Why this project is worth a look
More space per baht
Current resale entry points sit around the high-THB-2M to low-THB-3M range, while the original homes provide roughly 100–119 sqm, three bedrooms and a private land plot. For a household that has outgrown a condominium, that is a meaningful lifestyle difference without automatically moving into a much higher purchase bracket. The headline price is only the first layer, though. A townhouse buyer takes responsibility for the individual structure and plot, and a cheaper listing may come with renovation needs, title issues or deferred maintenance.
The estate is observable
After roughly fifteen years of occupation, buyers are evaluating a real neighbourhood rather than a rendering. It is possible to inspect street condition, parking behaviour, traffic inside the estate, neighbouring development, noise and how the homes have aged. That visibility is valuable. The same age means unit-level inspection matters more: two houses that looked identical at handover can have very different roofs, plumbing, moisture history, termite treatment and extension work today.
Road access comes first
The location's practical strength is access toward Suksawat, Rama 2 and major road links. Its weakness is the absence of an operating rail station at the doorstep. A household that drives and works, studies or uses services in the southern Bangkok corridor may find the trade-off reasonable. A commuter who expects to walk to BTS or MRT every morning will be making a much bigger compromise than the project name or a map pin initially suggests.
Resale due diligence matters
The original house plans were simple, but 2026 listings show usable areas and room counts that do not always match the two brochure configurations. That is normal in an older townhouse community where owners may extend kitchens, enclose yards or reconfigure rooms. The buyer should therefore compare the physical layout with title and building documents, identify any unregistered work, and inspect the structure rather than assuming the current house is still the product Pruksa originally delivered.
About the project
The Connect Suksawat 26 is an established, completed Pruksa Real Estate townhome community in the south-western part of Bangkok rather than a new launch. That changes the buying decision in a useful way. There is no construction-completion risk to assess: the 462-home estate has been occupied for years, the shared environment is visible, and a buyer can inspect the exact house before committing. The trade-off is that there is no single developer price list or standard delivery condition anymore. Developer sales are closed and the market is made up of individual resale homes, each with its own renovation history, extensions, land plot, maintenance condition and seller expectations. In October 2026, publicly visible asking prices clustered roughly from THB 2.833M to THB 3.3M. The low end is a specific resale/NPA property, not a promise that every house in the estate can be bought at that level.
The original product is unusually easy to understand for a project of this age. Historical project material and major property databases consistently describe a site of 46 rai 1 ngan 22.32 square wah with 462 homes. Two core two-storey layouts were marketed: both had three bedrooms and two bathrooms. The smaller plan offered about 100 sqm of usable area with one parking space on a plot starting around 18.24 square wah; the larger plan offered about 119 sqm with two parking spaces on a plot starting around 24.8 square wah. For a family, that is a straightforward proposition: a private entrance, a small piece of land and substantially more day-to-day space than a compact city condominium. The caveat is that a 2010-era resale home may no longer match its brochure. Owners can extend kitchens, enclose rear yards, rework rooms or change parking arrangements, so the physical house and registered documents matter more than the original marketing plan.

The location makes more sense as a road-connected residential pocket between the Suksawat, Rama 2 and Phutthabucha corridors than as a rail-oriented address. Historic project sources place it at 13.668729, 100.480763, inside Soi Suksawat 26. The practical advantage is access to several road routes and the Chalerm Maha Nakhon Expressway, with everyday retail, schools, hospitals and King Mongkut's University of Technology Thonburi in the wider area. The weakness is equally clear: this is not a home where most buyers will walk to an operating BTS or MRT station, so commuting quality depends heavily on where the household needs to travel and at what time. Property databases disagree on the administrative label, with some using Bang Pakok / Rat Burana and others Bang Mot / Chom Thong. They still point to the same project and coordinates. For a transaction, the definitive answer should come from the title documents for the chosen plot rather than a portal's neighbourhood tag.
Shared amenities are modest, which fits a conventional townhome estate of this generation. Sources consistently mention a large communal garden and 24-hour security; project profiles also refer to controlled entry and CCTV. Buyers expecting a modern clubhouse, resort pool or full gym should not assume those are part of the original common facilities. For some owner-occupiers, that simpler setup is a benefit because fewer complex amenities usually means fewer expensive systems to maintain. DDproperty currently shows a common charge of THB 550 per home per month, but that figure should be confirmed with the present estate management because fees and collection practices can change over time. The more useful due-diligence questions are whether the chosen house owes any common fees and how well the roads, drainage, lighting, security and green space are actually maintained.
The strongest case for The Connect Suksawat 26 is value for space rather than prestige or rail convenience. Around the current asking-price band, a buyer is comparing a two-storey house with land against much smaller condominiums in more transit-oriented locations. That can work well for a household that drives, needs several bedrooms and expects to stay for years. It is a different proposition for an investor focused on effortless leasing or a buyer who wants to commute by train every day. Age also moves more responsibility onto the inspection: roof condition, water ingress, termites, settlement, electrical upgrades, pumps, drainage and undocumented extensions can vary house by house. Pruksa's brand and the estate's established identity are useful context, but the quality of the specific resale unit remains the decisive factor.
Ownership format
Thai resale listings market these homes as freehold house-and-land property for buyers who are legally able to own the land. That does not give a foreign individual an automatic right to register the land in their own name: direct foreign land ownership in Thailand is generally restricted, subject to narrow statutory exceptions. A foreign buyer should therefore verify the land title, ownership of the structure and the lawful transaction structure for the specific house; nominee arrangements should not be treated as a solution.
Home types & sizes
The smaller original configuration. Historical project material shows one parking space. It suits a household that needs three separate bedrooms without prioritising the largest plot. On the resale market, extensions can change the effective usable area, so the 100 sqm figure describes the original plan rather than every house currently offered.
The larger original plan, marketed with two parking spaces. The extra area is most useful in common living space and for households with two cars. For a specific resale, verify the plot size from the title: current listings span roughly 18–25 sq wah, and it is not always safe to assign a house to the original plan solely from an agent description or photographs.
The cards above describe the original house types shown in historical project material. Resale listings in 2026 include individual homes reported at about 110, 119, 120 and 140 sqm, while FazWaz also mentions a four-bedroom, three-bathroom configuration. We do not treat that as a confirmed third standard house type without original brochure evidence; some of the variation may come from extensions or owner alterations. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate sits inside Soi Suksawat 26; historical project databases place it at 13.668729, 100.480763.
- Daily mobility is primarily road-based, with access toward Suksawat Road plus connections to the Rama 2 and Phutthabucha corridors.
- DDproperty places the Chalerm Maha Nakhon Expressway at roughly 4.4 km by its stated route.
- King Mongkut's University of Technology Thonburi is part of the wider local catchment; DDproperty gives a distance of about 4.7 km.
- Operating rail is not walkable in the usual sense: major portals place BTS Wutthakat several kilometres away, so the address should be assessed as car-oriented rather than station-oriented.

Price & purchase terms
- Current price: From THB 2.833M based on a current resale/NPA offer shown by PropertyHub on 5 October 2026 and listed by SAM at the same asking price. This is a lower market anchor, not a developer price: the specific house, condition, availability, encumbrances and final terms need to be checked before relying on it.
- Completed: 2010
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families needing three bedrooms, land and two storeys around a roughly THB 3M budget, provided their daily routine does not depend on living next to an operating MRT or BTS station.; Owner-occupiers willing to select the specific house on condition and documents rather than relying on the project name, with room in the budget for inspection and possible refurbishment.; Drivers whose work, schools and services are concentrated in southern Bangkok and who value access toward Suksawat, Rama 2, Phutthabucha and expressway links.; Buyers who prefer an established estate where the streets, neighbours, shared areas and long-term ageing of the development can be observed before purchase.; may not suit: A weak fit for buyers who require a genuine walk-to-rail commute every day.; Less suitable for investors wanting a fully standardised, hands-off rental product: this is an individual resale townhouse market where condition, renovation and management vary house by house.; Not a straightforward choice for a foreign buyer expecting land ownership to work like condominium ownership; the lawful structure for the land and building needs separate review..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Administrative geography conflicts across sources: Homenayoo, Home.co.th, ThinkOfLiving and DDproperty use Bang Pakok / Rat Burana, while FazWaz, Dot Property and several recent listings use Bang Mot / Chom Thong. The coordinates and project identity match; the main record uses Bang Mot / Chom Thong because it aligns more consistently with postcode 10150, but the exact district should be confirmed from the land title for the chosen house.
- Most sources state completion in 2010, while FazWaz and related databases show January 2011. The main field uses 2010 because it is repeated in historical project material and several independent databases.
- FazWaz also describes a four-bedroom, three-bathroom type, while historical project material shows two original three-bedroom, two-bathroom plans. Without an original brochure confirming a third standard type, it is unclear whether this reflects a formal product or an altered resale home.
