Why this project is worth a look
An established estate
The Gardens has been occupied for roughly two decades, so a buyer can inspect a mature residential environment rather than relying only on launch renders. Landscaping, privacy and the way the compound has aged are visible. The trade-off is that the condition of the individual house matters more than the estate's completion date: two homes behind the same gate can require very different renovation budgets.
Different home scales
The estate contains both large private-pool villas and smaller detached houses. Asking price alone is therefore a poor comparison tool. Land size, actual usable area, bedrooms, private-pool status, number of levels and renovation history need to sit beside the price before one home can sensibly be compared with another.
New sales in an old address
Vichara's current website markets the modern VANA, GRANARA and ASCARA designs from THB 35M, while the established estate is recorded as a 2006 project. That creates two different transaction paths inside one name: a current developer sale and an older resale. Documents, warranties, physical condition and price negotiation can be quite different even when the gate and estate identity are shared.
Substantial private plots
Legacy pool villas are described on plots of roughly 700–1,100 sqm, while the current Vichara designs sit on approximately 758–1,020 sqm. The extra outdoor space supports privacy and genuine garden living, but it also means more pool, landscape, roof and exterior maintenance. Carrying costs need to be assessed on the exact house rather than inferred from the project name.
Title structure matters
These are houses and villas on land, not condominium units. For a foreign buyer, the core legal question is the land title and the lawful structure of the transaction, not generic ownership language in a listing. Before paying a meaningful deposit, the title copy, registered landowner, building rights and the exact interests being transferred should be clear.
About the project
The Gardens by Vichara is not a conventional new-launch villa estate that can be understood from one current brochure. It is an established residential compound in the Pa Sak area of Choeng Thale, Thalang, Phuket. Multiple project databases date the original development to June 2006 and report 37 homes. The older name Sujika Gardens still appears in project records and map references; Phuket.net explicitly describes The Gardens by Vichara as the former Sujika Gardens. For a buyer, that naming history matters because older resale listings may look like a separate project when they are actually referring to the same estate.
The 37 homes were not built as one uniform product. Legacy project descriptions break the estate down into 29 private-pool villas plus eight detached houses. The pool-villa stock is described as having two to five bedrooms, roughly 700–1,100 sqm land plots and around 160–500 sqm of usable area. The detached-house component includes materially smaller homes, including a two-bedroom format around 115 sqm on roughly 215 sqm of land. That is why the lowest asking price in the estate cannot be used as a shorthand for the value of a full-size Gardens villa: a THB 10.5M two-bedroom resale and a THB 35M–50M larger pool villa can share the same gated address while being very different assets.

There is also a newer layer of inventory. Vichara's live website currently markets The Gardens from THB 35M and shows three named designs — VANA, GRANARA and ASCARA — with plots of about 758–1,020 sqm and total construction areas of roughly 521–621 sqm. Meanwhile, the established project databases continue to classify the estate itself as completed in 2006. Public information therefore points to new or renewed villa inventory being sold within the long-standing Gardens identity, but the official website does not spell out whether these homes form a legally separate phase, infill plots, replacements or another structure. The contract and title package should make clear whether a specific purchase is a new developer sale, an older resale or a substantially rebuilt home inside the same compound.
The location is much less ambiguous than the product history. Project profiles give the address as 3/55 Moo 4, Soi Pasak 4/1, Choeng Thale, Thalang, Phuket 83110, and OpenStreetMap marks the residential polygon for The Gardens by Vichara at that location. Vichara's current marketing uses the broader Bang Tao label, while property databases often use Pa Sak or Choeng Thale. Those descriptions are compatible: this is an inland residential pocket serving the wider Bang Tao/Choeng Thale market rather than a beachfront development. The location proposition is access to the west-coast lifestyle and Choeng Thale amenities by road, not direct beach frontage.
The developer is identifiable, although the brand story and the legal-company timeline are not the same thing. Vichara's own site traces its history to 1985. A Thai corporate-data mirror, DataForThai, shows the present Vichara Property Co., Ltd. entity as registered in 2005 under the former name Sujika Resident Co., Ltd., with the name changed to Vichara Property in 2021. That corporate history fits the Sujika Gardens legacy name. For due diligence, however, the decisive questions are current: which legal entity is selling the exact property, who is registered on the land title, what rights over the building are transferred, and what documents will actually be registered at the Land Office.
The estate is best approached as a collection of individual houses inside one managed address, not as a condominium where units are broadly interchangeable. Age, renovations, furniture, pool condition, roofing and building systems can vary materially from one property to another. Public project pages also do not provide a reliable single recurring-fee figure that can safely be applied to every home. A sensible comparison therefore needs to work house by house: land title, registered owner, actual built and usable areas, renovation history, structural and pool condition, systems, current common-area charges and precisely what those charges cover.
Ownership format
A foreign buyer should not treat generic freehold wording in a listing as proof that the land can be owned directly. Under Thailand's general rules, foreign land ownership is restricted apart from narrow statutory exceptions; for each villa, the land title, registered landowner and lawful structure for the building and/or land lease need document-level verification.
Home types & sizes
A current design on Vichara's official site. The plot is 789.2 sqm, with 172.24 sqm of open area, a 31.16 sqm pool and covered parking for two cars. It belongs to the current product line and should not be assumed to describe older resale homes elsewhere in the estate.
Another current Vichara design, on a 758 sqm plot with 192.49 sqm of open area, a 34.5 sqm pool and two covered parking spaces. Its overall scale is close to VANA, but the balance between enclosed and open space differs, so the floor plan matters more than the headline total area.
The largest of the three designs shown on the current developer page, with a 1,020 sqm plot, 232.55 sqm of open area and a 48 sqm pool. It is clearly a large family-villa format; when comparing it with resales, keep house area, total construction area and land size as separate numbers.
Legacy project profiles describe 29 such villas, each with a private pool and garden. This is a broad product range rather than a single floor plan, so the dimensions, renovation history and configuration of a resale need to be verified against the actual property documents and plans.
This smaller-house component helps explain why some asking prices sit far below the large private-pool villas. A current two-storey, two-bedroom 106 sqm resale is advertised at THB 10.5M, so the exact property should be matched to its real configuration rather than assumed to fit one legacy template.
