Why this project is worth a look
Large private scale
Even the entry Type A is a three-bedroom, four-bathroom house with 512 sqm of developer-stated total area. The choice is between genuinely different family formats, extending to five bedrooms and 745 sqm, rather than minor variations of one compact villa plan.
Nai Yang access
Sakhu gives the project quick access to Nai Yang, Sirinat National Park and Phuket International Airport. That is attractive for frequent travellers and buyers who prefer the quieter north, but it is a different lifestyle from living next to Bang Tao, Laguna and Boat Avenue.
Private outdoor living
Every villa is planned with its own pool, garden and covered outdoor space, so much of the project value sits inside the private plot. Shared facilities support the estate, but they do not replace the private leisure space attached to each residence.
Clear villa range
Type A is built around three bedrooms, Type B around four and Type C around five. Buyers can first decide what household size they actually need and then compare plots and pricing within that format instead of sorting through a large collection of marginally different layouts.
Staged handovers matter
Sirinda is actively under construction and the developer’s current schedule extends beyond 2026, with groups of villas shown for 2027 and Q2 2028. The relevant handover date is therefore the date attached to the selected villa in the contract, not a generic completion label on a property portal.
About the project
Sirinda Luxury Villa is an under-construction community of 56 private pool villas in Sakhu, on Phuket’s north-western side near Nai Yang and Sirinat National Park. This is not a compact villa estate built around small plots. Even the entry configuration is a large residence, and the developer quotes total areas from 512 to 745 sqm across three-, four- and five-bedroom formats. Every home is planned as a two-storey detached villa with its own pool, garden and two-car garage. That puts Sirinda in a different comparison set from Phuket’s mass-market villa compounds: the product is aimed at buyers who value substantial private space and proximity to the coast while staying away from the island’s busiest resort centres.
The named developer is B-Asset Property Co., Ltd. The corporate connection shown on the Sirinda website can be independently supported: Begistics Public Company Limited reporting lists B Asset Property as a subsidiary, and group disclosures refer to a Phuket pool-villa development on land held by group property companies. That corporate context is useful, but it should not be mistaken for due diligence on the individual purchase contract. The architecture is credited to Somdoon Architects. The layouts emphasise broad shared spaces, indoor-outdoor continuity, bedroom privacy and generous use of the site rather than squeezing the highest possible room count into a limited footprint.

The location is defined by Nai Yang, Phuket International Airport and the protected landscape around Sirinat National Park. The project markets the beach as roughly a five-minute walk and the airport as around five minutes by car, with Blue Canyon Country Club about ten minutes away. This can work particularly well for owners who fly frequently, use Phuket seasonally or prefer the quieter northern side of the island. The trade-off is equally clear: Sirinda is not in the Bang Tao–Laguna–Choeng Thale lifestyle belt. The developer quotes around 25 minutes by car to Porto de Phuket and Laguna Golf Phuket and about 35 minutes to major Phuket hospitals and Central Phuket. Buyers should choose the project because this geography suits them, not because it behaves like the island’s west-coast hub farther south.
The three villa types are materially different in scale. Type A has three bedrooms and four bathrooms with a developer-stated total area of 512 sqm; current FazWaz listings show 391.35 sqm of indoor area, while the plots attached to available units vary from roughly 395 sqm to more than 475 sqm. Type B has four bedrooms and five bathrooms with 597 sqm quoted by the developer; the current listing shows 448.33 sqm indoors on a plot of about 525 sqm. Type C has five bedrooms and six bathrooms with a 745 sqm developer figure; live listings show 586.06 sqm indoors and plots around 522–560 sqm. These numbers describe different measurements and should not be blended into a single size figure. The project site presents the overall villa area, while marketplace inventory separates indoor floor area and land size.
As of 3 September 2026, the project website lists leasehold prices from THB 47.4M for Type A, THB 55.3M for Type B and THB 69.0M for Type C. Current marketplace stock is close to those anchors: approximately THB 47.6–49.4M for three-bedroom Type A homes, THB 55.6M for the available four-bedroom Type B and from THB 69M for Type C. That makes THB 47.4M a defensible current starting point, but not a universal project price. The final figure can move with the selected plot, position within the estate, villa type and furnishing or specification package. We did not find a public project-wide payment schedule in the sources reviewed, so no deposit percentage or staged instalment plan is inferred here.
The completion timeline needs careful handling because the sources do not agree. FazWaz, LivePhuket and related portals still label the project for December 2026 completion. The current Sirinda website provides a more detailed schedule and therefore takes priority for this dossier: its February 2026 construction update reported foundation works at 15%; the show villa, entrance, café and restaurant were scheduled for Q4 2026; a further group of villas is shown for Q3 2027; and another group for Q2 2028. The project summary separately says Phase 1 is estimated for 2027. A buyer should therefore treat Sirinda as a staged development with different handover windows, rather than assuming all 56 homes will be complete in December 2026.
Shared amenities are relatively restrained for a project at this price level, which appears intentional. The master plan shows a guarded main entrance, café, restaurant, landscaped water features and the Liminal Space artwork at the arrival point. Most of the usable leisure space is private: each villa has its own swimming pool and garden, and the plans include covered outdoor areas and a double garage. This is a different proposition from a resort condominium where owners pay for extensive communal pools, gyms, lounges and club facilities. Sirinda directs more of the physical footprint into the individual residence. For a family intending to live in the house rather than use it as a hotel-style base, that can be a more practical allocation of space.
Ownership is one of the areas that deserves contract-level scrutiny. The developer explicitly labels the current pricing as leasehold and states the project tenure as leasehold. That fits the core Thai rule relevant to foreign villa buyers: a foreign individual cannot simply hold Thai land in personal freehold ownership, although the building can be dealt with separately from the land. The public project material does not disclose the registered lease term, the legal wording of any renewals, the land title or the exact structure used to document ownership of the villa itself. At a starting price above THB 47M, those are fundamental transaction points. Before a substantial payment, the buyer should see the land title, draft lease, building documentation, registration mechanism and the provisions governing transfer, resale and succession.
Sirinda ultimately suits a fairly specific buyer. It offers a large modern house near Nai Yang, nature and the airport, with private water and outdoor space in every unit, but it also asks the buyer to accept an active construction programme and a land lease structure that must be understood in detail. Its appeal is not an enormous communal amenity package or immediate access to Boat Avenue. It is the combination of generous private scale, three genuinely family-sized layouts, a quiet north-west Phuket setting and comparatively easy airport access. The key decisions before purchase are therefore straightforward: confirm the handover date for the exact plot, review the lease and land title, obtain the actual payment schedule, and lock down the final specification. Those checks matter more than comparing Sirinda with other projects on a simplistic price-per-square-metre basis.

Ownership format
The developer currently markets the project on a leasehold basis. A foreign buyer cannot directly own Thai land, while ownership of the structure may be documented separately. The registered lease term, renewal wording and the document package for the selected villa should be checked in the contract before reservation.
Home types & sizes
The smallest format in the range is still a substantial residence. Current Type A listings show 391.35 sqm of indoor area, while available plots vary from roughly 395 sqm to more than 475 sqm. The plan includes a private pool, two-car garage, principal suite, covered deck and a multipurpose room.
The middle format adds a fourth bedroom without moving to the largest Type C footprint. The current sale listing shows 448.33 sqm of indoor area on a plot of about 525 sqm. The villa includes a private pool, double garage, covered deck and balcony.
The largest Sirinda layout has five bedrooms and six bathrooms. Current listings quote 586.06 sqm of indoor area, with available plots roughly in the 522–560 sqm range. It is the most suitable format for a large household, long stays and buyers who need several proper guest or work rooms.
The 512 / 597 / 745 sqm figures come from the official project site and describe the total area of Types A / B / C. Sales platforms separately report indoor areas of 391.35 / 448.33 / 586.06 sqm and different plot sizes for individual lots. These measurements have not been combined or recalculated.
