A genuinely small estate
With 35 villas, QAV Residence is closer to a private residential compound than a mass-market resort scheme. That can make the environment feel calmer, but it also raises the importance of how the shared amenities are actually operated: a buyer should know which facilities are live, who maintains them and what access is included.
Useful size progression
The A-to-D range moves from three-bedroom family villas to much larger five-bedroom homes with service areas, bigger pools and additional private facilities. The choice is not simply cosmetic. Running costs, staffing needs and the amount of unused space can differ substantially, so the largest house is not automatically the most practical.
Wellness is tangible here
Gym, tennis, yoga, spa and onsen facilities give the project a clearer lifestyle identity than a standard gated villa estate. The 2023 FIABCI-Thai and 2024 PropertyGuru awards support that positioning. The buyer still needs to verify operating hours, fees and current access, because an award describes the project concept rather than today’s service level.
Completed stock is inspectable
Current major portals record completion in December 2025. Instead of underwriting a future specification, a buyer can test the real house: air-conditioning, plumbing, pool equipment, drainage, finishes and snagging. That is particularly valuable in Phuket, where tropical weather exposes weak exterior and water-management details quickly.
Tenure is deal-specific
The villa and the land underneath it should be treated as separate legal questions for a foreign purchaser. Public advertisements use both freehold and leasehold labels. The decisive evidence is the selected plot’s title and contract package, including the lessor, registered term, building rights, renewal language and future transfer provisions.
About the project
QAV Residence is a 35-home private-pool villa community in the Cherng Talay/Thalang area of Phuket. It sits inland from Bang Tao rather than on the beachfront, close to Soi Mittraphap and the Blue Tree area. That distinction matters more than the lifestyle branding: this is a large-home, car-oriented address for buyers who value private space and access to the wider Cherng Talay district, not a walk-out-to-the-sand resort residence. Day-to-day convenience will depend on where the household spends its time, because beach trips, school runs and dining in the wider Bang Tao area are still road journeys.
Most current project databases mark QAV Residence as completed in December 2025. That gives a buyer a much more useful diligence opportunity than an off-plan purchase. A specific house can be inspected for workmanship, pool condition, drainage, mechanical systems, snagging, landscaping and the actual state of the shared facilities. A few agency pages still carry an under-construction label or a 2026 completion reference, so the sensible reading is that the project is broadly recorded as complete while the handover and defect status of any individual villa still needs its own evidence.

The developer is consistently identified in the stronger sources as RD Property Development Co., Ltd. Thai business data shows the company was incorporated in September 2022, remains active and has a Phuket branch at 77 Moo 4, Choeng Thale — the address also associated with QAV Residence. It is therefore possible to tie the public project name to an identifiable Thai legal entity. The company is relatively young, however, so a buyer should not substitute brand familiarity for project-level checks: the contracting entity, land title, building documentation, payment recipient and obligations after transfer all matter more than the marketing name.
The development is unusually focused on wellness and recreation for a villa estate of this size. Published common facilities include a gym, tennis court, yoga area, spa, onsen, garden, on-site restaurant, parking, security and CCTV. QAV Residence also received the FIABCI-Thai Prix D’Excellence 2023 award in the low-rise residential category and was named Best Wellness Residential Development (Phuket) at the 2024 PropertyGuru Thailand Property Awards. Those recognitions help establish the project’s public track record and positioning; they should not be treated as a substitute for title, contract or physical due diligence.
The housing mix runs from three to five bedrooms across plans labelled A, B, B+, C and D. The range is meaningful rather than cosmetic. Smaller homes focus on three-bedroom family living with a private saltwater pool, while the larger concepts add bigger outdoor areas, service space, Thai kitchens, family or study rooms and, at the top end, private fitness and sauna facilities. Published measurements need careful reading because different portals alternate between internal area, building area and land area. Two listings that look similar on a headline square-metre figure may therefore represent quite different amounts of enclosed space and land.
As of 22 September 2026, the lowest public asking price we found is THB 25.5 million. It is a listing-level market floor, not a guaranteed developer price. The same live inventory shows other three-bedroom villas around the high-20s to low-30s millions, four-bedroom homes in the mid-30s and above, and larger five-bedroom houses at substantially higher figures. Fit-out, furniture, plot size, house size, position and whether the unit is developer stock or resale can all change the number. Anyone budgeting for QAV should therefore compare individual villas rather than treating the cheapest advertised unit as representative of the whole project.
Location is one of QAV Residence’s more practical strengths, but only for the right routine. Blue Tree is shown roughly 0.8–0.9 km away and one current project profile places Bang Tao Beach around 2.8 km from the estate. Phuket International Airport is roughly 19 km away by road in the project databases, with driving time dependent on traffic. This puts the community inside the broader Cherng Talay lifestyle catchment without making it a beachfront address. Buyers planning full-time living should test the actual drive to school, work, groceries and the beach at their normal travel times rather than relying on a map pin alone.
For a foreign buyer, the legal structure deserves as much attention as the house itself. Foreign nationals generally cannot take direct title to Thai land except in narrow statutory circumstances. Long-term land leases are common in villa transactions, with a registered term generally capped at 30 years; any later renewal is contractual rather than automatic. QAV listings are not consistent in how they label tenure, with both freehold and leasehold terminology appearing. That makes the documents for the selected plot essential: the land title, lessor, lease term, building ownership position, renewal wording and transfer mechanics should all be clear before money becomes non-refundable.
Ownership format
A foreign buyer would not normally take direct title to the villa land. QAV Residence listings include long-lease structures, while the building rights and the exact legal package must be checked for the selected villa. A registered land lease is generally limited to 30 years; any renewal depends on the contract and the parties. Thai buyers may be offered land freehold.
Home types & sizes
A two-storey family format with a private pool and parking. One current Type A listing shows 337.15 sqm of building area on a 406.75 sqm plot, while other three-bedroom resale and stock listings use different measurements. Treat this as a verified example, not a universal size for every three-bedroom villa.
The four-bedroom middle of the range. Current public stock includes homes around 412 sqm and 443.46 sqm of building area, with plots from roughly 462 sqm. B+ appears as a separate variation, so a buyer should match the villa number to its actual plan rather than assume every four-bedroom house is identical.
A large family configuration with more separation between living, guest and service functions. One current unit is listed at 574.22 sqm of building area on 675.99 sqm of land. Published descriptions of this level also refer to a Thai kitchen, service space, study/family areas and increased parking capacity.
The most feature-heavy published plan, with a main pool of roughly 3.7 × 13.5 m, a separate plunge pool, family and study spaces, private fitness and sauna areas, a Thai kitchen, staff zone and three-car parking. The brochure’s total functional area should not be confused with the registered building or plot area of a specific house.
QAV Residence is marketed with several area conventions: internal area, building area, total functional area including outdoor space and land area all appear in public material. The figures above are useful for understanding scale, not for assuming that two villas with the same bedroom count are identical. B+ is also a distinct variation and should be matched to the villa-specific plan.
