Why this project is worth a look
A mature resale market
The estate is completed and sold out by the developer, so buyers can judge the real environment rather than an off-plan promise. Streets, common areas and individual houses can be inspected before committing, although age and maintenance history now deserve more attention.
More than one house type
Public sources document homes from roughly 113 sqm to about 193–194 sqm, with different bedroom counts and floor configurations. That creates useful choice for families, but it also makes a single project-wide average price much less meaningful.
Road-led connectivity
Kanchanaphisek, Ku Bon and routes toward Ram Inthra make the estate practical for households moving around north-eastern Bangkok by car. The Pink Line adds a public-transport option, but the project remains fundamentally more car-friendly than transit-oriented.
An identifiable developer
Sammakorn Public Company Limited is a Thai listed company with a long residential-development history confirmed through its investor materials and regulatory profile. That establishes the project's provenance, but it does not remove the need to verify the seller and title of an individual resale house.
The house matters most
In a mature townhouse estate, differences between individual properties can outweigh the brand name on the gate. Plot position, renovation, extensions, building services, unpaid community charges and title documents can have more impact on a deal than the original model name.
About the project
Sammakorn Avenue Ramintra-Wongwaen is a completed low-rise residential community in north-eastern Bangkok developed by Sammakorn Public Company Limited. The developer states that the project contains 345 residences on 33 rai 6 ngan 9 square wah and now marks it as sold out. That changes the nature of the purchase in 2026. Buyers are no longer choosing from a developer inventory or a construction payment schedule; they are comparing individual resale houses, each with its own condition, renovation history, plot position and document set. The useful question is therefore not what the launch campaign promised, but which specific house offers the right combination of space, land, condition and price today.
The estate is not made up of one uniform house type. Independent project databases and earlier reviews document original layouts of roughly 113, 159 and 193 sqm, while the developer's current archived project page highlights a three-storey home with 153 sqm of usable area. Current resale inventory also includes two-storey houses around 113 sqm and larger three-storey houses around 193–194 sqm. In practical terms, two listings carrying the same project name may be materially different products. Before comparing asking prices, a buyer needs to establish the actual house type, floor count, land size, bedrooms and parking rather than assuming every unit follows the same specification.

The older documented model range provides a useful framework. Regent is listed at 113 sqm with two bedrooms and two bathrooms; Hyde at about 159 sqm with three bedrooms and three bathrooms; and Central at about 193 sqm with four bedrooms and three bathrooms. Later market databases show additional configurations, including 153, 166 and 194 sqm variants. That does not justify forcing the estate into a single neat catalogue. Over a mature project's lifetime there may be revised phases, product changes and owner alterations. For a resale buyer, the original model name is a starting point, not a substitute for the actual floor plan and physical inspection of the house being purchased.
Shared amenities are oriented toward everyday residential use. Sources consistently mention a clubhouse, swimming pool, fitness room, landscaped park, controlled access, CCTV and 24-hour security. In a completed estate, the more useful due-diligence question is how those facilities are operating now. We did not find an authoritative current schedule for common charges, reserve funding or house-specific arrears. A site visit should therefore extend beyond the interior of the house: road condition, landscaping, pool and clubhouse maintenance, security procedures and the general upkeep of the community matter to both quality of life and future resale appeal.
The location is primarily car-oriented. The project sits around the Kanchanaphisek and Ku Bon corridor with access toward Ram Inthra and Bangkok's expressway network. The Pink Line has improved public transport in this part of the city, with Khu Bon normally identified as the relevant station for the estate, but this is not a walk-out-of-the-gate transit product. For many daily journeys a car, taxi or ride-hailing service remains the natural choice. The trade-off can make sense for households prioritising several bedrooms, parking and a landed-home format over central-city walkability.
There is active resale supply as of early October 2026. PropertyHub shows smaller homes around 113 sqm from THB 2.3 million, while larger roughly 193–194 sqm houses are marketed at materially higher prices. Floor area alone does not explain the spread. Plot size, corner position, location within the estate, number of floors, renovation quality, furnishings, building condition and title history can all move the asking price. The project-level starting figure in this dossier is therefore only a lower current asking-price anchor. It is not a developer price, a valuation or a claim that other houses in the community should trade at the same level.
Foreign ownership requires extra care because this is a landed townhouse project rather than a condominium. As a general rule, non-Thai individuals cannot directly own land in Thailand except under narrow statutory exceptions. Some property portals label the project broadly as freehold, but a portal tag is not enough to establish what a foreign buyer can legally acquire in a particular resale transaction. We did not find a primary title document for a specific unit, so the dossier deliberately leaves project-level ownership fields unset. A foreign buyer needs the actual title deed, seller details and proposed legal structure reviewed for the selected property instead of relying on the estate's marketing label.
Several independent sources place completion around 2019, and the developer now presents the scheme as sold out. This gives buyers an advantage over an off-plan purchase: the neighbourhood is already built and can be judged as it actually functions. Density, traffic, noise, landscaping and maintenance are visible rather than promised. The other side of that maturity is that building condition matters more. Roofs, moisture, electrical systems, air-conditioning, pumps, bathrooms and any owner modifications deserve more attention than the original brochure specification when evaluating an individual resale house.
Sammakorn Avenue Ramintra-Wongwaen makes most sense as a practical family resale option for buyers who deliberately want north-eastern Bangkok and road connectivity. Its appeal is not that it is new; it is that the community exists, houses can be inspected, and the resale market offers several sizes and price points. The main limitation is the amount of house-level due diligence required. A decision cannot be made from the project name alone. The specific layout, land plot, technical condition, current community charges and legal documents of the selected home are what ultimately determine whether a particular listing is attractive.
Home types & sizes
The smallest well-documented historical format. PropertyHub and Yusabuy both support 113 sqm, and current 2026 resale listings include two-storey houses of this size, making it the most relevant type for the lower end of today's asking-price range.
The middle historical format between the compact Regent and the larger Central. Sources describe it with three bedrooms and two parking spaces; we have not verified a current asking price for this exact type, so prices from other listings are not carried across.
A larger historical house type. Sources support about 193 sqm and four bedrooms; current resale inventory also contains homes around 193–194 sqm, although bathroom counts and internal configurations vary between listings, so the selected property's own plan should control.
The historical product mix is not perfectly consistent across public sources. PropertyHub and Yusabuy show Regent at 113 sqm, Hyde at 159 sqm and Central at 193 sqm; the developer's current page separately highlights a 153 sqm three-storey home, while other market databases also show 166 and 194 sqm variants. The cards above are confirmed formats, not a claim that they cover all 345 houses. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate sits in the Kanchanaphisek–Ku Bon corridor, with daily mobility still most convenient by car.
- Ku Bon and Ram Inthra provide connections into the main road and expressway network serving north-eastern Bangkok.
- Khu Bon on the Pink Line is part of the project's transport catchment, but this is not a station-front or direct-walk transit development.
- Major Ramintra-area malls and hospitals sit in the wider catchment; exact nearby distances are better generated from the project coordinates rather than hard-coded here.

Price & purchase terms
- Current price: From THB 2.3M in an active PropertyHub resale listing refreshed on 3 October 2026. This is a lower asking-price anchor on the secondary market, not a developer price; the selected house, its condition, documents and transaction terms need a separate check.
- Completed: 2019
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families wanting two to four bedrooms, a private entrance and more day-to-day space than a typical condominium provides.; Car-owning buyers whose regular routes run through Ram Inthra, Ku Bon, Kanchanaphisek and north-eastern Bangkok.; Buyers who prefer an established community where the house, neighbours and common areas can be assessed before purchase.; Resale buyers comfortable selecting property-by-property based on condition, plot and documents rather than relying on a project brand alone.; may not suit: Buyers who require walkable rail access and want to structure daily life without a car.; Foreign buyers seeking the straightforward direct-ownership framework associated with a condominium unit; this is a landed property and the legal structure requires separate review.; New-build buyers who specifically want a developer payment plan, a newly delivered home and a uniform fresh specification across the whole project..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public sources classify the administrative location differently: several specialist databases place the estate in Tha Raeng, Bang Khen, while PropertyHub categorises it under Khlong Sam Wa. The main address uses Tha Raeng, Bang Khen because it aligns best with the coordinates and multiple sources; the selected plot's title should control for a transaction.
- The historical house range differs across sources: the developer's current page highlights 153 sqm, PropertyHub and Yusabuy show 113/159/193 sqm, and other market databases add 166 and 194 sqm. Resale evidence confirms at least the 113 and 193–194 sqm ranges, but the selected house's own plan and documents should determine its exact original type.
- We did not find a primary current schedule for common charges or house-specific arrears. For a resale purchase, those amounts need confirmation from the estate management and the seller of the selected property.
