Current market material explicitly describes The Menara Luxury as a second phase that followed Menara Hill, and newer large villas are frequently indexed under the same or very similar project names. This dossier therefore treats the earlier, completed Menara Hill as the subject and does not merge later-phase specifications into it. The most coherent phase-specific picture is a six-villa community, two storeys per home, with private pools and completion around 2022. Several large portals instead show 23 units and completion dates ranging from 2025 to 2027; those figures are retained as a source conflict rather than averaged into a synthetic project profile.

The earlier phase is best understood as a collection of substantial detached homes, not as a resort condominium and not as a large master-planned estate of identical villas. Confirmed resale inventory is concentrated around three-bedroom houses. Some homes also have rooftop terraces and balconies. That physical scale is the real attraction. Buyers get the privacy and usable space of an independent house, but they also take on a different maintenance burden from a condominium owner: pool equipment, exterior surfaces, landscaping, air-conditioning systems and the condition of the plot all become part of the purchase decision.

The lowest fresh listing we could verify is THB 24.5 million for a three-bedroom villa with 388 sqm of indoor area, with the listing updated in August 2026. Other homes are marketed at materially higher prices, but a single project-wide price list would be misleading because the search results mix different house sizes, land plots, furniture packages, completion years and, in some cases, the later phase. The registry therefore uses THB 24.5 million only as a lower market anchor, not as a developer launch price. Before any negotiation, the exact unit still needs a fresh availability check, ownership verification and a clear inventory of what is included in the sale.

The location is residential and car-oriented. The project is tied to Phuket Rural Road 4024 in Si Sunthon, Thalang, on the Banya/Bang Jo side of the district. From here, the western lifestyle belt around Choeng Thale, Boat Avenue and Bang Tao is accessible by road, but the project is not a walk-to-the-beach address. That distinction matters. A buyer looking for cafés, restaurants and the sea outside the gate will probably find the setting too dependent on driving. A household that prefers a quieter inland base, more greenery and separation from the busiest tourist streets may see the same geography as an advantage. The location proposition is privacy with road access to the west coast, not beachfront convenience.

Common facilities should be described conservatively. Security and parking are consistently supported for the earlier project, and current profiles also reference CCTV. Longer amenity lists — café, fitness room, running track, garden, lake and yoga pavilion — appear on sources that simultaneously describe the later second phase. We have therefore not presented those items as guaranteed facilities of the completed first phase. This changes how the project should be evaluated. The value is mainly in the villa itself, its plot and the controlled residential setting, rather than in a large shared clubhouse programme. During a viewing, buyers should confirm which communal areas are actually operating today, who manages them and what the maintenance fee pays for.

The safe approach is therefore document-first: obtain the title deed copy, identify the registered landowner, review any registered lease and its remaining term, and confirm how the house itself is owned and transferred before paying a non-refundable deposit.

The Menara Hill makes the most sense for buyers who deliberately want a private house rather than a serviced apartment. A family staying in Phuket for long periods can use the extra internal volume, separate bedrooms and outdoor areas in ways that a condominium rarely matches. The same is true for owners who work from home or host guests. It is less compelling for someone who values lock-up-and-leave simplicity, extensive common facilities or a walkable beach environment. It should also not be bought on the basis of a headline rental-yield promise. Rental performance depends on the exact villa, seasonality, management quality, operating costs and the legal structure of any short-term letting. No yield has been projected in this dossier.

The phase history also changes how comparable listings should be read. A search for The Menara Hill today can surface older three-bedroom resales, larger four- to six-bedroom properties and The Menara Luxury inventory. Those are not automatically comparable just because the portals group them together.
