Why this project is worth a look
A genuine large estate
Historic disclosure describes about 79 rai and 369 residential plots, so this is more than a small gated row of houses. The scale creates real variation in house and plot size, but it also makes exact project identity important because several other Chuan Chuen City phases sit nearby.
Wide resale price spread
Current stock runs from roughly THB 3.3–4.3M at the smaller end to around THB 11–12.5M for much larger detached-house plots. Those numbers represent different assets rather than a single model moving up and down in price. Plot size and physical condition should be set before comparing asking prices.
Established local infrastructure
Tha Raeng and Khu Bon already have the roads, hospitals, shopping and Pink Line stations that buyers can test in real life. There is less dependence on future promises than in a new suburban launch. The trade-off is that this remains a car-oriented location rather than a station-front neighbourhood.
Inspection matters more
The original development dates back to the late 1990s and early 2000s. Two houses from the same estate can now have completely different maintenance histories. Roofs, damp, electrical work, drainage and later extensions deserve more attention than cosmetic finishes.
Different foreign-buyer route
Because the asset includes land, it is not a straightforward foreign freehold product like a qualifying condominium unit. A foreign buyer needs to establish the lawful land-and-building structure for the selected property before treating the headline asking price as comparable to a Thai freehold purchase.
About the project
Arina Park Chuan Chuen City is an established landed housing estate in the Khu Bon–Watcharapol side of northern Bangkok rather than a current developer launch. M.K. Real Estate Development's corporate profile lists Arena Park, Chuan Chuen City among its fully completed projects, while Thailand's Department of Lands separately records Arena Park in Tha Raeng, Bang Khen under the same developer. That identity check matters because Chuan Chuen City is a much larger cluster containing Green Park, Private Park, several Residence Park phases and other similarly named estates. A resale advert that says Chuan Chuen City is not automatically an Arina Park property.
The historic project disclosure is unusually useful for a development of this age. Home.co.th reproduces a regulatory notice describing roughly 79 rai and 369 residential plots, with land-allocation permit numbers and title references. Construction was stated to begin in May 1996 with an expected completion in May 2002. M.K.'s present-day company profile now treats Arena Park as completed. For a 2026 buyer, the risk therefore has little to do with whether a developer will finish the estate. The meaningful questions are the physical condition of the selected house, alterations made over two decades, drainage and services, the title for the land, and whether later extensions match the registered documentation.

This is not one uniform house model. Historic material says the estate contained detached houses, semi-detached houses and townhouses arranged in separate zones. That mixed product explains the extraordinary spread in current asking prices. A semi-detached house on 36 sq wa has recently been marketed at THB 3.3M; a detached house on 58 sq wa with about 150 sqm of usable area at THB 4.3M; and large detached houses on roughly 93–94 sq wa have appeared around THB 11–12.5M. Those figures should not be averaged into a supposed 'project price'. They describe materially different pieces of land and different houses inside the same wider estate.
On this kind of resale market, the land often matters as much as the floor area. A three-bedroom house on 58 sq wa can be a very different proposition from another three-bedroom house on more than 90 sq wa even before renovation quality enters the comparison. The smaller current listing is about 150 sqm with three bedrooms, two bathrooms and two-car parking. A larger active listing shows roughly 160 sqm on about 94 sq wa, three bedrooms and three bathrooms, yet carries a much higher asking price. Internal position, frontage, garden space, parking, extensions and title cleanliness can all move value more than the bedroom count suggests.
The estate's age is not automatically a weakness. It means the surrounding neighbourhood is real rather than promised: roads, retail, hospitals and schools have had years to establish themselves, and buyers can observe how the area functions today. The trade-off is that every resale house has its own maintenance history. One owner may have changed little beyond finishes; another may have replaced roofing, windows, wiring, kitchens and drainage or added major covered areas. A buyer therefore needs a house-level inspection, not just confidence in the original M.K. brand. Moisture, cracking, roof condition, electrical capacity, pumps, tanks, gates, ground level and the legality of later additions are all more relevant here than launch specifications.
The most consistent current address is Soi Khu Bon 27, Yaek 11, Tha Raeng, Bang Khen, Bangkok 10220. An older Homenayoo article labels the area Khan Na Yao, but current resale listings, Home.co.th and the Department of Lands point to Tha Raeng, Bang Khen. The coordinates used here come from the detailed historic project review and are deliberately given a wider map radius because this is a large low-rise estate with internal sections rather than a single building entrance. For viewings, the exact house number and internal section are more useful than simply navigating to 'Chuan Chuen City'.
Transport is still car-led, but the Pink Line has made rail access more relevant than it was when the estate was built. A current BaanFinder listing places Ram Inthra 40 station at roughly 1.7 km, Vatcharaphon at about 1.9 km and Khu Bon at around 2.1 km. Those are useful connections, not station-front distances. Most residents will still rely on a car, taxi or motorcycle taxi for the last part of the journey. Road access through Khu Bon and Ram Inthra remains central to how the estate works, especially for households whose jobs, schools and family routines are in north and northeast Bangkok.
The local demand base is primarily residential and family-oriented. Sources repeatedly reference Fashion Island, Central Ramintra, Synphaet Ramintra Hospital, Nopparat Rajathanee Hospital, Safari World and everyday retail along the surrounding road network. This is not a tourist rental district and should not be underwritten using central Bangkok apartment assumptions. Anyone considering a house as an investment needs local comparables: similar land size, similar condition, similar parking and the same Khu Bon–Tha Raeng tenant pool. A detached house with a garden has a different rental audience and vacancy pattern from a condominium near Sukhumvit, even if both are technically within Bangkok.
Historic disclosure mentions a clubhouse of about 1,000 sqm and a swimming pool, while an older project review also records security. For a mature estate, however, an original amenities list is only a starting point. A resale buyer should inspect whether those common facilities are operating, who manages them, what condition they are in and what owners actually pay now. One resale advert for a large house mentions a THB 600 monthly common charge, but that single figure is not strong enough to present as the current project-wide fee. Older estates can have section-specific arrangements, changed fee levels or facilities that function differently from the original brochure.
Foreign ownership is the most important structural distinction from a condominium purchase. The asset includes land, and Thai law generally does not allow a foreign individual simply to take freehold title to that land, apart from narrow statutory exceptions requiring substantial investment and official approval. A foreign buyer would therefore need a different legal structure, commonly a registered land lease for up to 30 years combined, where properly documented, with rights over the building. That structure has to be checked against the title and seller's documents for the exact house. It should not be assumed from the project name or from an agent describing the property loosely as 'freehold'.
The attraction of Arina Park is that it offers a real, mature neighbourhood and a wider range of plot sizes than many newer Bangkok suburban schemes. The resale market gives buyers room to choose between lower-ticket semi-detached stock and materially larger detached houses. The challenge is that condition and documentation matter more with age. A freshly renovated interior does not answer questions about roofing, drainage or unregistered extensions, while a tired-looking house on a clean, well-positioned plot can sometimes be the better asset. The sensible comparison is house against house: land, title, structure, access, common arrangements and renovation cost, not merely the badge on the estate gate.
Ownership format
This is a landed housing project, so a standard foreign freehold purchase of the land does not work the way condominium freehold does. As a general rule, foreigners cannot directly own Thai land except under narrow statutory exceptions. A foreign buyer may instead consider a registered land lease of up to 30 years and, where properly documented, separate ownership of the building; the exact structure depends on the title and contracts for the selected property. Nominee-company structures are not treated as a recommended route.
Home types & sizes
A recent resale on 36 sq wa is advertised with three bedrooms and two-car parking. The listing itself conflicts on usable area, showing 150 and 180 sqm in different parts of the page, so the exact floor area is intentionally not treated as settled.
A current resale example has three bedrooms, 58 sq wa of land and two-car parking. It is a useful mid-sized detached-house comparable, but condition and later alterations still need property-level inspection.
A fresh PropertyHub listing shows three bedrooms on roughly 94 sq wa with parking for up to four cars. Its much higher asking price illustrates how strongly land size and the individual plot position can affect value within the same estate.
Historic material confirms that the estate included detached houses, semi-detached houses and townhouses. Current resale stock consists of individual properties rather than a standardized active model range, so floor area, extensions and room counts should be matched to the documents for the selected house. A THB 1.65M townhouse advert was found on DDproperty, but its subdistrict label conflicts with the project's better-supported address, so it is not used as the main pricing anchor.
