Three house types are consistently identified across the better project sources: The Ocean, The Breeze and The Sands. The Ocean is the largest at about 424 sqm of usable area, with four principal bedrooms plus staff accommodation, six bathrooms and a double-height living space described at around seven metres. The Breeze is around 402 sqm and is also presented as a four-bedroom-plus layout with six bathrooms. The safer approach is to treat the private pool, the house specification and the documented security arrangements as the core product, and to verify any additional communal amenities in the actual estate documents before assigning value to them.
The development is also at a mixed stage of delivery. FazWaz and related databases continue to label the overall project as off-plan or under construction, while several current market sources give Q2 2027 as the broader completion target. At the same time, completed villas are already being marketed in 2026. A recent DDproperty listing, for example, offers a roughly 425 sqm furnished house at THB 26.8M and describes it as immediately move-in ready. That means the project-level status is not enough for due diligence. A buyer needs to inspect the exact villa, establish what construction and landscaping remain, confirm permanent utility connections and understand which date in the contract constitutes handover. A finished-looking home and a legally completed transfer package are related, but they are not the same thing.
Current asking prices span a wide range. The lowest live FazWaz inventory checked in mid-September 2026 starts around THB 21.7M and the project-wide listings extend above THB 34M. The lower end is largely associated with The Sands houses around 374 sqm and a number of those listings are unfurnished. The Ocean and The Breeze typically sit higher, with active asking prices in the upper THB 20M range and beyond depending on plot size and fit-out. There are also completed furnished villas around THB 26.8M. None of this should be mistaken for one uniform developer price list. The market currently mixes construction-stage stock, completed homes, furnished and unfurnished options, so the real entry cost must include the specification, appliances, landscaping, pool completion and transfer-related expenses rather than relying on the headline number alone.
The legal structure deserves more scrutiny than a condominium purchase because the house and the underlying land are separate issues. Thailand's official government guidance makes clear that a foreign buyer does not normally obtain direct land ownership simply by buying a villa. Limited statutory exceptions exist, but they involve special conditions, substantial qualifying investment and government approval. Project listings variously refer to Thai ownership, structure ownership and leasehold arrangements. A foreign buyer should therefore obtain the title deed for the specific plot, the document establishing rights to the building, and the proposed land-use structure before paying a material deposit. If a long-term registered lease is used, its term, renewal wording, succession provisions and transfer mechanics matter. If a Thai-company structure is proposed, it requires independent legal review rather than being treated as a routine workaround.

PW Rich Asset has a detailed sales page for the project, yet that page functions as a property listing and does not by itself establish PW Rich Asset as the developer of record. For that reason, this dossier records the confirmed public brand and leaves the legal entity unresolved. Before signing, the buyer should see the company registration of the contracting seller or developer, evidence of that entity's rights over the project land and a clear relationship between the project brand, landowner and payment recipient. Ownership format
A foreign buyer should not assume that purchasing the villa also gives direct freehold ownership of the land.
