Private outdoor life

The Arowanyx is a completed two-storey pool-villa community on the Thung Klom–Tan Man side of East Pattaya, around Nong Prue. The useful distinction for a buyer is that this is no longer an off-plan promise. The houses exist, the development was completed in 2024, and there is live resale stock that can be inspected, compared and negotiated villa by villa. The working project count is 18 homes, which makes it a relatively compact gated community rather than a large suburban estate. That matters in practice: there is less internal traffic and fewer shared facilities to maintain, but the quality of the experience depends more heavily on the condition of the private house, pool and immediate street. BAANMAE VILLA is the project brand, and the brand's official website identifies Pakdeetrakul Real Estate Company Limited as the company behind it. For due diligence, the legal seller, land title and documents for the exact house are more important than whichever developer name a portal happens to display.

The houses were conceived as substantial family homes rather than holiday-sized villas. Public material shows four- and five-bedroom configurations, while resale inventory includes larger or altered houses as well. The homes are two storeys, with the social and service spaces mainly downstairs and the bedroom zone upstairs. Early project material starts around 424.89 sqm of usable area; later profiles and resale listings show roughly 450 sqm, 571–579 sqm and, in some cases, larger houses. A buyer should resist comparing these numbers as though every portal measures space in exactly the same way. On an inspection, the better questions are how much of the stated area is genuinely useful internal space, whether terraces or service areas were enclosed later, how the stairs divide the plan, and whether any additions match the approved drawings and title documentation.

The layout works because it is organised around the pool and the main living space rather than around a long corridor of bedrooms. Project descriptions show a private pool, in some materials with a salt-water system and jacuzzi section, a generous living and dining area, Thai and Western kitchens, laundry space and staff accommodation. Walk-in wardrobes and two to three parking spaces also appear in the original specifications. Those features are particularly relevant for a family living in the house full time: cooking, laundry and staff circulation can remain separate from the main entertaining space. Resale condition varies, though. One current villa is offered fully furnished, while other listings describe partial furniture or different fit-outs. Furniture packages, pool equipment, air-conditioning units, built-ins and appliances should therefore be itemised in the sale agreement rather than assumed to be standard project inclusions.

Location is the trade-off that defines The Arowanyx. East Pattaya gives you space, lower-density surroundings and a quieter residential feel, but it is a car-based lifestyle. Thung Klom–Tan Man Road connects out toward Nong Mai Kaen, Pornprapanimit, the railway-side road and Sukhumvit. Published project directions put Jomtien Beach at about 9.8 km, Makro South Pattaya at about 8.7 km and Jomtien Hospital at about 9.7 km, with motorway access toward Bangkok at roughly nine kilometres. Those are useful driving distances, not walkable-neighbourhood claims. If your routine is school runs, golf, groceries and occasional beach or central Pattaya trips by car, the location makes sense. If you want to walk to the sea, cafés and a shopping centre, it does not.

Current pricing should be read as a resale market with very different individual houses, not as a clean developer price list. The lowest open listing we found on 19 August 2026 was THB 16.99M for a four-bedroom, five-bathroom villa with 424.89 sqm of stated area, a 325.32 sqm plot, private pool and full furniture. DDproperty's early-August market page, however, showed three active listings starting at THB 21.5M: a four-bedroom house at THB 21.5M, a five-bedroom house at THB 21.5M and another five-bedroom villa at THB 24M. That spread is plausible in a young completed estate because resale price is already being driven by plot size, extensions, furniture, condition, pool equipment and the seller's circumstances. Treat THB 16.99M as a search anchor, not as a promise that an equivalent house will still be available at that level.

Foreign ownership needs a separate conversation from the house itself. A non-Thai buyer cannot normally take the underlying land in straightforward personal freehold. Project portals use freehold terminology, while at least one current resale is explicitly marked as Thai ownership. Neither label by itself tells a foreign buyer what structure is legally available for that particular villa. Before paying a meaningful deposit, the buyer should see the land title, current registered owner, building documents and the proposed acquisition structure. If the land is to be leased, the registered term, lessor, renewal wording, succession and transfer provisions matter. If the building is held separately from the land, that arrangement should be supported by the documents rather than by an agent's explanation alone. Nominee-company structures designed simply to sidestep land restrictions are not a sensible default.

Because the development is already complete, the inspection can go beyond finishes and staging. Check the estate at different times of day, the gate and security routine, drainage after rain, road condition, common-area invoices, pool pump and filtration equipment, air-conditioning, roof and façade waterproofing, and any alterations made by the owner. FazWaz currently lists a common-area fee of THB 35 per sqm per month and a sinking fund of THB 300 per sqm, but a resale buyer should confirm the actual bills and current estate rules for the specific house. The same applies to pets, parking and any outstanding balances. The Arowanyx makes the most sense when you choose the individual villa carefully; by 2026, the homes are no longer perfectly interchangeable examples of one brochure plan.

There is another practical point with a completed villa of this size: the purchase price is only one part of the budget. A private pool, garden, multiple air-conditioning systems, large glazed areas and more equipment than a condominium all create ongoing maintenance. Before signing, it is sensible to ask for recent electricity and water bills, pool and air-conditioning service records, and evidence that no estate charges are outstanding. That does not justify assuming The Arowanyx is unusually expensive to run; public data does not support that conclusion. It simply means two similarly priced resales can have very different near-term costs if one has been carefully maintained and the other has sat on the market without significant upkeep. For a resale villa, that inspection history is more useful than a brochure list of amenities.

Ownership format

A foreign buyer cannot normally hold the land in direct freehold. Project listings use freehold and Thai-ownership labels; the structure available to a foreign buyer for a specific villa — registered land lease and/or separate ownership of the building — must be confirmed against the title and contract.
