The historical developer was Golden Land Property Development. Frasers Property Thailand acquired 94.5% of Golden Land in 2019, which is why current property portals often label the developer as Frasers Property. These are not competing identities. Golden Land is the correct historical project developer, while Frasers Property Thailand is the later corporate group into which the business was integrated.

The original product line comprised three designs — Windsor, Kensington and Buckingham — with internal areas from 113 to 187 sqm. Windsor and Kensington were two-storey homes, while Buckingham was a three-storey format. Resale stock needs to be read more carefully than the brochure specifications: owners have extended kitchens and front or rear areas, enclosed open space and reconfigured rooms, so an advertised floor area may no longer be directly comparable with the original design sheet.
Completion dates are inconsistent. FazWaz and Hipflat use August 2017; current PropertyHub and some directories show 2015; contemporary Thai reviews published around the launch period point to August 2016. The registry record uses August 2017 under the source-priority rule, but the discrepancy remains explicit rather than being averaged away. For a buyer, the project is clearly completed and mature; the more important check is the legal and physical condition of the specific resale property rather than which portal chose which completion year.
The address has a similar history. Current listings and mapping-oriented sources place the entrance at Soi Nawamin 42 Yaek 27, Khlong Kum, Bueng Kum. Older project directories print Prasert-Manukitch 48, Chorakhe Bua, Lat Phrao. A detailed period review explains that the internal road network can be approached from both the Nawamin and Prasert-Manukitch sides, so the conflicting labels appear to reflect access and administrative descriptions rather than separate projects. The title deed and registered address of the selected house still need a deal-level check.
The project has an active secondary market in 2026. A dated ordinary resale listing was available at THB 3.3M, while other current portals show asking levels from roughly THB 3.55M upward depending on the house. A BAM bank-owned property is listed at THB 3.15M but is marked as occupied, so it is not a clean like-for-like entry benchmark. Within this community, land size, corner position, renovation quality, floor count and the legal status of extensions can matter as much as the headline asking price.
Resale due diligence should separate four different things: the original developer product, the building as it stands today, the legal plot boundary and any work added by later owners. A covered forecourt, enclosed kitchen, extra room or larger advertised floor area may be genuinely useful, but the buyer still needs to establish whether the alterations are properly documented and remain within the permitted footprint. The same applies to common-area liabilities: a historic fee quoted in a launch-era review is not a substitute for a current statement from the estate management body before transfer.
The lifestyle proposition is also specific. This is not a substitute for central Bangkok living. The estate has its own shared facilities, but the surrounding walking environment is quiet and relatively dispersed; a detailed period review already noted limited public transport inside the soi. The location works better for households that drive, because they can choose routes toward Nawamin or Prasert-Manukitch and then connect to larger arterial roads. For owner-occupiers, it is better understood as a family-oriented suburban Bangkok community than as a rail-station property.
There is also an active rental market, but an investor should underwrite the specific house rather than rely on a project-wide yield figure. In September 2026, major portals were showing asking rents in roughly the THB 18,000–25,000 per month range, with meaningful differences in floor count, plot size, furniture and renovation quality. Those are advertised rents, not verified contracted rents. The layouts and car-oriented setting suggest a tenant pool looking for a multi-bedroom family home rather than the cheapest address near a rail station. Before buying for income, the sensible comparison is the acquisition price of the selected home against achieved rent for a genuinely comparable layout, recurring estate costs, repair needs and likely vacancy between tenants; marketing yield claims should not be treated as evidence.
Before paying a deposit on a specific home, the buyer should review more than the seller agreement and title. The practical file should include the plot plan, current common-fee statement, any arrears, documentation for material extensions and a physical inspection of roof, drainage and shared-wall condition. In a mature townhome estate, those checks matter more than reconstructing the developer launch price: today the economics depend on the individual property and the amount of post-transfer work it may require.
