Why this project is worth a look
An existing neighbourhood
This is a completed housing estate rather than a planned development. The streets, surrounding homes and actual state of maintenance can be inspected before committing to an individual resale.
A useful range of layouts
Original designs span 96, 113 and 130 sq m, with three or four bedrooms and differing parking capacity. That gives families a practical comparison, while later extensions and listing inaccuracies need to be separated from the original plans.
Shared space beyond the house
Project records list a pool, gym, clubhouse, landscaped areas and a playground. Their value depends on present-day upkeep and the costs residents share, not merely on their appearance in an amenity list.
Room to live in Bangkok
A townhouse offers a private entrance and parking at an established city address. The trade-off is greater responsibility for repairs and the need to consider how daily travel works from this particular street.
Observable resale alternatives
Public listings in 2026 show variations in asking price, bedroom count and claimed area. They help frame a viewing shortlist, but cannot establish completed sale prices or the legal suitability of a house for a foreign purchaser.
About the project
Golden Town 3 Ladprao-Kasetnawamin is an established townhouse neighbourhood in Khlong Kum, Bueng Kum, Bangkok. It is a two-storey housing development, not a tower or a condominium, and the project has a reported 211 homes. By October 2026, the practical market is resale. That changes the buying question: rather than choosing an unfinished home from a developer's plans, you are considering an existing building with an actual maintenance record, a particular position on its street and, potentially, alterations made since the original handover.
Be careful with the name before comparing listings. Golden Town Ladprao–Kaset Nawamin without the number 3, Golden Town 2 and Golden Town 3 appear in the same part of Bangkok, alongside other developments using similar names. The original Golden Town is separately described as a 358-home scheme completed earlier. Its numbers should not be borrowed for this project. Golden Town 3 has its own recorded unit count, typical layouts and opening period. A listing filed under the wrong phase can make a property look newer, larger or cheaper than the home you actually intend to visit.

The development was introduced under Golden Land Property Development. Frasers Property (Thailand) subsequently acquired Golden Land, so newer directories often attribute the project to Frasers Property while older brochures use the former name. Those are related corporate histories, not evidence of two unrelated developments. A November 2018 launch and completion around 2019 are supported by project directories. There is also a published record saying 208 homes and completion in 2021, rather than 211 and 2019. We retain the stronger 211-home and 2019 baseline while making that discrepancy explicit rather than presenting every database entry as equally certain.
Three named house designs provide a useful starting framework. Saint Paul was listed at 96 sq m, with three bedrooms, two bathrooms and one parking space. New Windsor increases the interior to 113 sq m, with four bedrooms, two bathrooms and two parking spaces. Westminster was shown at 130 sq m, offering four bedrooms, three bathrooms and two spaces. The descriptions refer to the original two-storey product range. They are not a promise that every home offered today will match an untouched floor plan, nor should a design name be accepted without inspecting the individual property.
The difference between three and four bedrooms is not just a line on a listing. A third bedroom might become a study, or the fourth might accommodate parents, a visiting relative or someone working from home. Two parking spaces can be worth more than another room when both adults drive, yet the practical usability of those spaces depends on how the frontage is arranged. A small house can also feel easier to run day to day than a more elaborate one. Before paying a premium for a larger advertised area, look at stairs, storage, kitchen ventilation and the amount of outdoor space left after any extensions.
Thai listings may give both the land plot and the building area, using different units. A plot is frequently stated in square wah, while floor space is quoted in square metres. One should not be treated as the other. Resale advertisements associated with Golden Town 3 range from straightforward three-bedroom, two-storey homes to properties advertising a much greater floor area, additional rooms and occasionally even three levels. The original project records describe two-storey townhouses. A higher floor count may indicate alterations or a listing error; either way, it calls for evidence, not an assumption that the developer built a separate three-storey model.
Shared amenities are part of the project's original proposition. Independent project records identify a swimming pool, fitness room, clubhouse, gardens and children's play area, alongside security staff and CCTV. For a family, this is potentially more useful than a long list of decorative features in a sales brochure. However, the crucial question for an older estate is operational quality. Are the facilities usable, maintained and included in residents' regular payments? A project's amenity checklist does not establish the current opening hours, repairs needed or management budget.
The address leads to Soi Nawamin 42, commonly identified more precisely as Yaek 27, Khlong Kum, Bueng Kum, Bangkok 10240. Another project listing refers to a different branch of the same soi, so a viewing appointment should always carry the seller's own house pin rather than a generic neighbourhood marker. Road connections include Nawamin and Prasert Manukit, with wider routes across northeastern Bangkok. Local shops, schools and everyday services appear close to the residential streets. Larger malls and hospitals are part of the broader catchment, but that does not imply every destination is within walking distance.
This is a location where the daily route matters. A resident driving to work will care about the internal exit, traffic at the main road and whether alternative approaches are useful during peak hours. A buyer relying on rail transit should establish how they would reach the actual station they need, including the first and last part of the trip. Agent descriptions sometimes invoke nearby rail links without explaining that journey. Within the estate, a home next to a play area, a gate or a busy internal road will also live differently from one set back on a quieter lane.
The pricing evidence needs to be read as a series of asking prices, not as a project valuation. A resale advertisement dated 28 May 2026 offered a home for THB 2.75 million and was still visible during an October check. A listing refreshed on 9 October showed a three-bedroom, two-storey home from approximately THB 3 million; other advertised properties were higher. Neither figure proves that a buyer can complete at that price. Plot size, extensions, defects, furnishings, urgency and the seller's legal position all matter. Historical launch prices are even less useful for assessing a specific resale transaction in 2026.
For a non-Thai buyer, the legal distinction is fundamental. Golden Town 3 consists of houses and land plots, not condominium units. The foreign freehold quota applicable to registered condominiums does not create a corresponding right to own the land beneath a townhouse. Foreign individuals are generally restricted from directly acquiring Thai land, subject to narrow statutory exceptions. A properly structured land lease, often within the ordinary 30-year maximum term, may sometimes be considered alongside separately documented rights in a building. None of the public project profiles establishes that such an arrangement is on offer for a particular resale house here.
A listing price therefore does not tell an overseas buyer precisely what they can legally acquire. The land title, registered owner, building rights, any mortgages or other encumbrances and the identity of the party signing the contract must align. If a seller proposes a lease, its registration, term, renewal language and relationship to the house require legal review. Promotional assurances that a future extension is automatic should not replace a carefully drafted agreement. Nominee shareholder structures are not an appropriate shortcut to circumvent Thai restrictions on foreign land ownership.
Resale also has a different cash and document sequence from a new-build purchase. The parties may negotiate a deposit, due-diligence period, completion date and allocation of transfer costs; there is no verified estate-wide developer payment schedule to apply. The sale contract should say which furniture, appliances and alterations are included and how possession will be delivered. Where a property is occupied by a tenant, a buyer needs to understand the lease, deposit, notice arrangements and whether vacant possession is available. These are unit-level terms, not characteristics that a development's marketing page can answer.
Running costs deserve equal attention. Older houses can require work on air-conditioning, waterproofing, roofing, drainage, plumbing and electrical systems, even where the communal landscaping looks excellent. One third-party database displays a zero common-area charge, but that is not reliable proof that residents pay nothing: the field may simply be incomplete. The pool, gate and security operation must be funded somehow. Ask for the actual current estate fees, outstanding payments, reserve arrangements and recent maintenance history for the specific home rather than working from an unexplained directory figure.
The appeal of Golden Town 3 is concrete rather than speculative: a completed, multi-bedroom townhouse within Bangkok, with shared estate facilities and established local services. It could suit a household that knows the city, needs a house rather than a condo, and values being able to inspect a mature residential setting. It is less compelling as an anonymous investment purchase based only on a low online asking price. The outcome depends on the exact address, renovations, the true monthly ownership cost and, above all for foreign buyers, a lawful and documentable structure for the land and building.
Home types & sizes
Original two-storey plan with one parking space. A useful baseline for a three-bedroom household, although any later alterations and the condition of a resale home must be established in person.
The original two-storey option combines four bedrooms with two parking spaces. It can provide flexibility for work or guests, but the individual resale layout should be compared with the original plan.
The largest of the three published original designs, with two parking spaces and an extra bathroom. Plot size, extension work and condition vary by individual house and are not defined by the design label alone.
The 96, 113 and 130 sqm figures describe original house designs, not the dimensions of every current resale listing. Land plots are quoted separately in square wah. Extensions can change advertised floor areas and bedroom counts; any such changes and the area on registered documents need to be checked against the individual property. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Several project profiles give 211 homes and completion in 2019, while one directory reports 208 and 2021. The latter figures have not been reconciled with the stronger project-level record.
- Most specific property references use Soi Nawamin 42, Yaek 27, but one project directory identifies a different branch, Yaek 42-11. A generic estate address cannot establish the correct entrance or the precise home location.
- Public resale profiles do not establish an estate-wide land title, encumbrance position or foreign-buyer ownership option. Current communal fees and the operational condition of every shared facility are also unverified.
