Why this project is worth a look

A different daily rhythm

Two storeys separate shared daytime spaces from the three bedrooms upstairs. That gives a small family or a couple working from home flexibility without buying a much larger detached house. The trade-off is one shared bathroom serving all three upper bedrooms.

Estate life in context

The first Pleno development comprises 113 townhomes rather than several high-rise blocks. There is a shared clubhouse area, yet one house can feel very different from another depending on whether it faces the entrance, a neighbour’s parking bay or the inner estate road.

Amenities you can inspect

Launch material describes a saltwater pool, garden and play area, while a later walkthrough also documents a fitness room. A completed resale estate lets buyers inspect the actual maintenance and opening arrangements instead of relying only on a promise in a brochure.

An eastern Bangkok base

Access from Soi Kanchanaphisek 25 is useful for households whose routines already revolve around the eastern road network. A daily commute to central Bangkok, however, needs a realistic rush-hour test: the project name does not mean the city’s central Rama 9 junction is around the corner.

The individual house matters

Resale asking prices cover homes with different plots, finishes and alterations. Comparing two adverts is only a starting point; the selected building’s condition, estate dues and the seller’s documented rights ultimately make the difference, especially for buyers who cannot own Thai land directly.

About the project

At Pleno Rama 9 – New Krungthep Kreetha, the choice is not between two apartment layouts on different floors. It is between individual houses within a completed estate in eastern Bangkok. AP Thailand developed 113 two-storey townhomes here, each with its own entrance and front parking. That shifts the buying questions. The position of a house along an internal road, the activity near the communal facilities and the cost of maintaining a small building all matter at least as much as the published internal floor area. This is a particularly relevant distinction for anyone moving from a condominium, where the building itself absorbs many of those responsibilities.

The naming is more complicated than the site plan. Older material often drops the word “New”, while later listings use “New Krungthep Kreetha” to refer to the same first Pleno development near the newer road network. There are also distinct Pleno Rama 9 – Krungthep Kreetha 2 and 3 estates. AP’s own area page describes the numbered phases separately, and their homes do not all share the same bedroom-and-bathroom configuration. The estate covered here is the 113-home original development on Soi Kanchanaphisek 25, Yaek 1. Details from phase 2 or phase 3 are not safe substitutes for this address.

The first sales launch was advertised for July 2018. Today the relevant route into ownership is largely the resale market: Home.co.th marks the developer’s sales as closed, and both sale and rental adverts for completed homes appear on property portals. The exact completion year is surprisingly inconsistent across otherwise recognisable profiles, with dates ranging from 2018 and 2019 through 2022 and 2026. None of those dates is needed to establish that houses exist and are being resold. For a purchase contract, however, the house’s own construction and registration history has more value than a database field showing a generic completion year.

The original AP layout is straightforward. A two-storey home with approximately 106.86 square metres of usable space, a 5.5-metre frontage, three bedrooms, two bathrooms and two planned parking positions was described in the launch-era reviews. Standard plots began at 17.5 square wah, a Thai land measure equal to four square metres per wah. That distinction matters immediately: land area is not internal living area, and a larger garden or corner plot does not necessarily mean a larger home. Resale listings sometimes give different usable areas, especially where owners have made alterations. A buyer should read the property’s land record and its floor plan as two separate pieces of information.

The ground floor was intended to work as a continuous family space, with living and dining areas, a place for the kitchen and a downstairs bathroom. The original description also shows a rear utility area. An open arrangement can be sociable, and it is flexible enough to accommodate a table, television area or work surface. It can also mean cooking smells and heat reach the sitting space unless the owner has installed good extraction or enclosed a kitchen. When touring a resale house, the lived-in layout is the one to judge. A beautifully staged developer floor plan tells you very little about an extension built by a previous owner.

Upstairs, the principal bedroom occupies the front of the house, while two smaller bedrooms are arranged towards the rear. A single upstairs bathroom serves those rooms. This keeps sleeping space away from visitors and the busiest parts of family life, but it is not the same as a three-bedroom home with three bathrooms. For young children, having bedrooms together may be appealing. For a household with several adults leaving early for work, the bathroom arrangement may be less comfortable. The original main-bedroom balcony was described as a place for the outdoor air-conditioning units, not a generous sitting terrace, so balcony expectations should be kept modest.

Parking needs the same realism as the interior. The sales plan provides two spaces at the front, yet a frontage of 5.5 metres puts a practical limit on the combinations of vehicles that fit easily. Two large cars, motorcycle storage, bicycles and a family’s shoes can make an entrance feel more crowded than the number “two” suggests. An owner with one car might value the extra room more than a second space. For households with two vehicles, measuring how doors open and whether the internal street allows comfortable manoeuvring is worthwhile. Plot shape and any porch alterations will affect the answer.

The shared facilities give this townhouse community a different rhythm from a street of unrelated houses. Contemporary project descriptions specify a clubhouse, saltwater pool, landscaped space and playground, and a detailed 2019 walkthrough also identifies a fitness room. They are meaningful amenities for residents who actually use them, especially families with children. But a facility appearing in an eight-year-old promotional review is not proof of its present operating condition. Pool hours, maintenance quality and the cleanliness of the shared areas can change with the estate’s budget and management. There is no substitute for looking at what is functioning now.

The clubhouse is positioned closer to the entrance rather than deep inside the housing rows. That creates two legitimate preferences: some buyers want children to reach the pool quickly, while others prefer a quieter lane farther from visitors and communal activity. One house may overlook a green space and another may face a parking or turning area. Neither position is automatically superior. Sound in the evening, how quickly cars move through the lanes and whether residents use the facilities regularly are details that only a visit can reveal. A site map is useful for orientation, but it cannot capture the feel of a particular frontage.

Security was designed around a controlled entrance, 24-hour guards, CCTV, electronic vehicle access and visitor recording. Those provisions describe the scheme as marketed and observed in its early years. They do not automatically establish current staffing levels, camera coverage or how well the system is maintained. Buyers sometimes focus on front-door locks while forgetting the wider estate operations. Who repairs a broken gate? How are pool expenses approved? Are common-area accounts current? These are ordinary questions in a managed housing estate, and their answers affect running costs and daily reliability even when the home itself has been recently renovated.

A 2019 review recorded a common-area fee of THB 73 per square wah of plot area per month. That is valuable historical context but not a verified October 2026 invoice. Staffing, utilities and pool maintenance all cost money, so a buyer should request the current tariff and payment record for the specific property. Two houses with the same interior size can generate different common-area charges if their plots differ. Likewise, a seller’s assertion that fees are “included” is ambiguous until the agreement explains whether outstanding dues are cleared before transfer. A mortgage estimate shown on a portal will not automatically include these estate expenses.

Geographically, the estate belongs to Saphan Sung in eastern Bangkok. Its documented address is Soi Kanchanaphisek 25, Yaek 1, off Kanchanaphisek Road. The wider road network offers routes towards Rama 9, other eastern districts and Suvarnabhumi Airport. That should not be mistaken for a predictable 15-minute drive into central Bangkok. Access roads, U-turns and junction congestion all shape the real journey. A workday route that is comfortable mid-morning may be frustrating during school traffic. For a family choosing this location primarily to make the school run easier, testing those journeys is more informative than comparing rough distances on a map.

The neighbourhood is a suburban part of a very large city rather than a compact pedestrian quarter. Reports on the area mention schools such as Triam Udom Suksa Nomklao and Wellington College International Bangkok, shopping options across the Ramkhamhaeng and Lat Krabang corridors, and larger medical facilities within the eastern urban network. These are relevant amenities, but they are not all next door. Their usefulness depends on whether they align with a household’s real routes, opening hours and school schedules. A family with children attending different schools may experience this area very differently from a couple working from home.

Rail connections also require an honest description. Ban Thap Chang on the Airport Rail Link is a useful reference for the wider area, but Pleno is not a station-front community. Travelling by train generally starts with a separate trip to reach a station. That may be an easy compromise for someone who drives to rail occasionally. For a resident planning to rely entirely on trains and walking, it becomes an everyday inconvenience. The existence of airport rail infrastructure nearby does not make this a car-free address, nor does being on the eastern side of Bangkok mean that flights or airport trips will always be quick.

Resale prices show the difference between a project and a property. On 10 October 2026, a PropertyHub advert still displayed THB 2,769,000 for a three-bedroom, two-bathroom house with a 23-sq-wah plot and 102 square metres of stated usable area. The listing had last been refreshed in August. Another more recently refreshed advert asked THB 3,290,000 for a house of around 107 square metres on an approximately 18-sq-wah plot. These are asking prices attached to individual sellers, not evidence of completed transactions. A house with more land is not automatically the stronger purchase if its roof, extensions, water systems or legal records require more work.

A further listing around THB 2,950,000 describes a three-bedroom house of roughly the original 106.85 square metres on a 17.5-sq-wah plot. Price differences may reflect corner placement, furnishings, renovations, seller urgency or simple errors in an advertisement. Some portals repeat the same agent’s property several times, which is not the same as several independent homes being available. For that reason, the lowest visible price is best treated as a starting point for a conversation rather than a dependable budget. The true cash requirement includes the agreed purchase or lease structure, transfer expenses, any arrears and work the house needs after handover.

Resale has a genuine advantage here: it allows a buyer to inspect what has happened since the estate opened. Improvements can make a small house noticeably more usable, but they can also conceal problems. Rear kitchen additions, newly tiled driveways or changes to drainage need a closer look. In Thailand’s wet climate, signs of water staining, roof leaks, mould and poorly ventilated extensions deserve particular attention. An inspection after rain can reveal things that are invisible in a newly painted room. Electrical capacity matters as well if several air-conditioning units, a water heater and kitchen equipment will run at the same time. The estate brand cannot certify work carried out independently by past owners.

For a landlord, there is an observable long-term rental market rather than a promised rental programme. Recent advertisements for three-bedroom homes included asking rents around THB 20,000–25,000 a month, with some higher offers. The adverts say little about actual occupancy, negotiated rents or maintenance spending. Gross asking rent is not net income: periods without a tenant, agent fees, repairs, common-area charges and replacement appliances all take money from the owner’s side. More importantly, the estate management’s job is normally to maintain shared space, not to find tenants or fix a refrigerator inside a privately owned home. A remote owner would need a separate, accountable arrangement for that work.

Foreign buyers face the most material legal distinction of all. This is a landed townhouse development, not a condominium with a statutory foreign ownership allocation. Ordinary direct foreign freehold ownership of the land is generally restricted under Thai law. A “freehold” badge on a resale advert does not change the legal identity or eligibility of the buyer. A registered lease of land, typically with an initial term of up to 30 years, and separate rights in the building may be possibilities in the right circumstances, but no project-specific package of this kind has been established from the available records. Renewal provisions need careful reading; an anticipated renewal is not an already secured future property right.

A buyer’s first legal document should be the actual title and supporting ownership papers for the chosen plot, not the project brochure. Those documents reveal who may sign, whether encumbrances are recorded and what a sale or lease is capable of transferring. Where foreign involvement is contemplated, the land and the house must be examined separately. The same applies to payment routing and deposit provisions: a seller’s advertised price should not be paid on the strength of a message saying the transaction can be “arranged”. Using nominee shareholders to bypass land-ownership limits creates risks rather than resolving them. Professional advice must be grounded in the proposed documents, not just in the buyer’s nationality.

The practical case for this estate is therefore specific rather than universal. It offers a familiar three-bedroom house arrangement, private parking, shared recreation and a location tied into eastern Bangkok’s road network. It also brings the realities of a staircase, only two original bathrooms, commuting by road, older building systems and land-title questions for foreigners. A home overlooking the clubhouse could be ideal for one family and inconvenient for another. The right comparison is between inspected, document-verified houses and the cost of living in each of them. A generic project score cannot replace that decision.

Home types & sizes

Original three-bedroom townhome
106.86 sqm

The original two-storey plan puts living and kitchen space downstairs, three bedrooms upstairs and a shared upstairs bathroom. Standard plots started at 17.5 sq wah, with two parking positions planned. Resold homes may have been altered; the original floor plan is a reference, not a promise about every listing.

A roughly 106.85-sqm resale was advertised at THB 2.95M
Corner-position three-bedroom resale
102 sqm
2 bathrooms

One individual resale advertises a 23-sq-wah plot, two car spaces and an unfurnished 102-sqm interior. It should not be mistaken for a second original AP floor-plan type. Layout changes and any extensions need to be checked against what is physically built and legally recorded.

THB 2,769,000 asking (checked 10 Oct 2026)

The documented launch product is a three-bedroom, two-bathroom townhome of roughly 106.86 sqm. Resale adverts can describe different usable areas or reconfigured rooms. These are listing-specific homes and asking prices, not multiple verified developer-issued floor plans or a current new-build price list. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The map-searchable address is Soi Kanchanaphisek 25, Yaek 1, Saphan Sung subdistrict and district, eastern Bangkok. The Rama 9 reference is a travel corridor, not a claim of a central Rama 9 address.
  • Kanchanaphisek Ring Road is the main road anchor, linking journeys towards eastern Bangkok’s expressways. Real peak-hour routes can differ sharply from a simple map preview.
  • Ban Thap Chang on the Airport Rail Link is a useful rail reference, but the estate does not sit beside the station. A separate journey to rail is part of the commute.
  • Schools, local retail and medical services exist across this part of the city; their practical usefulness depends on car routes and daily schedules rather than straight-line proximity.
  • The clubhouse zone sits nearer the entrance. A house facing it offers quick access to shared amenities but may experience a different sound environment from inner rows.

Best for: A family looking for three genuinely separate bedrooms, private front parking and a small shared play-and-pool environment, provided that an upstairs shared bathroom and daily stairs suit the household.; A couple who can turn one bedroom into a proper home office, and who would rather have a house than a compact apartment. The actual room temperature, internet service and sound exposure still need an on-site check.; A resale buyer who values the ability to inspect the exact property and compare real renovation quality, individual plot size and the feel of different internal lanes.; Someone whose work and family routines are already centred on eastern Bangkok. Road access can be a practical advantage when it matches an existing commuting pattern.; A Thai national or another buyer with a lawful land-ownership route. A foreign buyer should not assume that an ordinary advertised freehold townhouse can be acquired on identical terms.; may not suit: Anyone expecting a walk-to-the-train lifestyle or wanting to eliminate car journeys; this is a residential estate off a major road corridor, not a station-front development.; Families needing an accessible downstairs bedroom or several ensuite bathrooms; the original upstairs bedroom arrangement and two-bathroom total may be restrictive.; Foreign buyers who require direct freehold ownership of the underlying land without an exceptional legal basis.; Investors looking for a developer-backed rental guarantee or a passive, fully managed product. Resale houses require owner-level decisions about upkeep and tenants..

  • Completion dates conflict: Estopolis refers to 2018, Zmyhome to 2019, FazWaz to January 2022 and PropertyHub to 2026. A 2018 presale is documented, but a definitive whole-estate completion date has not been established.
  • Individual advertisements use a freehold label. The actual land title, encumbrances and whether a registered land lease is possible for a foreign buyer of a particular home have not been evidenced by transaction documents.
  • A 2019 review quoted a common-area charge of THB 73 per sq wah per month. The current rate, any outstanding estate charges and the condition of shared facilities as of October 2026 are not independently confirmed.
