Why this project is worth a look
A completed, observable building
Instead of buying from renders, a purchaser can inspect how the lobby, lifts, pool and circulation spaces perform in ordinary use. The advantage is real-world evidence; the trade-off is the need to evaluate ageing systems and maintenance history.
Space beyond micro-units
Historical layouts include one-, two- and three-bedroom apartments, with catalogued sizes reaching roughly 113 sqm. That allows different household needs to be considered, provided each current floor plan and asking price is assessed independently.
A distinctive corridor arrangement
The development-era floor plans show limited units on some levels and entrances separated by small foyer areas. Such design can improve the feeling of privacy, although common-space rules and the actual hallway conditions are more important than the original concept.
A genuine residential backstreet
The address is tucked into Soi Phahonyothin 11 rather than directly on a retail frontage. Ari and Saphan Khwai provide access to the wider city, but the proposed Sena Ruam station shown in some ads is not an operating BTS stop.
Known figures to investigate
Public sources repeatedly quote a THB 40/sqm monthly common fee and describe structured parking levels. Conflicting unit counts and parking ratios are a reminder that building records and the selected unit's documents should prevail over listing summaries.
About the project
The Crest Phaholyothin 11 is a completed, single-tower condominium by SC Asset in Bangkok's Phaya Thai district. Most purchases today are resale transactions, so there is no meaningful off-plan promise to assess: the building exists, people live there, and individual owners decide what they will sell. That makes the buyer's job more concrete but also more varied. One listing may be a compact one-bedroom home with older fittings; another may be a larger three-bedroom apartment on a higher floor. The project name tells you which building to visit. It does not tell you whether a particular unit is well kept or priced sensibly.
The location deserves a careful reading of the map. Marketing pages often group this stretch of Phahonyothin Road with Ari and Saphan Khwai, both established BTS stations. Some advertisements also quote a very short distance to Sena Ruam, labelled N6. That station had not been built as of October 2026. It should not be treated as an operating stop or used to calculate a daily commute. The actual journey involves travelling from the building through the soi towards Ari or Saphan Khwai, or arranging another connection. Someone planning a car-free routine should test the route in real conditions rather than using a broker's station badge as a shortcut.

The building is on Soi Phahonyothin 11, also known locally as Soi Sena Ruam, within Sam Sen Nai. It sits back from the main road, which helps explain why the address can feel more residential than the busier retail streets nearby. The district offers access to the food, work and shopping environments associated with Ari, Saphan Khwai and the wider Phahonyothin corridor, without placing every destination on the same pavement as the lobby. Local streets connect in several directions, including towards Pradipat and Rama VI. Drivers gain route choices, not immunity from Bangkok traffic. The difference matters when deciding whether an apparently convenient central address will work for school runs or weekday appointments.
The strongest reason to look at The Crest is the combination of established neighbourhood and a range of comparatively generous floor plans. Published project material covers one-bedroom homes of around 43–53 sqm, two-bedroom configurations commonly described as 61–100 sqm, and three-bedroom apartments around 95–113 sqm. The names alone do not reveal a floor plan's quality. A two-bedroom listing in the low-sixties can be a much tighter proposition than one closer to eighty square metres, especially if both bedrooms are meant for adults. An older project review also records a smaller two-bedroom configuration than the standard catalogue range. Treat the ranges as a guide to what was offered, not a guarantee about current stock.
For a one-bedroom buyer, space planning may be more valuable than headline floor area. A detailed contemporary review from the launch period documented a 47.27 sqm Cielo layout with a separated kitchen and a laundry area beyond it. Another familiar resale size is about 48 sqm. That can work well for a resident who wants a distinct place to cook and another place to work or relax. Yet the arrangement makes extraction, seals around sliding doors and moisture control worth checking. Rooms may have been altered since the original sale, and photographs often omit the narrow points that determine whether storage and daily movement feel comfortable.
The two-bedroom apartments create a different set of choices. Older material describes an Amore layout of 80.84 sqm, including a separate kitchen and adjoining balcony. Current listings also show homes of roughly 63 sqm and others above 80 sqm. Those are not interchangeable just because the search filter says 'two bedrooms'. The smaller plan may suit an individual using one room as an office; the larger plan may offer easier shared living. A visitor should spend time in the kitchen and bathrooms, not simply count doors. The usable relationship between the dining area, laundry, bedroom entrances and windows often matters more than a difference of a few square metres.
Three-bedroom units are less comparable to the entry-level apartments than the shared address suggests. Advertised examples include homes in the mid-to-high nineties and around 109 sqm, with bathrooms and furnishings that vary by unit. A family may value the ability to have children sleep separately or to work from home without reclaiming the dining table every day. Another buyer may find the associated maintenance, furnishing and eventual resale budget too large. Upper floors can bring broad views, but orientation also affects heat and air-conditioning costs. The sensible comparison is between specific homes in a shortlist, not between a single project-wide minimum price and the largest published unit type.
The tower has thirty storeys, with 154 residences recorded by a detailed 2012 property review and several major directories. Other platforms publish 163, including material based on the original advertising disclosure. This is a genuine conflict in the available records, not evidence for a second phase or a hidden adjoining building. It should be resolved from the registered condominium documents before being treated as an exact legal count. Either way, this is a single residential tower rather than a multi-building estate. That affects what 'the project' means: neighbours share a defined set of vertical services, lobby spaces and maintenance obligations.
Its Italian-inspired design is more than a colour scheme, although it certainly gives the building a recognisable appearance. The original plan used single-sided corridor arrangements in which apartment entrances do not directly face each other. Small entry foyers in front of the homes were part of the concept. For a resident, that may soften the experience of walking straight from a shared hallway into private space. It does not automatically make those threshold areas legally part of the condominium title. Existing house rules, personal storage practices and actual corridor widths matter. The aesthetic appeal of the arrangement is easiest to judge in person, floor by floor.
The historical plans show a ground-floor lobby, parking across several lower levels, landscaped common areas and a sky garden higher in the building. An original project review described two passenger lifts and a service lift. These are useful details when picturing daily circulation, but they are not a service audit. How quickly a lift arrives, whether the pool is operating, and what condition the common rooms are in depend on years of management. Published amenities include a pool, gym, lounge, parking and round-the-clock security with CCTV. Some listing databases add more facilities than the early project sources clearly establish, so the long list on a portal should not be read as a promise that every item is open today.
Parking needs a separate conversation. A first-hand review from the development period quoted provision of roughly 85%, while a later portal description advertises full parking coverage. Neither number establishes whether your chosen unit comes with an allocated bay, whether spaces are first-come-first-served, or what happens if two household members drive. That practical distinction can outweigh a favourable parking ratio. The lower-storey car park arrangement also makes vehicle circulation, access controls and maintenance part of the building experience. A buyer who relies on a car should ask to see the actual parking rules and the garage at a time when residents are home.
The building is generally recorded as completed in 2012, though one large international database marks December 2011 and even gives an inconsistent later year in its narrative. A site visit documented in March 2012 still treated completion as upcoming, supporting the 2012 account more strongly. In 2026, the useful question is less whether the launch happened in one December or the next and more what has been replaced since. Bathrooms, window seals, plumbing, air-conditioning, waterproofing and lifts deserve attention. An existing home offers visible evidence of its surroundings, but an older building can also expose owners to repair decisions shared across the condominium corporation.
The commonly published maintenance rate is THB 40 per square metre per month, supported both by the original development-era review and more recent project profiles. This is a rate in public sources, not a statement of the balance on a given owner's account. A buyer should distinguish current monthly charges, unpaid amounts, a possible special assessment and the historical sinking-fund payment collected on first transfer. Resale buyers cannot assume the old launch payment schedule applies today. Common fees are not the entire ownership cost; electricity, water, furnishing replacement and repairs can be material, particularly in a larger apartment with several air-conditioning units.
At the bottom of the current advertised resale range, a one-bedroom unit of about 47.92 sqm was being offered at THB 3,999,000 as of 10 October 2026. This is a listing price, not proof of a completed sale or guaranteed availability. Other one-bedroom asking prices can be higher, and two- and three-bedroom listings occupy very different bands. Duplicate advertising across agencies also makes the number of online posts a poor substitute for the number of homes genuinely on the market. Even a listing refreshed recently may have changed after publication. Price, title, seller authority and the property's physical condition need to be confirmed for the specific unit with a specialist before committing money.
There is visible long-term rental activity in the building. Public portals show one-bedroom advertisements around THB 18,000–19,000 a month, with larger homes generally advertised at higher sums. That may be useful context for an owner considering a tenant, but a gross advertised rent is not a forecast of returns. Vacancy, commission, maintenance, furnishing, tenant selection and any restrictions imposed by the condominium juristic person all affect the result. More importantly, a building with several different floor-plan sizes does not have a single market-clearing rent. It is more honest to use recent evidence from comparable, actually rented units than to multiply the most attractive number on a portal by twelve.
Foreign purchasers can hold qualifying condominium units on a freehold basis within Thailand's 49% foreign-ownership ceiling, measured against the total registered unit area of the building. That general law does not establish the status of any specific apartment here. The juristic person's current foreign-quota confirmation, the seller's registered unit title and debt-clearance documents are part of a workable transaction. A foreign buyer also needs the appropriate trail for funds brought into Thailand and should discuss the required bank evidence before transferring payment. A long lease is a different legal arrangement, not an automatic substitute for an unavailable freehold slot. All such points need to be checked for the actual buyer and transfer date.
The Crest is most convincing when its compromises are understood rather than glossed over. Buyers who like mature central neighbourhoods, larger internal layouts and a quieter residential street may find worthwhile options here. Those who need an operating train station almost at the building entrance, brand-new building systems or clearly assigned parking for multiple cars may be better served elsewhere. Seeing an occupied condominium removes some off-plan uncertainty, but it shifts attention to management history and the condition of the individual home. Good buying decisions will come from those records and a careful viewing, not from the Tuscan styling or the boldest phrase in an advertisement.
Ownership format
Foreign freehold ownership is possible only if the building has room within the 49% foreign quota measured by registered condominium unit area. The selected unit’s quota status and title have not been verified; leasehold is a different legal arrangement.
Unit types & sizes
The established layout family tends to offer a separate sleeping room with space for living and cooking. A launch-period 47.27 sqm Cielo plan had a kitchen closed off from the living area, with laundry space beyond it. Resale apartments around 48 sqm may have undergone modifications, so the original drawing is only a starting point. How the kitchen vents, where everyday belongings fit and how quiet the bedroom feels will tell a resident more than the headline area alone.
The official-looking range hides considerable variety. Listings include 63.06 sqm two-bedroom homes as well as layouts exceeding 80 sqm; an early review even described a 53.16 sqm example. Buyers should not assume identical bathroom counts or room proportions across those plans. A smaller two-bed can make sense with a home office, while a household sharing the apartment full-time may need the more generous version. The actual drawings and viewing are decisive.
This is the family-sized end of the building, with market examples around 96–109 sqm and varying bathroom arrangements. A 109 sqm three-bedroom resale was offered at THB 11.9 million. More rooms can deliver welcome flexibility for children, guests and work, but larger homes carry higher refurbishment and running costs. Rental demand for them should not be inferred from one-bedroom advertisements. The most useful question is whether the individual layout justifies its price for the household that will actually use it.
Published size ranges describe the original offering, not guaranteed current inventory. A launch-era review records a 53.16 sqm two-bedroom layout even though most catalogue ranges begin at 61 sqm. Exact area, bathroom layout, condition, asking price and title must be checked for each resale unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The address is 88 Soi Phahonyothin 11 (Soi Sena Ruam), Sam Sen Nai, Phaya Thai, Bangkok 10400, Thailand. It identifies the residential building rather than a similarly named Crest property elsewhere in Bangkok.
- Ari and Saphan Khwai are the relevant operating BTS stations. Sena Ruam, sometimes shown as N6 in property ads, was still unbuilt in October 2026 and should not be used for commute planning.
- The soi network links towards Phahonyothin Road, Pradipat and the Ari side of the district. Alternative exits can be helpful to drivers, but weekday traffic and local access arrangements need to be tested rather than assumed.
- Ari's food and service streets, the Saphan Khwai retail area, Chatuchak-related destinations and local healthcare are all part of the broader neighbourhood. Being within the same district does not mean they are all immediately walkable from the front door.
- Published coordinates describe the building location. Anyone planning daily life around public transport, a particular school or a parking entrance should check the actual pedestrian and vehicle approaches to the site.

Best for: An owner-occupier who would rather inspect a lived-in property than wait for a new tower to be delivered. The shared areas, neighbours and the chosen apartment can all be assessed before signing.; A buyer seeking a proper separate bedroom, a potentially enclosed kitchen, or a larger two- or three-bedroom home within an established central district. The range of layouts is more meaningful than a one-size-fits-all amenity list.; Someone comfortable with a residential soi and a final connection to Ari or Saphan Khwai BTS, especially a household already accustomed to taxis or driving. The location is less persuasive when a train entrance within a few steps is essential.; A long-term landlord prepared to assess individual tenant demand, renovation costs and condominium rules. Existing rental listings offer market evidence, not a guaranteed occupancy rate or net yield.; may not suit: A commuter who needs an operating BTS stop directly outside the property. Sena Ruam N6 is an unbuilt station, while the real journey to Ari or Saphan Khwai requires an additional leg.; Someone unwilling to investigate building maintenance, parking allocation, reserve funding and the condition of an individual older apartment. Neither a new-build warranty nor a guaranteed rental programme is evidenced for the available resale stock..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Project totals conflict: a 2012 construction-period review, DDproperty and FazWaz report 154 units, while PropertyHub and an archived advertising disclosure state 163. The registered condominium schedule was not available to reconcile them.
- Most Thai project directories use 2012 for completion, but FazWaz also lists December 2011, and some other sites carry later years. A March 2012 site review still expected handover in the future. Parking coverage is likewise described as approximately 85% in one original review and 100% in a portal promotion.
- Some resale ads use Thai-quota or foreign-quota labels, but the current building-wide foreign-ownership certificate is not public. Those ads cannot establish whether a named overseas buyer can register freehold title to a particular unit.
