The original product is documented with more detail than today's resale stock might suggest. The scheme offered a townhome type of about 100 sqm, with two bedrooms, one bathroom, one parking space and land from 24 sq wah, at a launch price of THB 1.67 million. Construction is recorded as starting in 2022, and the primary-market stock is now marked as sold out. Those figures are useful historical context rather than a current developer price list: today's Rattanakorn Village 18 is principally a resale market, and individual homes may be very different from the original specification.

Current project directories generally describe the estate as completed, with January 2024 used as the completion date. Several major databases also repeat a total of 245 units. One directory, however, displays a much smaller figure that changes with the number of active listings on its page, so that header should not be treated as a reliable project total. We retain 245 as the most consistently repeated market figure, but without a primary developer plan or land-allocation document it should be read as well-supported secondary data rather than a registry-grade count.

The live market gives a clearer picture of value than the historic launch price. Around mid-September 2026, current listings included a two-bedroom townhome at THB 2.59 million, three-bedroom houses from roughly THB 2.99 million, and substantially larger four-bedroom homes around THB 7.99 million. Some higher-priced resales have private pools or major upgrades. The spread is not simply a premium for more bedrooms: plot size, number of storeys, renovation level, furniture and private facilities can differ dramatically between homes. The lowest visible asking price is therefore an entry point into the resale market, not the price of a standard unit.

Location is best anchored to Soi Nong Pla Lai 2 in Bang Lamung, Chon Buri. Most project directories label the subdistrict as Na Kluea, while several fresh broker listings use Nong Prue. A project map centers the estate at approximately 12.99267, 100.92883, and one active listing describes the home as about 500 metres from Sukhumvit Road. In practical terms this is car-oriented Pattaya rather than a walk-to-the-beach central address. The benefit is road access and ordinary residential infrastructure; the trade-off is that most daily trips are easier by car or taxi.

Foreign buyers need to treat the land question separately from the word “freehold” on a property portal. This is landed housing, so the condominium foreign-quota rule does not solve ownership. Direct foreign ownership of Thai land is available only in narrow statutory circumstances. Listings for this village use labels such as freehold or Thai ownership, but those labels describe the property as marketed in the Thai resale system; they do not automatically mean that a foreign buyer can take the land title in their own name. Before paying a deposit, the buyer should see the land title, registered owner, building documents and the proposed legal structure for the specific transaction.

The most useful way to think about Rattanakorn Village 18 is as an established residential estate with a heterogeneous resale pool, not as a fresh developer launch. It has an identifiable developer, a documented primary-market history, ongoing resale activity and a physical location that can be mapped. Its main complication is exactly that maturity: an original low-cost townhome and a rebuilt pool house priced several times higher may share the same project name but represent very different products. The buying decision therefore belongs at property level, with the village providing context rather than a guarantee of uniform specifications.

A further resale issue is separating estate-level features from owner-added work. Portals consistently show parking, security and CCTV, but we did not find a dependable current schedule of common charges, management rules or a developer-maintenance package. For any house that now has an extra floor, a private pool or materially more built area than the original townhome product, the buyer should ask for the documents supporting those alterations, confirm the plot boundaries and review any outstanding estate-related payments. That matters here because some resale homes are no longer close comparisons with the original low-cost product. The more a property has been rebuilt or extended, the less useful a generic Rattanakorn Village 18 project card becomes and the more important the house-specific paper trail is. This is not inherently a defect; it is a normal feature of a mature low-rise estate where individual owners have had time to change their homes.
