Why this project is worth a look
Only seven homes
The low unit count keeps the compound residential and relatively private. It also means there are few truly comparable transactions, so valuation has to focus on the individual villa, plot, renovation history and legal structure rather than a large pool of near-identical units.
Substantial plot sizes
The original villas were planned on plots of roughly 684–752 sqm with stated built areas around 511–528.5 sqm. That space supports a meaningful garden, pool and separation of living zones, but it also brings higher maintenance exposure than a compact holiday villa.
Resales are customised
Garden Atlas was designed with room for owner changes, and today’s listings already include four- and five-bedroom configurations larger than the original catalogue. The practical comparison is therefore an as-built plan and title package, not simply a historic Type A, B or C name.
Inland Pasak setting
The project is on Pasak Soi 8 rather than the beach. It suits buyers who are comfortable driving to Bang Tao, Layan, Laguna and the surrounding services; it is a weaker fit for someone who wants a genuinely walkable beachfront lifestyle.
About the project
Garden Atlas is a completed boutique pool-villa development in the Pasak area of Phuket’s west-coast residential belt. With only seven homes, it functions more like a private residential enclave than a large resort compound with extensive shared amenities. The project sits on Pasak Soi 8, inland from Bang Tao and Layan and within the broader Cherngtalay–Thalang villa market. That distinction matters. This is not a beachfront address and day-to-day life is much easier with a car, yet the location is plugged into the established Bang Tao/Laguna ecosystem of schools, supermarkets, restaurants, sport, golf and services. The project itself is no longer an off-plan proposition: major property databases record completion in January 2023. Buyers today are mainly looking at individual resales, and those homes can differ materially from the original catalogue because several owners appear to have customised or expanded their villas after the initial design.
The original product was relatively simple to understand. Garden Atlas was planned as seven two-level villas in three three-bedroom configurations. Type A is reported at about 528.5 sqm of built area on plots of roughly 737–742 sqm; Type B uses the same stated built area on a plot of around 752 sqm; and Type C is about 511 sqm on plots of approximately 684–708 sqm. Multiple project databases also place the overall site at about 6,400 sqm. Those figures indicate the scale of the original homes rather than the current specification of every resale. Current listings include four- and five-bedroom houses and quoted areas of 630, 812 and even 840 sqm. The project’s own material explicitly promoted the ability to alter room functions or add bedrooms, so a buyer should treat today’s listings as individually configured houses. The as-built plan, registered structures and actual usable space matter more than the historic Type A, B or C label.

The design language is centred on a private garden court, pool and a deliberate separation between social and bedroom zones. Original descriptions place the open-plan living and dining pavilion beside the pool, with high ceilings and large sliding openings that connect the interior to the garden. Bedrooms sit in a more private wing, while the master suite has its own sitting area, dressing room and direct relationship with the pool terrace. A signature element is the elevated sala or rooftop pavilion reached separately from the main social space. In practical terms, the house is designed to offer several ways of living at once: air-conditioned rooms, shaded outdoor areas, a pool terrace, planted garden and an upper open-air retreat. On a resale purchase, however, the condition of those elements deserves more attention than the original design story. Waterproofing, exposed timber and stone, pool equipment, air-conditioning capacity, drainage and landscape maintenance can have a meaningful effect on the first years of ownership.
Customisation is one of the reasons Garden Atlas needs villa-specific due diligence. The official project material did not present every room as fixed forever; it offered buyers scope to change standard functions and add sleeping accommodation. That flexibility can make an individual home more useful, but it also means two resales in the same seven-villa compound may not be directly comparable. One may have a larger enclosed interior, another may count covered terraces differently, and a third may have converted ancillary space into an extra bedroom. Buyers should therefore ask for the current floor plan and building documentation, not rely on portal summaries. It is also worth separating what is physically present from what is legally recorded. For a large tropical villa, ongoing ownership costs can be shaped by pool care, gardening, air-conditioning, pest control, security and maintenance of external finishes as much as by the headline purchase price.
Garden Atlas now trades as a secondary-market project rather than under one developer price list. In September 2026, the active project pages we checked showed asking prices from around THB 49 million, while a substantially enlarged four-bedroom home with a quoted 812 sqm of indoor area was marketed at THB 59 million. Earlier in 2026, DDproperty also showed a roughly 529 sqm three-bedroom resale at THB 48 million. These are not interchangeable comparables. Plot size, renovations, furnishings, legal ownership structure and the way each agent measures floor area can materially change the number. The useful reading is that THB 49 million is a current lower asking-price anchor, not “the price of Garden Atlas”. Long-term rental advertisements also sit around THB 320,000–400,000 per month, but those are asking rents. They should not be converted into a promised yield without evidence of achieved rent, occupancy, operating costs and management expenses.
The developer identity is reasonably well supported. The project’s own website names Garden Atlas Development Co., Ltd., and a Thai corporate-data service referencing Department of Business Development open data shows the company as active, registered on 9 September 2020 and carrying registered capital of THB 5 million after a 2023 increase. The same official project site describes Garden Atlas as one of Phustone’s villa collections and associates Phustone with the design and creation of the homes. Those roles should not be collapsed into one label. For a buyer, the legally relevant party is the entity or owner named in the title and transaction documents, not the design brand used in marketing. On resale, the seller may be an individual or a company, so the chain of title, authority to sell and payment recipient have to be checked for the chosen villa rather than inferred from the original developer name.
Foreign-buyer structuring is the most important legal distinction between this villa project and a condominium purchase. Thai rules generally do not allow a foreign individual to own land directly, except in narrow statutory circumstances. A portal tag saying “freehold” is therefore not enough to explain what a foreign buyer is acquiring. The land, the building and the right to occupy the land need to be examined separately. One active Garden Atlas resale states that the plot has a Chanote title and is held through a company, but that is a listing-level fact, not a confirmed ownership model for all seven villas. We do not treat nominee-company ownership as a standard solution. Before a substantial deposit is paid, the selected property should be checked against its current land title, encumbrances, building documentation and the exact registered structure by which the buyer will hold or use the land and the villa.
Ownership format
Ownership has to be verified villa by villa. A foreign buyer generally cannot own Thai land directly, so the selected property needs a check of the land title, building ownership and the registered transaction structure. One current Garden Atlas resale listing states a Chanote title and company ownership, but that describes a specific villa rather than a confirmed project-wide ownership model.
Home types & sizes
One of the two larger original configurations. The stated built area matches Type B, while the plot size varies slightly. A resale may have been altered since completion, so these figures describe the original scheme rather than guaranteeing the current as-built area.

Current Garden Atlas resales also show 4–5 bedrooms and materially different floor areas; these should be treated as individually modified or enlarged homes, not as confirmed new standard project types. - No single foreign-buyer ownership structure is confirmed across the whole project. One current resale states a Chanote title and company ownership, but the selected villa still requires a title copy, encumbrance check, building-rights review and confirmation of the actual transfer structure.
- The original catalogue describes three-bedroom villas of roughly 511–528.5 sqm, while current resales advertise 4–5 bedrooms and approximately 630–840 sqm.
