Road-based connectivity

Soi Khu Bon 27 connects the estate with Khu Bon Road, Ramintra and Watcharapol. It is a practical fit for households moving around north-eastern Bangkok by car, but less compelling for someone prioritising central-city walkability.

Current asking prices span from roughly THB 6.35M to THB 8.59M in the reviewed listings, with meaningful differences in size and configuration. That creates comparison opportunities, but it also makes a single project-wide average a poor basis for valuation.

M.K. is well supported as the original developer, yet a resale purchase turns on the selected property's title and transaction documents. Foreign buyers in particular need to understand who owns the land, what encumbrances exist and what legally enforceable right they will receive.

About the project

Residence Park Chuan Chuen City is an established detached-house estate in Tha Raeng, Bang Khen, on Bangkok's northern side. It sits within the larger Chuan Chuen City residential area, where M.K. Real Estate Development created several separately named housing clusters. That distinction matters because Residence Park 2, Residence Park 3, Green Park, Arena Park and other similarly named projects also exist nearby. This dossier covers only the project that major platforms identify as Residence Park Chuan Chuen City without a numbered phase. Data from Residence Park 2 or 3 is not merged into the core record; those entries are used only as evidence that the numbered phases are genuinely separate.

The developer identity is much clearer than the phase history. Home.co.th identifies the original project owner as the company now known as M.K. Real Estate Development Public Company Limited, and M.K.'s own corporate profile lists Residence Park 1–5 among its completed housing projects. For a present-day buyer, that developer history is useful background rather than a substitute for due diligence. This is a resale estate. The condition, title, alterations and transaction documents of the individual house now matter more than the original launch positioning.

The physical location can be established with reasonable confidence: Khu Bon Road, Soi Khu Bon 27, Tha Raeng, Bang Khen, Bangkok 10220. Homenayoo gives coordinates of 13.859151, 100.665106 and describes access from Ramintra Road via Khu Bon Road, continuing roughly one kilometre into Soi Khu Bon 27. This is not a central Bangkok, walk-everywhere address. Daily life is more car-oriented, with practical connections toward Ramintra, Watcharapol and the eastern side of the city. The Pink Line has improved public-transport access in the broader area, but the estate itself still suits households that are comfortable driving.

The original housing format was clearly family-oriented. Homenayoo describes two-storey detached houses on plots of roughly 50–60 square wah, with built-up areas from about 122 to 169 sqm, three bedrooms and parking for two cars. Home.co.th preserves a narrower historic figure of about 124 sqm. Those numbers are best treated as the original product specification, not a guarantee of what every resale house looks like today. Over two decades, owners may have extended kitchens, enclosed terraces, altered service areas or reconfigured rooms. A current listing's floor area and bedroom count therefore need to be checked against both the actual building and the property's documents.

The resale market also shows why house-by-house analysis matters. On 9 September 2026, FazWaz displayed a three-bedroom, two-bath house at THB 6.35M and another current four-bedroom house of roughly 220 sqm at THB 8.59M. DDproperty showed a four-bedroom home of about 200 sqm on a 52-square-wah plot at the same THB 8.59M asking price. These are asking prices, not appraisals or project-wide values. In a mature estate, renovation quality, land size, internal position, maintenance history and legally documented extensions can materially change what one house is worth relative to another.

The shared-facility picture needs the same caution. Home.co.th and Homenayoo list a clubhouse, communal swimming pool, playground and security, while FazWaz additionally lists CCTV, key-card access, shops and a shuttle function. The useful question for a buyer in 2026 is not whether those amenities appeared in an old project profile but how they operate now. A resale review should confirm the current condition of the pool and common areas, the estate-management structure, security arrangements, road maintenance and the common charges attached to the selected house. No reliable current common-fee schedule was found in the reviewed sources.

Foreign ownership requires more work than a condominium purchase within the foreign freehold quota. Thailand's government information service explains that foreign nationals generally cannot own Thai land directly, except under narrow statutory exceptions with specific investment and approval requirements. A foreign buyer therefore needs to separate the house from the land beneath it. The selected property's land title, registered owner, encumbrances, building ownership and proposed right to use the land all need review before a material deposit is paid. A registered land lease is generally limited to 30 years. Nominee-shareholding structures should not be treated as a routine shortcut around the land rules.

The biggest data-quality issue is the historic project specification itself. Current Home.co.th and FazWaz profiles show 30 units, yet the same Home.co.th page reproduces an older consumer-disclosure section referring to 57 land plots and a project area of about 11 rai 290 square wah. Elsewhere, Home.co.th and Homenayoo both show a much larger 75-rai figure. Completion timing is also inconsistent: one resale database describes the estate as completed in 2014, while the historical disclosure only states a planned completion in December 2004. These figures are not averaged or forced into a single narrative. The registry therefore keeps only the more stable fields: 30 units as the current profile count, two storeys, completed status, the verified location and coordinates. No exact completion year is asserted.

For an owner-occupier, Residence Park Chuan Chuen City makes most sense when the goal is a detached family house with land in Bangkok's northern/eastern residential belt and car dependence is acceptable. As an investment, the analysis is less generic. There is no single project yield that can safely be inferred from a few listings because individual houses differ in size, condition, fit-out and maintenance costs. The sensible sequence is to choose the actual house first, inspect its documents and physical condition, compare it with recent nearby resale stock and only then negotiate price and ownership structure.
