Why this project is worth a look
Three usable layouts
The original range is simple to compare: 96, 103 and 117 sqm. The entry type has three bedrooms and one parking space, while the larger plans add a fourth bedroom and, in Preston, a third bathroom plus a second parking space. That makes the choice about household function rather than brochure styling.
Car-first connectivity
Khu Bon and Kanchanaphisek give practical access to the north-eastern Bangkok road network and the Outer Ring Road. The Pink Line improves resilience, but Khu Bon station is still roughly 2.2–2.3 km away, so rail is an additional option rather than a true doorstep commute.
Real resale evidence
There are multiple active sale listings and rental stock in 2026, which gives buyers something more useful than an old launch price: actual homes to compare. Listing depth still does not guarantee liquidity or a particular resale period, and the spread between houses reflects condition, plot and seller circumstances.
Amenities can be inspected
The clubhouse, pool, gym, garden and security are operating parts of an occupied community, not future promises. That allows a buyer to judge maintenance quality directly. The sensible checks are current condition, management rules, common charges and whether the selected home has any unpaid estate fees.
Land rights come first
This is a landed townhome project, not a condominium. A Thai buyer should still verify title and encumbrances; a foreign buyer faces the additional restriction on direct land ownership. The legal structure for the selected house needs to be clear before any deposit is treated as a simple property purchase.
About the project
Golden Town Ramintra-Wongwaen is an established two-storey townhome community in north-eastern Bangkok rather than a current developer launch. The consistent project-level figures are 478 homes/land plots on 44 rai 0 ngan 90.8 square wah, with three original house types ranging from 96 to 117 sqm and offering three or four bedrooms. That distinction matters because the decision today is not between identical new units sold from a showroom. It is between individual resale houses that may have different plot sizes, extensions, renovation standards, positions within the estate, ownership histories and maintenance records. The original brochure specification gives a useful baseline, but the condition and legal record of the specific house should carry more weight than the project’s launch-era marketing.
The location works best for households that use a car. The estate sits in the Ramintra–Khu Bon–Kanchanaphisek corridor with practical access to the Outer Ring Road and the road network serving north-eastern Bangkok. Khu Bon station on the Pink Line is typically quoted at roughly 2.2–2.3 km from the project. That is close enough to provide a real public-transport option, but it is not station-front living, and the actual walk should be judged in person because heat, pavement continuity and major-road crossings can matter more than the straight-line distance. For a household with one or two cars, the combination of ring-road access and a rail alternative is more compelling than it is for a buyer who expects to live car-free.

The three original plans are easy to understand. Saint James is the entry layout at 96 sqm with three bedrooms, two bathrooms and one parking space. Chester expands to 103 sqm and four bedrooms while retaining two bathrooms and one space. Preston is the largest at 117 sqm, with four bedrooms, three bathrooms and two parking spaces. The original concept also included a flexible room on the ground floor, useful as a study, guest room or bedroom for an older relative. Resale homes may no longer match the brochure exactly: rear kitchens, roofs, built-ins and other alterations are common, so buyers should verify measured area, parking usability and whether additions were properly made rather than assuming every listing still follows the base plan.
A 478-home estate is large enough to support meaningful shared facilities. Multiple sources consistently identify a clubhouse, swimming pool, gym, communal garden, CCTV and 24-hour security, while some also list children’s areas, jogging space and key-card access. The useful question is no longer whether these facilities were promised; the estate is already occupied, so they can be inspected. Buyers should look at the real maintenance standard, drainage and internal roads, pool and gym condition, parking discipline and how the common areas are funded. In a mature community, management quality and the selected home’s fee position can have more day-to-day impact than the original facility checklist.
As checked on 4 October 2026, active listings on a major portal start around THB 2.95 million, with other current asks nearby at roughly THB 2.99–3.65 million; additional portals show homes in a broadly similar low-THB-3-million to high-THB-3-million band. These are asking prices, not registered transaction prices. Two houses with the same original model can justify different asks because of corner position, land size, renovation, furniture, kitchen and bathroom condition, parking, extensions and the seller’s urgency. The lower listing is therefore a market anchor for screening stock, not a promise that every house in Golden Town Ramintra-Wongwaen can be bought at that level.
Published completion dates do not agree. FazWaz shows September 2016, TookTee uses 2019, while Estopolis and ZmyHome point to 2020. Current evidence is nevertheless clear on the status: this is a completed, occupied project with an active resale and rental market. For a buyer, the disputed database year matters less than the age and condition of the exact structure, roof, wet areas, services and later additions. The dossier therefore records the project as completed without forcing a single completion year that the available sources do not support consistently.
The developer history also needs context. The project originated under Golden Land, and the Department of Lands record names Golden Land Residence as the land allotter. Modern property databases associate the project with Frasers Property, and the old project URL sits within the Frasers Property Home ecosystem even though it now redirects to the current corporate home page. On a resale purchase, none of this means Frasers is necessarily the seller: the counterparty is usually the present owner. The brand helps establish project identity, but the buyer still needs the owner’s title, encumbrance status, current estate-management arrangements and confirmation that common charges are clear.
For a foreign buyer, the land component is the critical legal difference from a condominium. A non-Thai buyer generally cannot own Thai land outright in the ordinary course. A lawful structure may involve ownership of the building combined with a registered land lease; a registered lease term is generally limited to 30 years per term. Nominee arrangements or sham Thai ownership are not a legitimate shortcut. Because Golden Town Ramintra-Wongwaen is a landed townhome project rather than a condominium, a foreign buyer should understand the land/building rights for the exact house before comparing renovation packages, rental expectations or financing.
There is a material address discrepancy in the public data. Market and project-review sources place the estate by Kanchanaphisek/Khu Bon and variously label the administrative area as Ram Inthra–Khan Na Yao, Tha Raeng–Bang Khen or Bang Chan–Khlong Sam Wa. A project-map review gives coordinates of 13.854444, 100.674083. By contrast, a Department of Lands entry carrying the same project name, the same 478 plots and the same 44-0-90.8-rai area records Chorakhe Bua, Lat Phrao. For navigation, the Khu Bon/Kanchanaphisek point is the practical reference; for a purchase contract, the address and land parcel must come from the selected home’s title documents rather than from an aggregator.
Overall, Golden Town Ramintra-Wongwaen makes most sense as a family resale option around the lower-THB-3-million entry level, not as a packaged investment with a promised return. Its practical strengths are straightforward: three useful original layouts, shared amenities and road access across the Ramintra/Outer Ring area. The trade-offs are equally clear. It is a large, mature estate; the Pink Line is not at the gate; individual homes can vary materially in condition; and foreign ownership of the land is not simple. A good purchase here is determined much more by the exact house, title, alterations and price than by the project name alone.
Ownership format
A foreign buyer generally cannot own the land outright. A lawful townhome structure may involve rights to the building and/or a registered land lease; the exact rights for the selected house must be verified from title and contract documents.
Home types & sizes
The smallest original house type combines three bedrooms with one parking space over two floors. It suits a smaller household that values separate rooms more than maximum internal area. Resale homes may have rear kitchen extensions, canopies or other alterations, so the original 96 sqm specification should be treated as the baseline plan rather than the measured condition of every listing.
The middle plan adds a fourth bedroom while keeping two bathrooms and one parking space. It can work well for a household that needs a study, guest room or extra child’s room without stepping up to the largest footprint. On a resale inspection, the ground-floor room and any later rear extension deserve attention because alterations can improve utility while reducing ventilation or outdoor space.
The largest original type provides four bedrooms, three bathrooms and two parking spaces. It is the most practical baseline for a two-car household or a larger family that benefits from the extra bathroom. Resale value can still vary widely with corner position, plot size, renovation quality and extensions, so the Preston name alone is not enough to compare asking prices.
These are the project’s original house types. On the resale market, measured area, land size, parking and configuration can differ because of corner plots, extensions and alterations; compare the selected home against its title, plan and physical condition. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Kanchanaphisek Road and the Ramintra–Khu Bon corridor are the project’s main transport assets, particularly for households driving across north-eastern Bangkok and the Outer Ring Road.
- Khu Bon station on the Pink Line is quoted at roughly 2.2–2.3 km, giving a rail option without making this a station-front project.
- Jas Green Village Khu Bon is listed at roughly 0.8 km and MaxValu Khu Bon at about 0.9 km, so everyday retail is available within the local area.
- Wat Khubon School is listed at roughly 0.3 km and Synphaet Ramintra Hospital at about 2.5 km, which is practical for a family-oriented location.

Price & purchase terms
- Current price: From THB 2.95M in active FazWaz listings checked on 4 October 2026. This is a lower resale-market anchor, not a developer price; availability, condition, size and terms of the selected house need a separate check.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Households of roughly two to five people that want three or four separate bedrooms around the low-THB-3-million entry point and value usable space more than a central Bangkok address.; Car-owning buyers who regularly use Ramintra, Khu Bon, Kanchanaphisek and the Outer Ring Road, while treating the Pink Line as a useful second transport mode rather than the only one.; Buyers comfortable with resale due diligence: comparing renovation quality, plot size, position, parking, extensions, title and fee status instead of selecting an identical new-build unit from a developer price list.; Families that want a pool, gym, garden and security within the estate and are willing to inspect how those shared facilities are actually maintained in a mature community.; Thai buyers, or households with a clearly lawful land-ownership structure; a foreign buyer can only sensibly consider the project after understanding the legal rights to the land and building for the exact house.; may not suit: A foreign buyer expecting direct land ownership on the same basis as foreign-quota condominium freehold; a landed townhome does not work that way.; A car-free buyer who needs daily walk-to-rail convenience: Khu Bon station is around 2.2–2.3 km away and the pedestrian environment needs an on-site check.; Someone who specifically wants a brand-new, uniform home with no maintenance history; this is a mature estate and resale houses can differ substantially in renovation and alterations..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The administrative address conflicts across sources. Market/project sources place the estate by Kanchanaphisek/Khu Bon and use Ram Inthra–Khan Na Yao, Tha Raeng–Bang Khen or Bang Chan–Khlong Sam Wa, while the Department of Lands entry with the same name, 478 plots and 44-0-90.8 rai records Chorakhe Bua, Lat Phrao. The selected home’s title should control the transaction address.
- Published completion dates conflict: FazWaz shows September 2016, TookTee 2019, and Estopolis/ZmyHome 2020. The project is clearly completed and occupied, but an exact completion year is not asserted without house-level documentation.
- Sources use Golden Land Residence, Golden Land Property Development and Frasers Property Home (Thailand). This is consistent with the project’s corporate history at brand level, but the legal entity on title, estate-management documents and the selected resale transaction still needs unit-specific verification.
