Practical unit range

The scheme focuses on studios, one-bedroom and two-bedroom homes rather than unusual layouts. Published plans also include selected ground-floor pool-access units, which can be attractive but need a careful privacy and maintenance check.

Visible build progress

Multiple sources publish the same THB 60 per sq m monthly common fee and THB 600 per sq m one-off sinking fund. Those figures give buyers a usable ownership-cost baseline before the final contract and juristic-person budget are available.

The address places the development in Na Kluea but on the Sukhumvit side of North Pattaya rather than directly on the Wongamat beachfront strip. That is a different lifestyle proposition. Access to Sukhumvit Road is useful for drivers and taxi users moving north or south through Pattaya, and the area connects naturally to the wider Bang Lamung road network. It is less compelling for someone whose priority is walking from the lobby to the beach in a few minutes. Public portals publish materially different beach-distance figures, so this dossier does not repeat a single number that cannot be reconciled. The right way to judge the location is to look at the actual Soi 25 access and test the daily journey you expect to make.

The Coral Pattaya is a large low-rise development in Na Kluea, North Pattaya, reached from Sukhumvit Pattaya Soi 25. The official project owner is Richly Field International Co., Ltd. and the master site is stated at roughly 18,248 sq m. Across the full scheme there are three phases, eight eight-storey buildings and 1,447 units. That scale matters. The visual language is resort-like and the buildings are low, but this is not a small boutique block. A buyer is joining a substantial community where future management, crowding of shared facilities and the way the phases operate together will matter almost as much as the apartment itself.

The core residential mix is straightforward: studios, one-bedroom apartments and two-bedroom apartments. The official site describes studios at about 25–29 sq m, one-bedrooms at 33–45 sq m and two-bedrooms at 53–55 sq m. More detailed published plan libraries include one-bedroom layouts up to 48.69 sq m and two-bedroom plans around 55.14 sq m, so the public size ranges are not perfectly harmonised. In practical terms, there are many sub-types within each headline category. The unit code, orientation and floor are more informative than the bedroom count alone. Selected ground-floor homes are designed with direct pool access, while outward-facing and courtyard-facing apartments will have very different privacy and outlook characteristics.

The amenity package is one of the more tangible reasons to consider the project. Published plans and independent reviews consistently show large salt-treated swimming pools, gyms, boxing areas, saunas, library and work spaces, a small cinema, social areas and rooftop gardens. Parking is placed beneath the buildings. For a resident, that mix has practical value: there are places to work outside a compact apartment, exercise without leaving the site and spend time outdoors within the development. The trade-off is operational. A project with multiple pools and numerous common facilities needs competent long-term maintenance, especially once all phases are occupied and the hospitality component is running alongside the residential buildings.

The phases should not be treated as identical products. Public project profiles break Phase 1 into Buildings A, B and C with 516 units, Phase 2 into D, E and F with 555 units, and Phase 3 into A+ and B+ with 376 units under the name The Coral Pattaya Plus. Thailand's Smart EIA Plus database lists separate approved environmental reports for THE CORAL PATTAYA and THE CORAL PATTAYA PLUS. The sensible reading is therefore one master development with a real phase-level legal and operational distinction. Pricing, management arrangements and contractual terms for Phase 3 should not simply be assumed to match the residential condominium phases.

Construction is well beyond an early presales concept. The official website says work was due to begin in Q4 2024 and targets completion within 2027, while an official project update in August 2026 reported overall construction progress at 57.5%. That is useful evidence for a buyer assessing execution risk, but it is not the same as a guaranteed handover date. One current independent project database now shows Q2 2028. The registry therefore keeps 2027 because it is the developer's stated target and flags the later date as a live discrepancy. Buyers with a hard move-in deadline should review the building-specific construction schedule and delay clauses rather than rely on a marketing completion label.

Foreign ownership also needs to be handled at the unit level. Thailand permits qualifying foreign buyers to register condominium freehold while foreign ownership remains within the statutory 49% cap of the condominium's total saleable area. That rule is confirmed on Thailand's government information portal. For residential units in Phases 1 and 2, this is the normal framework, but availability of foreign quota must be confirmed for the chosen building and unit at the time of purchase. The Coral Pattaya Plus deserves separate treatment because public material describes Phase 3 as a hotel component. Its operating and ownership documentation should be reviewed on its own terms rather than inferred from the residential phases.

The recurring ownership costs are relatively visible for a project still under construction. Several sources publish a common-area fee of THB 60 per sq m per month and a one-off sinking fund of THB 600 per sq m. Those numbers matter more than they may appear when comparing a small studio with a larger or combined unit. Before signing, a buyer should still obtain the current official fee schedule for the selected building, including any advance common-fee requirement, meter deposits, registration expenses and — where Phase 3 is involved — any hotel or management charges that sit outside the normal condominium budget.

Public asking prices currently span different sales channels. On 17 August 2026, FazWaz displayed a project-level entry point from THB 2.59M, while a Pearl Property project page updated in July 2026 started at roughly THB 3.03M. That gap is not unusual in a development with multiple phases, views, quotas, furnishing packages and payment structures. The cheapest public listing may not be a foreign-quota unit, may carry different furniture or payment conditions, or may simply be a specific seller's inventory. For that reason, THB 2.59M is used here only as a lower market anchor, not as a developer promise.

The Coral Pattaya makes the most sense for buyers who want low-rise buildings, resort-style common areas and a broad choice of compact apartments rather than a landmark high-rise or a beachfront address. The project has meaningful construction progress, approved environmental documentation and a reasonably detailed public plan set. Its risks are also visible: 1,447 units is a large community, the third phase has a distinct hotel component, and completion timing is not perfectly consistent across current sources. The decision should therefore be made at the level of phase, building, unit plan, ownership quota and contract — not from the master project name alone.

Ownership format

For residential condominium units in Phases 1–2, foreign freehold can be registered subject to the statutory 49% foreign quota of the condominium's total saleable area; where foreign quota is unavailable, the selected contract may use leasehold. Phase 3 / The Coral Pattaya Plus includes a hotel component, so its ownership and operating structure should be checked separately for the specific unit.
