Inland Bang Tao

Soi Pasak 6 gives access to Choeng Thale and Boat Avenue, but this is not a beachfront address. Nebu quotes around nine minutes by car to Bang Tao Beach. The location therefore suits buyers who value the wider Bang Tao ecosystem and are comfortable using transport rather than expecting daily beach access on foot.

Prices need matching

Live portal inventory and Nebu's own current starting price are far apart. The right response is not to assume one source is simply cheaper; it is to compare the same unit size, ownership percentage, tenure, furniture package, management obligations and owner-use terms. Otherwise two advertised prices may describe fundamentally different products.

Contracts drive value

Nebu also advertises projected returns, cashback and a seven-year buyback option. Those terms can matter economically, but only when the responsible counterparty, calculation method, exclusions and remedies are set out in binding documents. It is not beachfront: the project itself quotes roughly a nine-minute drive to Bang Tao Beach and about four minutes to Boat Avenue. In practical terms, this is an inland resort-area location where a car, taxi or scooter matters more than it would in a true walk-out-to-the-sand property.

The apartments are unusually compact for buyers who picture a conventional full-time condominium. Nebu's current page shows a 21.4–21.6 sqm standard room, a 43.2 sqm two-bedroom format and a 58.2 sqm three-bedroom format. The units are marketed furnished, with balconies and a layout designed around holiday and managed-stay use. That can work for a single occupant, a couple or short visits, but 21–22 sqm leaves very little room for mistakes in the plan. Storage, kitchen provision, separation of sleeping space and the actual furniture layout matter more here than broad labels such as 'one bedroom'.

Nebu currently states that the residences are managed under licence by Wyndham Hotels and Resorts, with Ramada and Ramada Encore branding, and promotes shared facilities including a pool, rooftop bar and restaurant, wellness space and coworking areas. The concept itself is easy to understand. Nebu combines a small inventory, compact furnished units, a Bang Tao location and a hotel-style operating model. The complexity sits in the contracts around that concept. The project site also promotes projected rental returns, cashback and a seven-year buyback option. Those are commercial promises, not property characteristics, and they should only enter an investment model after the buyer has the signed terms: the party responsible for payment, the calculation base, exclusions, default provisions and whether the obligation survives a change of operator or project company.

The shared facilities include conventional parking, 24-hour security and CCTV, while project databases also list one passenger lift for the building. One lift for an 89-unit scheme is not inherently problematic, but a hospitality operation creates a different traffic pattern from a quiet residential block: guest arrivals, housekeeping, staff movements and luggage all concentrate in the same circulation areas.
