Soonthareeya Ratchadamri

Soonthareeya Ratchadamri is a high-rise residential project on Ratchadamri Road in Lumphini, Pathum Wan. It is unusually easy to misread its status because several major property portals still describe it as completed in 2023, 2024 or 2025.

Why this project is worth a look

A genuinely central address

Areeya's current page places Ratchadamri BTS about 200 metres from the project. The surrounding city fabric is already established around Ratchaprasong, Langsuan, Lumpini Park and Silom, so the location case does not rely on future infrastructure.

Tenure has a clock

The 2026 corporate disclosure describes a 27-year unit lease with a further 30-year extension option. Value therefore depends on the contractual start date and extension mechanics, not only on headline price per square metre.

Delivery is still ahead

Around 15% of the construction-contract value had been completed as of 6 May 2026, with completion expected in Q2 2029. Buyers need a current programme and clear contractual remedies for delay rather than relying on stale portal completion dates.

Large-format residences

Earlier published layouts start at roughly 43 sqm for a one-bedroom and extend beyond 400 sqm for penthouses. Some of those sizes still appear in 2026 inventory, but the revised tower specification means the current schedule should be reconfirmed directly.

Counterparty structure matters

Areeya was seeking an investor in 2026 and considering a sale of project assets or a controlling stake in Damri Residence. A buyer should understand which entity signs today and how completion and lease-extension obligations survive any change of control.

About the project

Soonthareeya Ratchadamri is a high-rise residential project on Ratchadamri Road in Lumphini, Pathum Wan. It is unusually easy to misread its status because several major property portals still describe it as completed in 2023, 2024 or 2025. Areeya Property's much more recent corporate disclosure dated 6 May 2026 tells a materially different story: the scheme is a 57-storey residential condominium, roughly 15% of the construction-contract value had been completed, and expected completion was stated as the second quarter of 2029. A buyer should therefore approach it as an off-plan, multi-year commitment rather than as a ready residence with only a transfer left to arrange.

The tenure structure is just as important as the construction timetable. The May 2026 disclosure describes units being sold on 27-year lease agreements with an option to extend for another 30 years. The underlying project land is itself leased for 30 years from 1 November 2025 until 31 October 2055, with an extension option for a further 30 years to 31 October 2085. That makes this different from the usual Bangkok condominium conversation about foreign freehold quota. The core questions are contractual: when the buyer's 27-year term begins, what exactly triggers the extension, which party must perform it and whether any additional payment or condition applies.

Damri Residence Co., Ltd. is the project company established to develop the scheme. As of the May 2026 filing, Areeya Property owned 99.99% of Damri Residence. At the same time, Areeya was seeking an investor and considering either a disposal of the project's leasehold rights and assets or a sale of at least 51% of the project company. A June 2026 filing still described investor selection as ongoing. This does not by itself determine whether a purchase is attractive or unsafe, but it makes counterparty diligence more important than it would be in a straightforward completed resale: the buyer needs to know who signs, who receives the money, who funds completion and how buyer obligations are preserved if control changes.

The location is much easier to understand. Areeya's current project page says Ratchadamri BTS is about 200 metres away. A detailed launch-era site map places the land on Ratchadamri Road opposite the Royal Bangkok Sports Club, with the station exit roughly 210 metres away. This is already one of central Bangkok's most established urban corridors, connecting Ratchaprasong, Langsuan, Lumpini Park, Silom and the wider Chidlom retail and office district. The location case therefore does not depend on a future train line or an unbuilt neighbourhood; the question is whether the project and lease structure justify the price for that address.

Earlier published specifications show unusually generous unit sizes for such a central location: approximately 42.98–57.80 sqm for one-bedroom units, 91.77–143.29 sqm for two bedrooms, 212.31–214.85 sqm for three bedrooms and about 422.30–426.20 sqm for penthouses. Current 2026 marketing inventory still includes examples that sit inside those ranges, such as a 44.04 sqm one-bedroom and a 141.82 sqm two-bedroom. That continuity is useful, but it does not prove that the entire original unit schedule remains unchanged. The latest corporate disclosure refers to 57 floors, while older sales material consistently used 56, suggesting that the current technical scheme should be obtained directly rather than reconstructed from legacy portal pages.

The same caution applies to the old headline of 542 units and to the amenity schedule. Historic project pages repeatedly cite 542 residences, automated parking for about 560 cars, a swimming pool, fitness facilities, sauna and working or meeting spaces. The 2026 corporate disclosure, which is stronger evidence for the current development status, does not restate the unit count or amenity schedule. Those features may still be planned, but a buyer committing before completion should insist on the current approved specification and the contract annexes that define what will actually be delivered.

Pricing has also moved through several project eras. The 2022 launch material advertised one-bedroom entry pricing from around THB 7.9M. That historic number is no longer a sensible representation of today's offer. A broker listing updated on 28 May 2026 showed a 44.04 sqm one-bedroom at THB 9,041,238, which is a more relevant current anchor. Even that should be treated as one unit rather than a project-wide price: floor, outlook, payment stage and the exact version of the lease documentation can all change the economic comparison between two nominally similar apartments.

The most important decision point is therefore not the tower's branding or its projected skyline presence. A purchaser is accepting three time-linked exposures at once. Construction still had a long path from the 15% level reported in May 2026 to the stated Q2 2029 completion. The buyer receives a time-limited contractual interest rather than perpetual condominium ownership. And the project-company ownership was being opened to a new investor or controlling partner during 2026. None of those elements is automatically disqualifying, but all of them belong in the valuation and contract review before a reservation becomes meaningful.

Soonthareeya can make sense for a buyer who specifically wants Ratchadamri, values larger internal areas and accepts a leasehold product in exchange for access to this location. It is a less natural fit for someone who wants foreign freehold, near-term handover or a project whose developer and delivery structure are already settled. The central address is the simple part of the proposition; the lease, construction programme and counterparty structure are where the real diligence sits.

Ownership format

The project is structured around leasehold unit sales rather than foreign condominium freehold. Areeya Property's 6 May 2026 disclosure states a 27-year unit lease with an option to extend for a further 30 years. The project land is held under a 30-year lease from 1 November 2025 to 31 October 2055, with an extension option for another 30 years to 31 October 2085. The buyer contract still needs to establish when an individual unit lease starts, how the extension is exercised and whether additional payments or conditions apply.

Unit types & sizes

1 bedroom
42.98–57.80 sqm
1 bathroom

The range comes from the earlier published project schedule and is partly corroborated by 2026 inventory, including a 44.04 sqm one-bedroom. Because the tower parameters have since been revised, current availability should be checked against the latest specification.

Example: THB 9,041,238 for 44.04 sqm, updated 28 May 2026
2 bedrooms
91.77–143.29 sqm

A large format for central Bangkok. A 141.82 sqm two-bedroom was still being marketed in 2026, showing that the upper end of the original size range remains in circulation; the exact plan, floor and contract need unit-level confirmation.

3 bedrooms
212.31–214.85 sqm

These areas come from the earlier launch specification. No 2026 primary document was found that restates this exact category or its inventory, so the range is best treated as evidence of the earlier product mix rather than a guarantee of current stock.

Penthouse / 4 bedrooms
422.30–426.20 sqm

Earlier material described this range as penthouses, while current marketing includes a 424.10 sqm four-bedroom example. At this ticket size, the remaining lease term and extension mechanics are especially important to the value calculation.

Unit sizes and types come from the earlier published product schedule and were cross-checked against 2026 inventory. The newer corporate disclosure changes the tower from 56 to 57 floors and does not restate the complete unit schedule, so buyers need the current unit register and contract annex before reservation.

Best for: Buyers who specifically want a Ratchadamri address and walkable BTS access, and who are comfortable owning a time-limited leasehold interest.; People who value unusually large central-Bangkok layouts and can wait for the stated Q2 2029 completion target.; Purchasers prepared to treat the lease as a core economic document, checking commencement, extension, payments and what happens if the project counterparty changes.; Long-horizon investors able to price construction and corporate-structure risk separately from the strength of the location.; may not suit: Buyers who require perpetual condominium ownership rather than a time-limited leasehold interest.; Anyone needing a ready home or near-term handover; the latest corporate disclosure points to Q2 2029.; Purchasers unwilling to accept possible changes in the project partner or controlling shareholder before completion.; Anyone relying on legacy portal profiles alone, because several of them materially conflict with the developer's 2026 disclosures..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Legacy portals show 56 floors, 542 units and completion in 2023–2025, while Areeya Property's 6 May 2026 disclosure describes 57 floors, roughly 15% of construction-contract value completed and Q2 2029 completion. The newer corporate data is used in the main fields; that filing does not state the current unit count.
  • Layouts, parking and amenities are documented mainly in material for the earlier 56-storey scheme. Some unit sizes are corroborated by 2026 inventory, but the full current schedule and the old figure of 560 parking spaces need confirmation against the latest project specification.
  • As of June 2026, Areeya Property was still selecting an investor and considering either a project-asset disposal or the sale of at least 51% of Damri Residence. No later public notice confirming completion of that transaction was found in this research, so current control of the project company should be rechecked before contract.
