Established Khubon setting

The estate sits in the wider Chuan Chuen City residential cluster around Khubon 27, with road access toward Watcharapol and Ram Inthra and access to the Pink Line corridor. It is not a central-Bangkok, walk-out-of-the-lobby transit proposition. It makes more sense for households that value a landed home and use a car regularly, while still wanting established schools, hospitals and retail in the surrounding district.

Resale prices vary widely

Recent asking prices found in late 2026 ranged from THB 3.99M to about THB 5.69M. That is a reminder to avoid treating the estate as if every home had one benchmark price. Detached versus semi-detached format, plot size, usable area, extensions, renovation quality and position inside the estate can all matter. A useful comparison starts with the physical asset, then moves to finishes and asking price.

Land is the key constraint

For an international buyer, the ownership structure can be more important than the interior finish. A landed house does not benefit from the condominium foreign-freehold framework, and direct land ownership by a foreigner is generally restricted. Before making the house itself the focus, the buyer needs a workable legal structure for the specific plot and clear title information.

Private Park Chuan Chuen City is an established low-rise housing estate in Tha Raeng, Bang Khen, in north-eastern Bangkok. It is no longer a developer-stock project where buyers choose from a launch price list. The estate contains 152 plots with a mix of detached and semi-detached two-storey houses. Historic project material puts the original usable-area range at roughly 105–169 sqm, with plot sizes of about 36–64.3 sq wah. For a buyer in 2026, however, the condition of the individual resale home matters more than the brochure specification: renovations, extensions, orientation, maintenance and the paperwork can vary substantially from one house to another.

The project is tied to M.K. Real Estate Development Public Company Limited, a long-established Thai listed developer associated with the Chuan Chuen residential brand. That matters mainly for identification. Khubon 27 contains several similarly named Chuan Chuen City estates, including Green Park, Arena Park and Residence Park, and they are separate schemes. A resale listing that uses a shortened or inconsistent English spelling should therefore be matched to its actual address and plot documents rather than assumed to belong to Private Park simply because it contains the words Chuan Chuen City.

The original housing mix was aimed at ordinary family occupation rather than serviced or hotel-style use. The estate included both detached and semi-detached houses, mostly three-bedroom layouts with some four-bedroom options, generally with two or three bathrooms and one or two parking spaces. Several original house models were published with different floor areas, but many homes have since been modified by owners. A modern resale listing may describe an added kitchen, work room, covered parking or other alterations, so the original model area should not be treated as the final legal or measured area of the house being bought.

Current asking prices are unit-specific rather than a project-wide price. The lowest recent resale listing found was THB 3.99M, updated in late September 2026. Other current or recently refreshed offers were around THB 4.2M and THB 5.69M. That spread is not surprising in a mature landed estate: plot size, house type, renovation quality, extensions and exact location inside the project all affect the asking price. The low figure is useful as a market-entry reference, but it should not be read as the price of a standard house across the development.

For a foreign buyer, the decisive issue is land ownership. These are houses on individual plots, not condominium units that can fall within Thailand’s foreign freehold quota. Direct foreign ownership of land is generally unavailable outside a narrow statutory exception with significant investment and government approval. That means the acquisition structure has to be understood before negotiating the cosmetic details of the house. The title deed for the selected plot, the registered owner, existing encumbrances and the lawful structure available to the buyer are core deal points. For a Thai buyer the ownership path is much more straightforward; for a foreign buyer it is part of the investment decision itself.

Ownership format

This is a landed housing estate, not a condominium. A foreign buyer normally cannot take direct freehold title to the land, so the workable structure depends on the title deed for the selected plot and the sale documents. In practice, a lawful land lease and, where the paperwork supports it, separate ownership of the building may be considered. The narrow Section 96 bis route to direct land ownership requires special conditions, substantial qualifying investment and government approval; nominee-company structures should not be treated as a substitute for those rules.
