Why this project is worth a look

Straightforward family layout

The original homes were two-storey, three-bedroom townhouses of roughly 100–119 sqm. That is a relatively easy product to understand: enough separation for a family without the land and maintenance burden of a large detached house. The historical plans show one parking space for the 100 sqm model and two for the 119 sqm version.

A visible resale market

The estate is complete and actively resold, so buyers can judge the actual streets, neighbouring homes, traffic pattern and renovation quality instead of relying on a future delivery promise. The drawback is variation: two houses in the same project can differ materially after years of owner alterations, so asking price alone is not a reliable comparison.

Useful Bueng Kum access

Soi Prasert Manukit 48 connects into the broader north-eastern Bangkok road network, including Prasert Manukit, Ram Inthra and the Kanchanaphisek outer ring. That can work well for households already anchored in this side of the city. A buyer commuting to central Bangkok every day should test the real peak-hour journey rather than judge the location only by map distance.

Entry price needs context

The THB 2.5 million floor comes from a single resale advertisement, not a developer price list or project-wide valuation. Other listings in the same estate are higher and may have larger plots or different improvements. Use the lowest asking price to frame a search, then value the selected house on title, plot, condition, alterations and comparable sales evidence.

About the project

The Connect Kaset–Navamin is a completed two-storey townhouse community in Khlong Kum, Bueng Kum, on Bangkok’s north-eastern side. A project profile published in January 2014 identifies Pruksa Real Estate as the developer and gives a site area of roughly 30 rai, 1 ngan and 35 square wah, with 318 homes in total. The original product mix centred on two compact family layouts of about 100 and 119 sqm on plots of roughly 18–21 square wah. That tells you more about the scheme than the old sales language does: this was designed as a relatively dense, practical urban housing estate rather than a resort-style or serviced residential product.

The project now trades entirely as resale stock. Home.co marks the original sales programme as closed, while current listings show three-bedroom homes with two bathrooms at asking prices starting around THB 2.5 million. That number should not be treated as a project-wide valuation. Position within the estate, plot size, renovation quality, parking, furniture and seller urgency all move the price. For a buyer, due diligence therefore starts with the individual house: check the land title, registered plot size, any extensions or alterations, and whether the physical layout matches the documents before treating two apparently similar listings as comparable.

The estate sits inside Soi Prasert Manukit 48, off the corridor still widely referred to by its former Kaset–Nawamin name. A long-running project review places it at 13.808448, 100.662478. This is not a central-Bangkok, walk-to-everything location; daily mobility is primarily road-based. The practical advantage is access toward Prasert Manukit Road, the Kanchanaphisek outer ring road and the Ram Inthra side of the city. For households whose work, schools or routines are concentrated in north-eastern Bangkok, the trade-off can make sense when three bedrooms, a private entrance and on-plot parking matter more than being close to the CBD.

Because the estate is older than many newly launched townhouse projects nearby, its appeal is about an established neighbourhood and an already proven physical product rather than new-build specification. The same age makes the condition survey more important. Roofs, drainage, moisture, electrical work, plumbing and owner-built extensions deserve attention. The historical project profile confirms 24-hour security, but it does not substantiate a broad clubhouse package. Generic portal fields that list pools, gyms, saunas or similar facilities are therefore not treated here as verified project amenities.

Home types & sizes

Original Type 1: 3 bedrooms
about 100 sqm
2 bathrooms

A two-storey townhouse with an original frontage of about 5.7 m. The historical plan shows a living room, dining area, kitchen and parking for one car. Resale homes may have been altered by owners, so the physical layout should be checked against the registered documents and an inspection.

Original Type 2: 3 bedrooms
about 119 sqm
2 bathrooms

The larger original version of the same two-storey format, again with a frontage of about 5.7 m. The historical plan lists a living room, dining area, kitchen and parking for two cars. Current resale listings still show houses around 119–120 sqm in the estate.

The historical project profile shows two original layouts at 100 and 119 sqm, both with three bedrooms and two bathrooms. Current listings sometimes quote 97–98, 119 or 120 sqm, which may reflect measurement conventions, alterations or seller-entered data. For a transaction, rely on the selected property's registered documents rather than the project card. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The estate is inside Soi Prasert Manukit 48 in Khlong Kum, Bueng Kum; a long-running project review gives the coordinates as 13.808448, 100.662478.
  • Its road logic is built around Prasert Manukit and the wider Kaset–Nawamin corridor, with access toward the Kanchanaphisek outer ring road.
  • The historical project review lists Lertlah School, Fashion Island, The Promenade and Pattavikorn Market among notable places in the wider area, but real travel times should be checked for the buyer's actual peak-hour route.
  • The location is more naturally suited to car-based daily life than to a walk-to-rail-station lifestyle.
  • Modern project cards generally use Soi Prasert Manukit 48, Khlong Kum, Bueng Kum, Bangkok 10240; one older description uses postcode 10230, so legal documentation should follow the title documents of the selected house.

Price & purchase terms

  • Current price: From THB 2.5M in a PropertyHub resale listing refreshed on 26 August 2026. This is a lower secondary-market asking-price anchor, not a developer price; availability, condition, transfer costs and the final negotiated price need to be checked for the selected house.
  • Completed: 2014

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Families that need three separate bedrooms and a private entrance at a budget below many newly launched low-rise housing schemes in Bangkok.; Buyers whose work, schools or daily routines are already centred on Bueng Kum, Ram Inthra or the wider Kaset–Nawamin corridor.; People comfortable buying completed resale housing and who prefer inspecting the actual condition before committing rather than waiting for construction.; Car-owning households: the original layouts allowed for one or two parking spaces depending on the house type.; Investors who will underwrite the individual purchase price, condition and long-term tenant demand instead of relying on developer yield claims, which are not part of the current resale market.; may not suit: Buyers who specifically want new-build systems, a contemporary clubhouse and a large verified amenity package; the reliable public record for this estate does not establish that kind of facility set.; Foreign buyers expecting to register the townhouse land in their own name as straightforwardly as a condominium unit; Thai land rules are different and depend on the buyer's lawful eligibility and transaction structure.; Anyone who needs a walkable central-business-district lifestyle or rail-based commuting without relying materially on a car..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Several current project databases report completion in 2014, while the historical January 2014 project profile leaves the completion-year field blank. The estate is clearly completed and long occupied, but we did not find a primary Pruksa archive confirming the handover date.
  • Current address cards generally use postcode 10240, while one older project description uses 10230. For a transaction, the legal address and plot must follow the selected house's title documents.
  • The land-ownership position of any specific resale house has not been verified. A portal label such as 'freehold' must not be treated as proof that a foreign individual can personally own the underlying land; lawful eligibility and the selected property's documents need separate review.
