Type A is published with a 798.23 sqm plot, a pool of about 71.8 sqm, a substantial deck, landscaped garden and two-car covered parking. A meaningful share of the value is therefore outside the air-conditioned interior. In Phuket that can be a real lifestyle advantage, but buyers should inspect drainage, finished ground levels, plot boundaries, pool equipment and landscape handover rather than assume every photographed element is part of the sale.

AREN sits inside MIRA Valley rather than functioning as an isolated pocket of villas. Ananda officially describes a 550-rai environment with more than 100 km of nature trails, while project pages refer to sports, social and lifestyle facilities. That wider setting is part of the appeal for families who want room to move beyond their own garden. The contractual question is whether access, completion timing and fees for those shared facilities are clearly tied to the villa.

Green, not beachfront

The reservoir and inland hills give the project a quieter character than west-coast beachfront schemes. Boat Avenue and Bang Tao are accessible by car, but neither is on the doorstep. This makes AREN a better fit for buyers who prioritise privacy, land and a calmer residential environment over a walkable resort strip. Anyone expecting to leave the car at home for most errands should test the location at school-run and evening traffic times before committing.

Scarcity needs paperwork

Public databases show only one or two units and just one Type A is clearly visible in current sale inventory. That limited supply can feel special, but it also means there is less standardised public documentation than buyers may be used to with a large branded development. The investment decision should rest on the exact land title, structure, furnishing schedule, community rights, warranty and transfer or lease documents, not on scarcity language alone.

It should not be confused with ANANN Villas: Ananda Development introduced AREN and ANANN as separate products, and current market platforms list them independently. That distinction matters because AREN sits at a different price point and behaves more like a limited collection than a conventional multi-phase villa estate. The clearest unit currently documented is Type A, a single-storey four-bedroom pool villa on roughly 798 sqm of land. Buyers should therefore evaluate the exact house being offered rather than rely on generic assumptions about a large project with many interchangeable units.

The house is substantial without using a second floor. Detailed project profiles give 462.5 sqm of built-up area, while major portals commonly round the figure to about 470 sqm. The plan is described with four bedrooms including two master suites, four full bathrooms plus a powder room, open living and dining areas, a fitted kitchen, service spaces and covered parking for two cars. The private pool is published at 4 by 12 metres and about 71.8 sqm, with a large deck and landscaped garden around it. Several current sales pages also describe the Type A as fully furnished and highlight Jim Thompson textiles in the interior package. At this price level, the inventory list matters as much as the floor area: furniture, appliances, landscape works and decorative items should be attached to the sale agreement rather than assumed from photographs or marketing copy.

Construction status is the biggest unresolved factual issue. Some current project feeds still classify AREN Villas as off-plan or under construction and show two units. Other active sales pages describe the available Type A as completed and ready to move into; one of those pages also displays a Q4 2028 completion date at the same time, making the public picture internally inconsistent. The sensible buyer position is not to treat the entire project as unquestionably handed over. The exact villa should be physically inspected, its completion documents checked, and the transfer or lease-registration timetable confirmed before material funds are committed.

AREN's real differentiator is the environment around the house. MIRA Valley is described as a roughly 550-rai master development beside the Kamala mountain range and Bang Niao Dam, with more than 100 kilometres of nature trails. AREN materials also refer to access to a social and sports club, internal walking and cycling routes, security and lifestyle facilities within the wider community. Those layers should be separated in due diligence. The private pool, garden and parking belong to the residence; access rights, opening dates, membership rules and recurring charges for the master-development facilities are separate contractual questions. A buyer attracted by the wider MIRA Valley concept should make sure those rights are expressly attached to the property being purchased.

The setting is green and relatively central for Phuket, but it is not a walk-to-the-beach proposition. AREN is associated with 149/4 Rural Road 4023 in Si Sunthon, while the wider MIRA Valley site is also addressed as Moo 7, Srisoonthorn, Thalang; both references point to the same broader area by Bang Niao Dam. Published reference distances put Boat Avenue at roughly 4.7 km, British International School at about 3.9 km and Bang Tao Beach at around 5.8 to 6.4 km. Airport distance varies by routing, from about 16 to 23 km. In practical terms, AREN suits a car-based lifestyle: the reward is a quieter reservoir-and-hills setting, while the trade-off is that dining, schools, beaches and daily shopping generally involve a drive.

Tenure needs the same level of scrutiny as the physical house. Foreign individuals generally cannot own Thai land directly in their own name, apart from narrow statutory exceptions that are not the normal route for a villa purchase. Public AREN material includes a leasehold structure for foreign buyers, but a specific to the project developer contract confirming the exact terms was not found. For that reason, this record does not treat a specific ownership form as confirmed. Before reservation, a foreign buyer should obtain the land title, identify the registered landowner, review the lease term and registration, understand ownership of the structure, and check assignment, inheritance and renewal provisions. Nominee-company arrangements should not be treated as a workaround to Thailand's land-ownership restrictions.
