Why this project is worth a look
Low entry price
Parc Exo can make sense for a buyer who wants an established Bangkok condominium without paying new-launch pricing. The cheapest active listing visible in early October 2026 was around THB 1.14M. A price that low is a reason to investigate the unit more carefully, not a reason to assume every similar apartment is worth the same amount.
What you see exists
The project has been occupied for years, so buyers can inspect the buildings, lifts, pools, parking and landscaping as they actually operate. Construction risk is no longer the central issue; building management, unit condition, title status and seller-side documentation are.
Real common space
The original project plan includes two large pools, substantial landscaped areas and a sports component. That gives the development more shared space than many compact urban condominiums. With 1,232 units in the developer's fact sheet, however, maintenance standards and peak-time usage matter as much as the brochure specification.
Broad resale choice
Multiple owners sell and rent units across different buildings, floors and conditions. That gives a patient buyer room to compare instead of taking the last developer unit. It also creates a wide quality spread: renovation, outlook, furniture, seller urgency and paperwork can make two apartments of similar size very different purchases.
Road-led location
The project suits buyers whose daily life is organized around Prasert-Manukit Road, Kaset-Nawamin and east-Bangkok driving routes. It is not a classic rail-at-the-door condominium. Anyone planning to commute without a car should test the real trip rather than rely on a broad district description.
About the project
Parc Exo Kaset - Navamintra is a mature resale condominium community rather than a new launch. That distinction matters. A buyer is not underwriting a future construction promise: the six buildings already exist, the common areas can be inspected in person, and there is a long trail of resale and rental listings across different blocks. Nusasiri's official project fact sheet describes six eight-storey buildings, A through F, with 1,232 units in total. The listed developer later changed its corporate name from Nusasiri Public Company Limited to Stella X Public Company Limited, so both names appear in current databases even though Parc Exo was originally launched under Nusasiri.
The project is unusual for combining a large unit count with low-rise buildings. In practical terms, it behaves more like a compact residential compound than a single tower. The official fact sheet lists two pools, one 65 metres long and another 45 metres long, more than 30% green space, a Sport Mall beside the residential area, 24-hour security, CCTV and key-card access. Those features are still relevant, but on a completed project of this age the important question is their present condition and management quality. A buyer should judge the actual pool decks, lifts, corridors, landscaping, parking and building maintenance rather than assume that every original brochure feature is operating at the same standard today.

The original product mix is straightforward on paper. Nusasiri lists one-bedroom units from about 33.50 to 63.40 sqm and two-bedroom units from 47.88 to 58.54 sqm. Resale data is messier, which is normal for an older development. Registered-unit documents and bank listings show small units around 32.6 to 33.0 sqm, while portals may call similar layouts either a studio or a one-bedroom. That is not enough to treat them as separate projects or phases. It does mean the condominium title for the exact unit should take precedence over a portal's room label or the generic project brochure, especially when comparing price per unit or deciding whether two listings are genuinely comparable.
Parc Exo sits on the eastern side of Bangkok along Prasert-Manukit Road in Ram Inthra, Khan Na Yao, within the broader Kaset-Nawamin corridor. This is primarily a road-led location. Project material emphasizes access toward the outer ring road and the Ram Inthra expressway corridor rather than a station-on-the-doorstep proposition. That can work well for owners who drive and want a lower-density residential environment with direct access to major east-Bangkok roads. It is less compelling for someone whose daily routine depends on walking to rapid transit. For that buyer, the commute should be tested at the actual hours and by the actual mode of transport they expect to use.
The resale market is one of Parc Exo's strongest practical attractions. An active PropertyHub listing visible in early October 2026 asked THB 1.138 million for an approximately 33 sqm one-bedroom unit, while other listings in the same development are materially higher. That spread should be expected in a project with many individual owners and more than a decade of occupancy. Building, floor, outlook, renovation quality, furnishing, seller urgency, title status and any outstanding juristic-person charges can all move the asking price. The lowest listing is therefore useful as an entry-price reference, not as a representative valuation for every 33 sqm unit in the project.
For an international buyer, the legal attraction is that Parc Exo is a registered condominium, so a qualifying foreign purchaser can in principle own a unit in freehold within the statutory foreign quota. Thai rules cap foreign ownership at 49% of the total condominium unit area, and the available quota has to be confirmed at the time of transfer. On a resale purchase, the practical document set matters more than the marketing label: the unit title, seller identity, foreign-quota confirmation, juristic-person debt clearance and agreed allocation of transfer-related costs should all match before money changes hands. A portal badge saying 'foreign quota' is useful screening information but is not a substitute for transfer documents.
Running costs deserve a separate check because the project is no longer new. PropertyHub lists a common fee of THB 30 per sqm, but that figure should not be assumed to be the current payable rate for a 2026 transaction. Fees can change, special assessments can occur, and an individual owner may have arrears. A sensible resale review would therefore include an up-to-date juristic-person statement, recent common-charge invoices and written debt clearance for the selected unit. At the lower end of Parc Exo's asking-price range, accumulated charges or deferred maintenance can materially change the economics of what initially looks like a bargain.
There is also visible rental activity rather than a dormant ownership market. Major portals in October 2026 carried multiple Parc Exo rental listings, with smaller units advertised from roughly THB 7,500 per month and larger layouts asking more. That is useful evidence that tenants and landlords are still transacting around the project, but it is not an investment-return promise. A real rental model should use the exact unit's achievable rent after negotiation, expected vacancy, agent fees, maintenance, furnishing and refurbishment costs. Parc Exo offers a large set of comparable listings to test a rental thesis against; it does not provide a guaranteed yield simply because many advertisements are visible.
Building choice deserves more attention than the project name alone suggests. Nusasiri's fact sheet does not distribute the 1,232 units evenly: Tower B is listed with 168 units, Towers C and D with 200 each, Towers F with 216, and Towers A and E with 224 each. Those numbers do not make one block inherently better, but they are a useful prompt to inspect lift traffic, corridor feel, parking access, road exposure, pool-facing noise and the route from the unit to the common areas. In a large low-rise compound, two apartments with the same floor area can feel quite different because they sit in different buildings. Comparing several genuinely similar units is therefore more informative than buying the cheapest search result on price alone.
Open sources also contain several material inconsistencies. Nusasiri's own fact sheet says 1,232 units, while PropertyHub and some bank or asset-management pages use 1,296. Completion is variously shown as 2010, 2011 or 2014. A Thai SEC filing, however, identifies Parc Exo as condominium registration no. 4/2556, pointing to legal registration in 2013; legal registration is not necessarily the same thing as physical completion. The land area also differs between the developer fact sheet and the SEC appraisal material. For this dossier, the developer's 1,232-unit figure is used as the primary project count, while the conflicts are preserved in the unconfirmed section instead of being averaged away.
Ownership format
A foreign buyer may hold a condominium unit in freehold within the statutory foreign-ownership quota, capped at 49% of the total unit area in a registered condominium. The remaining quota and the exact title status of the selected resale unit should be confirmed with the condominium juristic person before transfer.
Unit types & sizes
The project's core format. Registered and resale examples around 32.6–33.0 sqm also appear in public data, so the title-deed area of the exact unit is more reliable than a portal's generic layout label.
A less common option for couples or families needing a separate second bedroom. Current resale stock includes units around 57–59 sqm, with meaningful differences in condition and asking price between individual owners.
Nusasiri's official fact sheet groups the project into one- and two-bedroom units. Resale portals sometimes label small units around 33 sqm as either studios or one-bedrooms, and registered-unit documents show areas such as 32.78–33.02 sqm. For a purchase, the exact condominium title should take priority. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.138M based on an active PropertyHub resale listing shown in early October 2026 for a roughly 33 sqm one-bedroom unit. This is a lower-end resale asking price, not a developer price; availability, unit condition, juristic-person arrears and foreign-quota eligibility should be checked for the exact unit before purchase.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Total-unit counts conflict: Nusasiri's official fact sheet states 1,232, while PropertyHub and BAM show 1,296. This dossier uses the developer's official figure.
- Completion dates conflict across major portals: 2010, 2011 and 2014 all appear. A Thai SEC document identifies condominium registration no. 4/2556, corresponding to 2013, but registration date should not be treated automatically as physical completion.
- Land area also conflicts: the Nusasiri fact sheet states 19-1-14.1 rai, while appraisal material filed with the Thai SEC gives 18-2-41.1 rai. No land-area value is promoted into the published dossier.
