That creates useful choice, but it also makes headline prices less comparable: a THB 5M resale and a promoted developer unit can differ materially in plot position, extensions, fit-out, solar equipment and transfer costs.

Even the smaller THEE+ product offers roughly 139–140 sqm and two parking spaces, while THANN and THANN+ sit around 163 sqm. Buyers can therefore choose around real household needs such as a work room, ground-floor flexible space, more land around the house or better separation between family and working areas.
Transit needs a connection
The Ramindra KM 9 name can sound more rail-adjacent than the site actually is. The Pink Line’s Ram Inthra Kor Mor 9 station is roughly 2.5 km away by road, and SENA promotes a shuttle, but most households should still evaluate the address as a car-oriented suburban location and confirm current shuttle operation before relying on it.
Useful shared facilities
A clubhouse, pool, fitness room, garden, children’s areas and a long exercise route give the estate more day-to-day utility than a basic row-house compound. For families who spend substantial time at home, these spaces reduce pressure on the house itself and make the common environment part of the purchase rather than a decorative extra.
Foreign buyers face land rules
For a Thai buyer, a house-and-land freehold structure is familiar. For a foreign individual, direct land ownership is generally unavailable, so the transaction has to be assessed through the lawful structure offered for that specific property. The land right, building ownership and contract mechanics should be understood before comparing discounts or investment returns.

SENA Village Ramindra KM 9 is a low-rise housing estate on Bangkok’s eastern side, along Kanchanaphisek Road in Khan Na Yao. It is not a condominium and it is not a uniform detached-villa compound. The development combines two-storey townhouse-style homes with a more open side layout and semi-detached houses within one 297-home community on roughly 43 rai of land. That distinction matters more than the branding: the real choice is between the more compact THEE+ product and the larger THANN/THANN+ homes with more land and internal area. The estate is already occupied and has an active resale market, while SENA continues to market remaining new inventory. Buyers therefore see both developer stock and owner resales, often with different fit-outs, extensions and bedroom configurations.
The core product range is relatively easy to understand, but the details need to be tied to the actual house. THEE+ starts from about 27 square wah of land and around 139–140 sqm of usable area. The same product is described in two ways in the market: three bedrooms plus separate flexible rooms, or four bedrooms when one of those flexible spaces is counted as a bedroom. THANN and THANN+ are larger, generally starting from about 35 square wah with 163 sqm of usable area. THANN is consistently documented as three bedrooms and three bathrooms; THANN+ appears in both three- and four-bedroom descriptions. This looks more like evolving product presentation and room classification than separate project identities. A resale should therefore be judged by its current floor plan, extensions and title documents rather than by a generic product card.

Independent project reviews document a two-storey clubhouse, a swimming pool with a children’s section, a garden-facing fitness room, social and work areas, a playground, landscaped green space, a bike lane and jogging route. Entry is controlled, with CCTV and round-the-clock security reported across several sources. Solar systems were installed on the homes, with 2023 material describing a 3 kW setup and later marketing referring to expansion potential. The useful takeaway is not the advertised electricity saving, which depends on usage and equipment condition, but the fact that energy hardware is part of the original project concept. On a resale, the panels, inverter, warranties and any owner modifications should be checked as physical equipment, not assumed from the project name.
The location works best for households that are comfortable using a car. The estate sits by the Kanchanaphisek ring-road corridor, while Ram Inthra Road and the Pink Line are a short drive away rather than a practical walk for most residents. Ram Inthra Kor Mor 9 station (PK24) is roughly 2.5 km away by road, and SENA continues to advertise its V MOVE shuttle connection. Drivers have access to the Kanchanaphisek expressway and several parallel routes through Ram Inthra, Khu Bon and Ratchada–Ram Inthra. Fashion Island and The Promenade are about 2.9 km by road, while Intrarat Hospital is around 2.7 km. This is suburban Bangkok, but the immediate catchment has enough retail, schools and healthcare for normal family routines.
The legal structure deserves more attention here than it would for a foreign-quota condominium. The project is a house-and-land development, so a buyer who is legally eligible to own Thai land can acquire the property in a conventional freehold structure. A foreign individual, however, generally cannot own Thai land directly except under narrow statutory exceptions. This means the project should not be presented to an international buyer as if it were a condominium freehold purchase. The buyer needs to understand who owns the land, what legal right attaches to the building, whether a lease or another lawful arrangement is being used, and whether the documents for the specific house match that structure. For an overseas buyer, this is the first legal question, not an afterthought.
Ownership format
The homes are marketed with freehold land title for buyers legally eligible to own Thai land. A foreign individual generally cannot take direct freehold title to Thai land; a common lawful alternative is a registered land lease for up to 30 years. For a foreign buyer, ownership of the building, the land lease and any renewal provisions need to be checked in the specific house documents and contract.

The confirmed current size is 139 sqm, with three bedrooms, a separate flexible area, a work room and two parking spaces, although the same layout is often marketed as a four-bedroom home when the flexible room is counted as a bedroom. On a resale, that distinction matters because owners may have converted the room or changed the internal setup. The actual house plan should take priority over the generic product label.
A larger family format on plots starting at roughly 35 square wah. Independent project reviews consistently describe THANN with three bedrooms, three bathrooms and two parking spaces, plus a flexible ground-floor room that can work as an office, guest room or practical household space. The meaningful upgrade over THEE+ is not just the larger internal area but the looser relationship to the plot, which gives the house more usable outdoor edge and a less row-house-like feel.
THANN+ shares the confirmed 163 sqm size and roughly 35-square-wah starting plot, but project cards differ on bedroom count. Some describe four bedrooms, while others show three. That is not a trivial marketing difference because the 'fourth bedroom' may be a true enclosed room, a re-labelled flexible space or a later product revision. The area is reliable at project level; bedroom count should be confirmed for the selected house.
THEE+ appears as both 139 and 140 sqm; the card uses the more precise current 139 sqm figure rather than averaging them. THANN+ bedroom count also varies. The cards above describe the verified base products, but resale homes may have owner-built extensions or altered internal layouts.
