Why this project is worth a look
Only fifteen homes
The small master plan gives Soleil Residence a more private feel than a resort-scale estate. The trade-off is that shared management costs are spread across a limited owner base, and no firm common-area fee is publicly disclosed, so the recurring budget needs direct confirmation.
Meaningful layout choice
Built area, plot size and vertical layout vary substantially across the scheme. That creates real choice, but it also makes plot-specific plans and specifications more useful than relying on a generic type name or bedroom count.
Milestone payments
The published schedule links instalments to reservation, contract signing and physical construction stages. It is easier to monitor than a largely front-loaded plan, provided the sale contract clearly defines how each milestone is certified and what happens after delay.
Management on site
The developer promotes an in-house team for rental operations, guest handling, cleaning and maintenance. That can reduce the workload for an overseas owner, but the public material does not contain a fixed guaranteed rental return.
Land structure first
For a foreign buyer, the legal structure of the land and the villa is the first transaction question. Current sales material points to a registered long-term lease for the land; title, lease term, renewal mechanics and building ownership still require document-level review.
About the project
Soleil Residence is a low-density private pool villa development in Kamala on Phuket's west coast. The official master plan contains only 15 homes, split into seven plots in Phase 1 and eight in Phase 2. That scale matters more than the usual 'boutique' label: buyers are looking at a community where the position of an individual plot, the relationship with neighbouring villas and the quality of shared management can have an outsized effect on day-to-day ownership. A small estate also means that common-area costs are shared among a limited owner base. None of the public sources we reviewed gives a firm common-area fee, so this should remain an open budget item rather than being estimated from another Phuket villa project.
The development sits in Kamala, Kathu District. The official website identifies Kamala as the project location and links to its own map, while major property portals place the scheme on or by Soi Kamala Sao. There is a genuine address inconsistency in the public record: the developer's site prints postcode 83120, whereas several portals use 83150. We therefore treat Soi Kamala Sao, Kamala and Kathu as the usable location description but do not invent a precise postal address or coordinate. The developer quotes Kamala Beach at roughly 2 km, Surin Beach at about 5 km, Patong at about 8 km and Phuket International Airport at about 28 km. In practical terms this is a car-oriented west-coast location rather than a walk-out beachfront address.

The villa range is more varied than a single model repeated fifteen times. Current project marketing covers three- and four-bedroom homes, with published built areas of roughly 452.7 to 695.7 sqm. The official master plan shows plot sizes from 208.88 sqm in Phase 2 to 416.40 sqm in Phase 1. Live listings include two-storey homes, while larger configurations can add another level or lower-ground accommodation and, in selected layouts, a private lift. Private pools are a core part of the product, but the exact room count, service spaces, vertical circulation and furniture package vary. That makes the plot number and contractual specification more important than a broad label such as 'four-bedroom villa'.
As of 14 September 2026, the lowest current listing we found is THB 50,109,550 for a 520.4 sqm villa. The visible upper end is around THB 63.1 million. The spread tracks meaningful differences in size, plot and configuration, but there are also small price discrepancies between portals for apparently comparable villas. For that reason, none of these figures should be treated as a universal developer price list. They are market anchors. Before paying a reservation deposit, a buyer should receive the exact plot reference, final specification, furniture schedule, contract price and a written explanation of what happens to the reservation payment if the transaction does not proceed.
Timing needs the same distinction. Current project pages give Q4 2027 as the overall completion target, while individual villas are marketed as made-to-order homes requiring roughly 12 to 14 months. Those statements can coexist because one describes the wider development programme and the other the construction cycle of a selected villa. A buyer of an unstarted plot should therefore focus on the contractual programme for that house: when the clock starts, how each milestone is certified, what grace periods apply, and what remedies exist if the contractor misses the agreed date. The published payment plan is tied to physical construction stages, which is useful for monitoring progress, but the protection comes from the contract wording and evidence of completion, not from the percentage schedule on a marketing page.
Shared amenities are relatively extensive for a 15-villa estate. The developer highlights a three-storey Soleil Club, and current project profiles list a reception lounge, fitness room, sauna, steam room, kids' club, 24-hour security and CCTV. At villa level, current materials show private pools, landscaped areas, terraces, covered parking for two cars, built-in kitchens and air conditioning. Private lifts, maid's rooms and additional utility spaces appear in selected layouts rather than every home. Buyers should therefore separate estate-wide facilities from unit-specific inclusions and insist that the final specification is attached to the contract for the chosen plot.
Soleil Residence also markets an in-house property management operation. The developer describes rental listing, guest screening, dynamic pricing, routine inspections, cleaning, maintenance and 24/7 support. For an owner who spends only part of the year in Phuket, an on-site operating team can be a meaningful convenience. It should not be mistaken for a guaranteed investment return. We found no published fixed rental guarantee, guaranteed occupancy level or standard revenue-share contract. Any rental case needs to be rebuilt from the actual management fee, expected occupancy, utilities, pool and garden maintenance, taxes, owner-use periods and the terms under which the operator can change nightly rates.
Foreign ownership is the decisive legal issue with a Phuket villa. Thai law does not generally allow a foreign individual to own the underlying land directly, apart from narrow statutory exceptions. Current Soleil Residence sales material presents a registered long-term land lease as the primary route for foreign buyers. That is a starting structure, not the end of due diligence. The buyer still needs to see the land title, identify the registered landowner, confirm the lease term and registration mechanics, understand renewal, assignment and inheritance provisions, and establish how ownership of the villa structure itself will be documented. At a purchase price above THB 50 million, those documents should be reviewed before rental projections, interior upgrades or expectations of capital growth become part of the decision.
Ownership format
A foreign buyer should not assume direct ownership of the land beneath the villa. Current Soleil Residence sales material presents a registered long-term lease of the land as the primary structure for foreign buyers; ownership of the building and the exact lease terms must be checked in the transaction documents for the selected villa.
Home types & sizes
The scheme combines several layouts on official plots of roughly 208.88 to 416.40 sqm. Current sales material includes two-storey homes and larger multi-level configurations, all centred on private pools, with two-car parking and additional service or leisure spaces in selected types. Bedroom labels for some type codes conflict across portals, so the final configuration should be checked against the plan for the selected plot.
Portal type labels are inconsistent: the same 520.4 or 533.8 sqm configuration can appear as either a three- or four-bedroom villa depending on the source. We therefore do not treat those disputed type labels as settled facts and show the verified project-wide range instead.
