Townhome, not villa
The local project identity and Thai directories classify the development as townhouses. That changes the right comparables, the relationship with neighbouring homes and, most importantly, the way land ownership has to be structured for a foreign buyer.
Mature resale stock
The construction phase is long over, so the buyer can inspect the real street and real building rather than an off-plan promise. The trade-off is that condition is now unit-specific: renovation quality, extensions and deferred maintenance can differ substantially from one home to the next.
Area figures vary
The original plan points to about 120 sqm, while resale records show materially different stated areas. Rather than averaging those figures, a buyer should reconcile the actual building, the plot on the title deed and any registered or unregistered alterations before pricing the property.
Simple shared facilities
Parking and security are the only common facilities we could confirm consistently. That may suit buyers who do not want a resort-style amenity package, but the current maintenance structure and charges need direct verification because published portal data is not sufficiently reliable.
Paperwork leads the decision
No named legal developer was verified in the open-source trail, and the community is already a resale market. The decisive evidence is therefore the selected home’s title, ownership chain, encumbrances, common-fee position and lawful access rather than a developer brand.
About the project
Thana goon villas is best understood as the English-market alias of Thanakul Modern Townhome, a low-rise townhome community in Nong Prue. Thai property directories consistently classify the scheme as townhouses rather than detached pool villas, and that distinction should shape the entire buying decision. This is a house-and-land transaction inside an established residential project, not a condominium purchase and not a resort-villa product. The local project name is also the better search term when checking Thai listings, older sales material and property records, while “Thana goon villas” appears mainly on international portals. We found no evidence that the two names refer to separate phases.
The development is already mature, so the practical risks are different from an off-plan purchase. FazWaz and Hipflat report completion in July 2016, while an older Thai project profile gives 2015. We use July 2016 as the working completion date but keep the discrepancy visible. At this age, the buyer can inspect what actually exists: the condition of the roof, bathrooms, kitchen, electrical system, water supply, shared roads and drainage, as well as any extensions made by previous owners. Two homes in the same row can now have very different maintenance histories, which makes a unit-level inspection more important than the original brochure specification.

The original product was straightforward. Thai project material describes a two-storey, two-bedroom, two-bathroom townhome with two parking spaces and about 120 sqm of usable area, on plots advertised at roughly 20.5–24.3 square wah. Resale evidence is less uniform. We found homes associated with the project showing approximately 80.8 sqm, 104.5 sqm and 140 sqm, and one older resale listing used an even larger plot. Those numbers should not be turned into a manufactured project-wide range. They may reflect different measurement conventions, extensions, corner plots or simply inconsistent listing data. For a selected home, the title deed, registered building information and an on-site measurement are the numbers that matter.
Pricing is now entirely a resale-market question. The original launch level of around THB 1.99 million is useful only as historical context. At the time of this review, an exact-project listing on PropertyHub was advertised at THB 2.2 million, while Bangkok Commercial Asset Management showed another project townhome at THB 2.31 million. Hipflat also records a two-bedroom resale at THB 2.49 million in December 2025. These are market anchors, not a developer price list. A low asking price can be explained by condition, occupancy, legal status, urgency of sale or the amount of work required, so the cheapest headline figure should never substitute for document and physical due diligence.
The setting is inland Nong Prue in Bang Lamung rather than a beach-oriented part of Pattaya. Thai sources place the project around Soi Santi Suk 2 and Chaiyaporn Withi Road; Hipflat uses a more specific Chaiyaporn Withi 21 address, while individual resale listings show different house numbers within the same micro-area. The map coordinate used here therefore carries a wider radius instead of pretending that one portal’s house number is the definitive project gate. The practical appeal is local residential infrastructure rather than tourist foot traffic: municipal services, schools, Bang Lamung Hospital, everyday retail and road connections are the relevant reference points. A car or regular taxi use will generally make daily life easier.
Foreign ownership needs to be approached as a land issue first. A townhome does not benefit from the condominium foreign-freehold quota. Under the general Thai rules, a foreign individual cannot simply take ownership of the land, except in narrow statutory circumstances that should not be assumed to apply. A registered long-term land lease of up to 30 years, with building rights documented separately where appropriate, is one structure that may be considered, but the exact arrangement must be built around the selected title deed and contract. Any promised renewal beyond the registered term should be treated as a contractual point to review, not as an automatic extension.
The project also has an unusually thin public developer trail. We could not verify a named legal developer or project company. Thai databases use a generic description equivalent to a small private operator or group of individuals, while major international project profiles leave the developer field blank. For a completed resale community, that does not by itself decide whether a home is suitable, but it does change the due-diligence priorities. The buyer should identify who owns the land and building being sold, who controls any common area, who collects maintenance charges, whether there are arrears, and whether road access and utilities are properly documented.
Taken on its own merits, Thanakul Modern Townhome is a practical, budget-oriented two-storey housing option rather than a managed investment product. The consistently confirmed shared facilities are parking and security; we found no reliable basis to promise a pool, gym, rental programme or resort services. It can make sense for someone who values a ready home in Nong Prue and is comfortable assessing each resale unit on its own condition and paperwork. It is a weaker fit for a foreign buyer seeking the simplicity of condominium freehold, for anyone prioritising walk-to-beach living, or for an investor expecting centralised rental management and uniform units.

A townhome is tied to a land plot, and a foreign individual generally cannot own Thai land directly.
