September 2026, FazWaz shows only two homes for sale under the exact Horse Shoe Point project page: a 220 sqm three-bedroom house asking THB 11.1M and a much larger 630 sqm four-bedroom house asking just under THB 25M. The larger listing states a 2023 build year even though the original estate dates from 2008–2011. In a mature landed community, that is plausible: individual owners may rebuild, extend or substantially renovate houses while the estate itself remains the same. Project completion year is therefore not a proxy for the age or condition of the house you are buying.

What Horse Shoe Point offers that a stand-alone house may not is the surrounding resort-style environment. Project databases repeatedly list a communal pool, jacuzzi, gym, sauna, clubhouse, restaurant, bar, kids area, parking, reception, 24-hour security and CCTV, and they classify the estate as hotel-managed. Those features are useful context, but the wording should not be read as a promise that every service is currently included in an owner's common fee. The wider Horseshoe Point site has changed over a long operating history. A buyer should confirm what is open now, who manages the residential side, which facilities belong to the estate versus the broader resort, and whether access is included, paid or subject to separate rules.

The location is deliberately different from beachfront Pattaya. Current place records identify the Horseshoe Point complex at 100 Moo 9, Pong, Bang Lamung, Chon Buri 20150. Property portals often tag the residential project as Nong Prue, while physical address sources use Pong; this looks like a portal-boundary or taxonomy inconsistency rather than evidence of a second location. FazWaz places Mabprachan Lake about 3.1 km away, the beach around 15.3 km away and U-Tapao airport roughly 38.4 km away. Daily life here works best with a car. Buyers are trading walkability to the sea and central nightlife for larger plots, greenery and a quieter inland setting.

For a foreign buyer, the legal work starts with the land. Public project pages do not establish one ownership route that applies to all 25 houses. Thai rules substantially restrict direct foreign ownership of land, although narrow statutory exceptions exist under specific investment and approval conditions. In ordinary villa transactions, a foreign buyer may instead rely on a registered land lease and, where properly structured and documented, separate rights in the building. A lease of immovable property is capped at 30 years per registered term under Section 540 of the Civil and Commercial Code; future renewals should not be treated as automatic ownership-equivalent rights. The exact house file needs to show who owns the land, what is registered at the Land Office, what encumbrances exist and how any building ownership is evidenced. A nominee-company structure designed simply to bypass foreign land-ownership restrictions should not be treated as a safe ownership route.

Because this is an established resale estate, the technical condition of each house matters as much as the project name. Roofs, waterproofing, drainage, electrical systems, pool equipment, air-conditioning, additions and structural alterations can vary widely from one property to another. So can plot size and landscaping. The current asking-price floor of THB 11.1M is useful as a market entry point, but it is not a reliable 'price of Horse Shoe Point'. The two active listings alone range from 220 sqm to 630 sqm, and the larger home sits on an 824 sqm plot. A sensible comparison is house against house, including land, condition and legal rights, rather than project-average price per square metre.

There is also a data-quality issue worth making explicit. FazWaz and Dot Property agree on 25 villas and provide the same 13-home and 12-home phase narrative. Hipflat, however, currently shows much higher unit counts on a page that also syndicates dozens of listings and uses the address label 'The Village, Pong'. That is a warning against taking portal inventory totals literally in a mature estate where agents may tag nearby or related properties under a familiar name. For this dossier, 25 is the defensible project count because it is supported by the phase arithmetic and two consistent project profiles, while the larger Hipflat figures are left as an unresolved conflict rather than averaged or silently accepted.
