Why this project is worth a look
A manageable footprint
Eight apartments and four commercial spaces make the building relatively easy to understand as a physical project. The small number of units should not, however, be mistaken for guaranteed low service charges or a single set of rules for residential and commercial occupants.
Evidence of real use
Named apartments are advertised for stays after the developer's reported Q3 2025 completion. Buyers can therefore investigate an operating building rather than rely entirely on plans, while still obtaining the specific handover and building-use records.
More than one apartment style
Standard compact units and mezzanine layouts offer different ways to use the available space. The size descriptions do not line up across sources, so the measured plan of the selected unit is more useful than the headline floor area.
Commercial space downstairs
Ground-floor businesses could make the address practical for daily needs. They can also change traffic, sound levels and shared-space arrangements; that trade-off deserves attention before choosing an apartment floor.
About the project
Gate 11 is a small, three-storey development combining eight apartments with four commercial premises. That mix defines the property more accurately than calling it a condominium or a serviced hotel. A buyer is choosing one unit in a building shared by residents, short-stay guests and potentially businesses with customers coming in from the street. There are clear advantages to a modestly sized project: it is easier to understand the physical layout and the number of neighboring units. Yet a small building is not automatically quiet or inexpensive to run. The legal rights attached to the chosen unit, and the way the entire property is managed, matter more than its boutique description.

The first thing to clarify is where Gate 11 actually sits. Bali Baza markets the scheme as Seminyak, while several property listings use Kerobokan. The map destination linked from the developer's own page, hospitality listings and a separate property directory point instead to Padangsambian Klod in Denpasar Barat, within Denpasar City. These need not be three different properties. Seminyak and Kerobokan may be used to describe a familiar wider market, whereas the Denpasar address identifies an administrative area. The distinction matters when comparing beach access, street conditions and local rental competition. A property sold under a Seminyak headline should not automatically be priced as a beachfront Seminyak apartment.
There is a further address complication worth understanding before signing anything. One short-stay listing for a Gate 11 apartment gives Jalan Gunung Salak No. 168. Bali Baza also prints that address for its corporate office, identifying it as Pertokoan Sunset Arcade. The overlap may be perfectly explainable, but it is not independent proof of the land parcel or building title. Other booking platforms place Gate 11 Apartments in Padangsambian Klod without publishing a street number. The street therefore provides a useful visiting reference; the exact legal address should be established from the site plan, land documents and the building's own approval records, not from a contact-page footer.
This is an urban mixed-use proposition rather than a secluded holiday resort. The stated concept places commercial units at street level and homes within the same low-rise building. Residents may appreciate having services nearby. At the same time, delivery vehicles, customer arrivals, waste collection and the operating hours of ground-floor tenants can shape daily life. A buyer needs to know how the entrance to each unit works, whether the parking area is allocated, and who sets building rules. None of these details can be inferred simply from the presence of a reception desk in a brochure.
The more compact residential options are described by the developer as studios starting at 53 square metres. Independent sales listings put certain one-bedroom units at 53 to 54 square metres, while a live hospitality listing describes a furnished studio of around 52 square metres. Those figures should not be merged into an invented 'official average'. They may reflect different apartments or distinct methods of measuring floor area. What matters for someone planning to live here, rather than occasionally visit, is the actual relationship between the sleeping area, kitchen, bathroom, storage and any usable outdoor space. The signed unit plan should make those dimensions unambiguous.
The second residential format is a mezzanine apartment. A short-stay host describes an upper sleeping area and four mezzanine units of approximately 74 square metres each. A separate agency advertises 80–84 square metres for this type; another project directory also gives a range ending at 74. The difference remains unresolved without approved floor plans and measurement definitions. A mezzanine can feel much more spacious than a single-level studio, especially where the living room has extra ceiling height. It also introduces a staircase, different cooling requirements and questions about what part of the upper level counts toward the area being sold or leased.
Gate 11's commercial units have their own economics and constraints. The current project page presents spaces of 49–54 square metres and a featured ground-floor unit measuring 54 square metres. For a shop or professional service, street visibility and permitted use are as important as size. Deliveries, utilities, signage and the right to alter the interior may all be governed by a different agreement from a residential rental. The developer's claim of passing traffic is not a verified customer count; nor does it establish a market rent. A commercial buyer should assess the chosen premises as an operating space, not as a residential investment with a different name.
Sales materials and property directories mention a lobby with concierge service, laundry facilities and on-site parking. Some individual guest units now advertised for rent offer kitchens, internet access and parking. That provides evidence of how at least part of the building is being used, but it does not establish the same fit-out or service package for every unit. Furniture may be owned by one landlord, the laundry may be charged separately, and staffed reception may depend on an operator's contract. It is worth separating the building's shared assets, the actual inventory transferred with a purchase and any management service for which the owner will pay recurring fees.
The construction story has stronger evidence than that of a typical off-plan project. Bali Baza states that Gate 11 was completed in the third quarter of 2025. A developer-associated news item from October that year speaks of guest bookings, and specific Gate 11 units are currently offered through Airbnb and Booking.com. Together, these are meaningful signs that the building has been physically completed and entered use. They do not, however, verify the completion certificate for the whole property or acceptance of a particular apartment. For a ready unit, a physical inspection and a written inventory of fixtures, equipment and outstanding defects remain part of establishing what is being acquired.
The developer brand is Bali Baza Development. Its official website names PT BALI BAZA DEVELOPMENT in the footer. That is a useful corporate lead, not proof that the same entity owns the land, is the contractual lessor, receives the price and operates the apartments. Indonesian real estate transactions can involve separate entities for those functions. Each has to be identified in the documents for the selected unit. A buyer needs to know who has the power to grant the agreed lease, which company or individual is entitled to receive each payment, and what remedies exist if delivery documents or management obligations are disputed.
The current developer page advertises an entry point of IDR 1.69 billion. It also displays a 54-square-metre apartment at IDR 1.69 billion and a 54-square-metre commercial unit at IDR 1.80 billion. These are published asking figures observed on 21 October 2026, not a verified live inventory or a valuation of all units. An older page still hosted by the company shows different minimum and unit prices. The safest comparison is therefore by unit identification and a newly dated offer. It should specify what furnishings and rights are included, what taxes and fees are payable, and whether the price assumes any particular operating or financing arrangement.
Independent listings create a second layer of price signals. Balinsky has advertised a 53-square-metre apartment for USD 99,000 and a 54-square-metre one for USD 115,000, with differing update dates. That does not establish that either remains unsold, nor does it explain whether the seller is the developer, an existing leaseholder or an agent acting for someone else. Quoted US-dollar prices should not be compared with the rupiah advertisement through an exchange rate invented from the listings. Each seller may have different contract terms, inclusions and treatment of transfer costs, all of which affect the real acquisition price.
The biggest financial issue is the limited lease term. The live search version of the developer's Gate 11 page says the offered lease runs until 2043, while an older copy on the same domain says 2044. Third-party listings commonly describe approximately 19 years of leasehold. These claims may reflect different publication dates, but the discrepancy cannot be resolved without the actual legal papers. The crucial questions are when the relevant term began, what rights pass to the new buyer, whether a transfer needs consent, and whether renewal is a binding entitlement or merely an opportunity to negotiate later. A headline date by itself answers none of those questions.
In Indonesia, a contractual lease and a registered land right are not interchangeable. Hak Milik is a land ownership title and is not something a foreign individual can simply register in their own name. Hak Pakai is a form of use right; Hak Guna Bangunan concerns the right to build or use land under specified legal conditions. The rules applicable to foreign purchasers depend on the asset and the buyer's status. Gate 11's public material does not establish a verified chain from the underlying land title to the lease agreement offered for each residential or commercial unit. It would therefore be misleading to describe the apartment as foreign freehold, or to promise any future renewal not evidenced by an enforceable agreement.
Building approval and lawful use are a separate question from title. Under Indonesia's current building administration system, PBG concerns building approval and SLF certifies that a building is fit for its intended function. A project listing reports an SLF application for Gate 11, but the certificate itself was not available for review. Nor did the public research establish a project-specific PBG document or approval number. This is an information gap, not a finding that the approvals do not exist. A holiday-rental listing and the business registration details shown by a host are not substitutes for confirming the building-level approvals and the permissibility of the intended use.
The investment narrative on the project website contains an area occupancy claim and potential annual returns as high as 13%. Neither number should be treated as the likely net outcome for a buyer. Net rental income depends on the nights actually sold, channel commissions, cleaning, furnishing replacement, maintenance, utilities, taxation and management fees. Owners also need to know who receives guest payments, who controls platform accounts, how damage is handled and whether they can change rental operators. A profit projection without those contractual details can look precise while being disconnected from what the individual leaseholder can actually earn.
Operating a unit also raises questions beyond the physical readiness of the property. Airbnb listings for named Gate 11 apartments provide evidence that at least some rooms are marketed for short stays. They do not grant every future purchaser a universal right to rent in the same way. That right may depend on the approved use of the property, the structure of the accommodation business and the obligations in the buyer's own agreement. Commercial space brings its own licensing and tenant considerations. Those differences are particularly relevant in a building combining homes with street-facing businesses rather than operating exclusively as a hotel.
Resale requires similar care. As time passes, a subsequent purchaser typically acquires a shorter remaining contractual interest unless a genuinely enforceable extension changes the position. The future buyer may place weight on the remaining term, consent to assignment, transfer charges, rent reviews, and what happens to improvements and furnishings when the agreement ends. A historically high asking price does not prove liquidity. Even the developer's published example of a profitable resale is one marketing case, not evidence that every owner can achieve the same price or sell on the same timetable. For Gate 11, the exit case should be tested without assuming indefinite land control.
Taken together, Gate 11 has a credible physical identity and a fairly clear unit mix. The 2025 completion claim is supported by signs of real-world occupation, and there are concrete advertised units rather than only architectural renders. The unresolved questions are not minor formalities: the exact parcel and address, conflicting size conventions, the legal lessor, the lease expiry, the building's approvals and the terms under which an owner may rent or resell. Once the documents for a specific apartment or shop are assembled, the merits of a compact, operating mixed-use building can be compared with its obligations and costs. Until then, it is more useful to understand the deal's boundaries than to rank the project by a promotional return percentage.
Ownership format
The current developer page markets a contractual lease running until 2043, while an older page says 2044. The underlying land interest, precise unit term, transfer rights and renewal provisions have not been verified against the contracts.
Unit types & sizes
Developer material starts the studio range at 53 sqm, and sales listings feature 53 and 54 sqm apartments. The actual bedroom separation and usable area must come from the particular floor plan rather than a generic studio label.
Get floor plans and current pricesA named rental host describes an upper-level bedroom and four mezzanine apartments of about 74 sqm each. One sales agency quotes 80–84 sqm instead; no approved measurement schedule was available to reconcile those figures.
Get floor plans and current pricesFour commercial premises form part of the same building. The developer advertises a 54 sqm unit for IDR 1.80bn, but permissible business activities, entrances and fit-out rights depend on the individual unit documents.

- The development is marketed as Seminyak and also labelled Kerobokan by some agents; neither name is a verified municipal address.
- The developer-linked map, accommodation platforms and a project directory consistently indicate Padangsambian Klod, Denpasar Barat, Denpasar City, Bali.
- A specific rental listing gives Jalan Gunung Salak No. 168, an address also used as Bali Baza's corporate office. The cadastral plot and exact legal address still need to be established.
- Plan journeys to the actual building rather than assuming beachfront access from a Seminyak marketing description.
