Why this project is worth a look
A house in Bangkok
The development offers a relatively uncommon combination: a full two-storey detached house while remaining inside Bangkok rather than moving to a distant satellite suburb. The eastern-city corridors of Bang Kapi, Ramkhamhaeng and Nawamin are close enough to be part of daily life, and Kanchanaphisek provides a broader road connection. The proposition is strongest for a household that wants land, four bedrooms and multi-car parking without leaving Bangkok’s administrative boundary.
Layouts that change use
The range runs from 200 to 311 sqm, but the extra space is not merely larger rooms. NORA introduces a ground-floor bedroom; the larger homes add an upstairs family area, a multipurpose room and, in ASHTON and HALSTON, staff accommodation. That makes the choice easier to frame around household structure—older parents, children, home working, guests or live-in help—rather than around floor area alone.
A traceable project record
CENTRO Ladprao - Serithai is supported by more than a marketing page. The Department of Lands’ May 2025 register records a land-allocation permit for the project, 151 detached houses and the same 37-3-6.4 rai site area. It names Asian Property Co., Ltd. as the land allocator, and AP’s annual report identifies that company as a development subsidiary. This does not replace title due diligence on the selected plot, but it gives the transaction a clear documentary starting point.
Useful everyday amenities
The pool, fitness room, clubhouse-style workspace, landscaped garden, children’s facilities and pet area are designed around normal residential routines rather than hotel service. For a family with children or someone who works from home, that can reduce the number of small daily trips. One important cost remains open: the reviewed public material did not provide a reliable current common-area fee, so the recurring charge should be checked for the chosen plot.
Plot-specific pricing
AP’s current THB 11.9–18M range spans different house sizes and land plots. The live page even shows two 250 sqm houses at different prices, which illustrates how much the specific plot can matter in a landed project. A useful comparison is therefore not simply SEREIN versus SILVA, but several available plots side by side, including land area, orientation, proximity to the gate or common facilities, included items and final net price.
About the project
CENTRO Ladprao - Serithai is a new low-rise AP housing development in eastern Bangkok aimed at households that want a full detached home inside a managed estate rather than a compact city apartment. The scheme covers 37 rai, 3 ngan and 6.4 square wah and contains 151 two-storey houses. Launch material from 2025 presented six house designs from 200 to 311 sqm, with three or four bedrooms and parking for two or three cars. AP’s current sales page is narrower, showing four designs from 235 to 311 sqm. That difference matters. The brochure is useful for understanding the project’s original design range, but the live page is a better guide to what AP is actively presenting now. A buyer should therefore work from a specific plot and house number rather than assume every historical plan remains available.
The estate is on Soi Seri Thai 43 in Khlong Kum, Bueng Kum, Bangkok. ThinkOfLiving’s Google Maps reference places it at approximately 13.78838, 100.66712. This is not a station-front location: the review puts the project about 1.1 km inside from Seri Thai Road, while AP quotes 5.4 km to Bang Kapi MRT on the Yellow Line and 3.3 km to the Kanchanaphisek ring road. The practical proposition is road connectivity rather than walkability. Residents can reach the Bang Kapi, Ramkhamhaeng, Nawamin and Lat Phrao corridors through several routes, which can work well for a family already based in Bangkok’s eastern districts. Someone whose daily life is centered on Sukhumvit, Sathorn or another inner-city office cluster and who does not want to rely on a car will face a clearer trade-off.

The project entered the market in 2025. ThinkOfLiving records construction starting in 2025, and the Department of Lands’ monthly land-allocation register records permit No. 32/2568 dated 15 May 2025 for 151 detached houses on 37 rai, 3 ngan and 6.4 square wah. The land allocator in that government record is Asian Property Co., Ltd. AP’s own 2024 annual report identifies Asian Property Co., Ltd. as a property-development subsidiary within the AP group. This distinction is useful in due diligence: consumers see the AP brand, while a group subsidiary may appear in land-allocation and sale documentation. Before paying a reservation or signing a sale contract, the buyer should match the contracting entity, plot details and title documents to the selected house.
As of 5 September 2026, AP’s live project page still lists CENTRO Ladprao - Serithai for sale at THB 11.9–18M. The same page shows several specific houses, including a 280 sqm house at THB 13.3M and two 250 sqm houses at roughly THB 13.4M and THB 14.89M, alongside higher pre-discount figures. This is a useful reminder that the headline starting price is not the price of a generic floor plan. Plot size, plot position, the particular completed house and current promotion can move the number materially. Early May 2025 reviews quoted THB 12–18M, so today’s THB 11.9M entry point appears to be a later sales-floor figure rather than the original launch minimum.
AP describes the architecture as Modern Rusty Farmhouse, with pitched gable roofs, large openings and light-toned façades. The more relevant buyer question is how the layouts change as the houses get larger. The 200 sqm LUMINA has three bedrooms and two covered parking spaces. NORA moves to four bedrooms and places a bedroom on the ground floor, useful for an older family member, a guest or a dedicated office. SEREIN and SILVA add three-car parking and more shared family space upstairs. ASHTON and HALSTON add a multipurpose room and a separate maid’s room. Moving from 200 to 311 sqm therefore changes more than room dimensions: it creates additional zones that can separate work, guests, children, staff and multi-generational living.
The common facilities are set up for day-to-day family use inside the gated estate. AP’s current materials confirm a swimming pool with a children’s section, fitness room, co-working or lounge-style workspace and a large landscaped green area. ThinkOfLiving’s detailed review adds the clubhouse, sauna, children’s room and playground, a pet area, KATSAN security, CCTV and 24-hour guards. The brochure states that the public garden is about one rai. This is not a resort or a serviced residence, so the value of the facilities is practical rather than hospitality-led: exercise, children’s play, pet time and occasional work outside the house can all happen without leaving the community.
For a foreign buyer, the ownership question is materially different from buying a condominium. DDproperty classifies the development tenure as freehold, which fits the normal Thai sale of a detached house together with its land. However, a foreign individual is generally restricted from owning land directly in Thailand, apart from narrow statutory exceptions. Government guidance discusses limited exceptions and long-term leasing as separate legal routes, but none of the AP project materials reviewed sets out a dedicated foreign-buyer lease structure for CENTRO Ladprao - Serithai. Freehold in a project listing should therefore not be read as a promise that a foreign purchaser can register the land personally. The permissible structure has to be resolved for the buyer before treating the house as an executable purchase.
Two source conflicts are worth keeping visible. First, AP’s current page uses postcode 10240, while the brochure and several 2025 reviews print 10230. The street, subdistrict, district and map location otherwise match, so this is an address-detail conflict rather than an identity problem. Second, an older ZmyHome profile reports 108 units, 27 rai and a 2017 completion date, yet the same page also lists the exact 2025 house designs LUMINA, NORA, SEREIN, SILVA, ASHTON and HALSTON. That record is internally inconsistent and conflicts with AP’s current page, the 2025 Department of Lands permit and several independent databases. For the project record, the supported identity is the 2025 development with 151 houses on 37-3-6.4 rai.

Ownership format
The project is marketed as houses with freehold land, and DDproperty classifies the project tenure as freehold. That does not give a foreign individual an automatic right to own Thai land: direct foreign land ownership is generally restricted, subject to narrow statutory exceptions. The sources reviewed do not document a specific to the project long-lease structure for foreign buyers at CENTRO Ladprao - Serithai, so the ownership route has to be established for the selected house and contract.
Home types & sizes
The smallest design in the original brochure: three bedrooms, four bathrooms and two covered parking spaces. It suits a household that wants a detached home without needing a fourth bedroom or staff room. The brochure also shows a separated kitchen plus laundry and storage functions. AP’s current sales page no longer lists LUMINA, so present availability should be confirmed rather than assumed.

The key functional step up from LUMINA is a ground-floor bedroom, which can work for an older family member, a guest or a permanent office without relying on the stairs. NORA appears in the launch brochure and 2025 reviews but is not included in AP’s current four-design sales list, so its availability is uncertain.

AP’s live page currently shows at least two 250 sqm houses at different prices and on different plot sizes, so the decision should not be based on the 250 sqm label alone; the land parcel and position within the estate are part of the product.

Its value is not floor area for its own sake but the number of zones that can operate independently at the same time. It is easier to justify for a large or multi-generational household, regular home working or live-in help than for a couple that would leave much of the space underused.
The official launch brochure lists six house designs from 200 to 311 sqm. AP’s current page as of 5 September 2026 shows only four—SEREIN, SILVA, ASHTON and HALSTON—and a 235–311 sqm range. LUMINA and NORA are therefore retained as verified project designs, not as confirmed current inventory.
